Pretty rough. On move in day we came and our place hadn't even been cleaned. We had to wait outside with a trailer full of our things for 3 hours until they had it ready. From the outside looking in it looks like the place is going to be decent but then there's some major maintenance flaws. Complex is just kind of falling apart. This apartment complex is beautiful, modern, and affordable! There are a variety of floor plans that will suit your needs. The amenities are exactly what we were looking for! Best of all, the management and leasing office team are friendly, helpful, and supportive as well as their maintenance team. I'm so glad I took the time to thoroughly choose a place to live because I love it here!

I've been living at R56 for over a year now and I have been very satisfied. They maintenance has always been prompt and thorough. The staff is very much on top of things. The individual I've been working with is Kiley. She's been awesome.The facilities are super. For gym rats like me, they have free weights and not just machines like every other place I've tried. And they have a new pool going in. Love living here

I am not sure who I need to talk to, however, I am not happy with my living situation at all. I moved in this place thinking it would be safe, upgrades are great, etc, however that has not been the case. From the moment that I have moved in, there have been domestic issues going on with some of the neighbors. They are constantly fighting, yelling, outside, inside, throwing personal belongings on the roof and I have spoken with numerous neighbors who have said they have reached out to leasing with no contact back. Nothing has been done about these issues at all. I have a one year old child who gets woken up 2-3 times a week from yelling, cursing, fighting domestic abusive neighbors and everyone seems to turn a blind side to it. I have pictures of them throwing personal clothing belongings on the roof... stayed there for about a week until it got blown off by the wind and is currently just in the front grass area of the apartment building. I have only been here since April 2021 and I want to move out. I do not feel safe. I do not feel like anything is being done and I am a domestic violence survivor myself. I have a current protective order and I am not safe here nor am I given the right as a tenant to live without noisy neighbors. This is unacceptable. Can someone please contact me ASAP on what I need to do to get out of my lease at this complex. This has been the worst living experience ever and to charge someone $1000+ dollars a month and not be able to provide a safe, quiet place to raise my child.

I went to visit the complex January 9th. Applied January 10th paying in full what was asked. It is now January 28th and I've still not gotten my money back. I've been given the run around every time I've called. I've been given 3 different time frames to receive my money back. I've asked for a corporate # which they won't give me. I was told I'd receive the info via email which I've still not received. I've been more than patient yet everyone I've spoken to at their office has treated me as if I shouldn't have an issue with the way I'm being treated, about my money. This is very unacceptable and unprofessional.

I'm really hoping that the owners of this property see this. the people in the office are incompetent .... maintenance never shows up and when they do, they don't ever fix anything (other than a couple guys who have been amazing). After living here for 3 years.... I've had sewage flood and damage my whole apartment. Kylie said I was doing it because I was dating "a maintenance guy" which was false information. I threatened to sue many many times or to transfer us. she promised I would get transferred for an entire year. I ended up still having to pay even though I could have sued for all the months I had lived here in sewage water and human feces. this place is beyond me. moved into a PAID FOR "new" unit.... water pressure didn't work.... shower never worked.... ac was broken.... there's holes in the walls.... and she didn't even have the decency to give us a nice, new apartment. just one they barely had ready. I would NEVER refer a single human to live here. the amenities they promise, are also non existent. the pool is never open. the dog park is a joke and everything else is rotting. oh, also they took away the privacy fences. I can't wait to get out of this place and see them in a courtroom.

In order to discourage litigation from R56 or from YS management, I want to preface that the below is entirely my opinion of my experience had during my stay at R56: I was a resident of R56 for 5 years. The apartment complex is and was an absolute mess, regardless of which property investment company has the misfortune of being associated with it. The employees that work there are a prime example of MCS (Main Character Syndrome) patients, who focus solely on themselves, and project their insecurities, misfortunes, and trials onto the residences who come into the office with issues that need tending to. For the last half of my 5 year tenure, I had several maintenance requests that were unfulfilled, including Tile replacement (My desk chair and parts of my living room area were entirely bare concrete), broken amenities (a full court basketball court that was broken and never fixed, just removed), washer smell issues (general wear and tear over 5 years), leaky faucets, and more. Just about the only thing that was built in my apartment that wasn't broken were the appliances. The management in the front office building are rude and unresponsive, and lack attention to detail. One time, the apartment complex lost power for 2 days, and for another 5 days I didn't have power restored to my kitchen due to a maintenance issue that was overlooked. The apartment complex at first refused to reimburse me for my grocery bill - meaning they were perfectly fine with me not having food in my fridge for a week, and essentially said 'you are shit out of luck'. Regarding moving out....you would think that the nightmare of living with Residences on 56th street would be over once you turned in your keys, but you are absolutely wrong. I still have emails in my inbox that were not replied to regarding my security deposit being returned to me - ironically enough, they sent me a letter for a debt collection stating that I owed THEM 57.00 for wear and tear damages. Did of course never received this letter, because the complex staff neglected to include my new apartment number on the letter - a fitting end for a shitty string of experiences with a equally shitty apartment complex. This apartment complex has a white board in their office space that has their target goals for units filled. This number has dropped every time I have seen it, and it's apparent to every one who has lived there or who lives there why. Any resident who has filled out a review and has given this place over 3 stars is definitely also an employee - I would avoid living here at all costs, please find some place else - I promise you, section 8 housing would be a better fit for your needs than this hellhole. Do not make this place your home.

Let's begin... the property managers honestly need to gut the buildings and redo everything structurally. We could feel our 2nd story floors severely caving in, to the point I truly feared busting through. The insulation needs completely redone- from the summer time over working our AC we had a leak in the ceiling that took 5 different maintenance requests for someone to finally know what was going on... but it had leaked so much there were "holes" in the ceiling where the AC was stored. We could see through to the outside of the building from the walls rotting through at the baseboards... I kid you not we had weeds growing INSIDE the unit. When we first moved in it REAKED of cigarette smoke... had barbecue stains in the cabinet shelves. The unit was just dirty feeling... even after my husband and I deep cleaned it ourselvesDefinitely a sketchy area- car break ins within the complex that they refused to surrender security footage of, people walking across "your backyard/patio" cause there's no privacy fences. Had to shew off some kids a bunch of times that just chilled on our furniture. Our own Camera caught a guy avoiding cops by cutting through our patio. Gun shot alerts go off practically every other night within a few mile radius. Definitely not a family safe area. I will say the access to fishers area/broad ripple/mass ave was really nice, but that's about the only positive thing. The office staff, minus penny, are practically all useless. It's like they each had a different training manual. you get told things will get sent to management for review/response & you never hear back till you go in to the office yourself & cause a scene. Long story short, yes you get a decent amount of space for the price, but it's not worth it.

Do not rent here; if you are interested in the area around 56th street, there are many other options available.First, maintenance is terrible. We had a slow gas leak, where for weeks, we could smell gas. We called the maintenance, and when they showed up, they did not find anything. After we started getting seriously ill, we contacted gas company, who immediately found a leak and turned gas off. It took THREE WEEKS for R56 to come over, fix the problem, and turn the gas back on. We lived without a working HVAC for over three weeks, and nobody seemed to care.Now, we have another problem: instead of putting a charge on the account, they created a credit. Our rent gets withdrawn automatically, so when we saw a balance of zero, we did not think to double-check. Apparently, they've found an error four days AFTER the rent was paid, at which point there was no way to pay it automatically. Less than two days later (and I don't check my rental contract account every day), they slapped a $100 late fee. When I stated that it's their accounting error, they "discovered" that we don't have insurance on the apartment. We do, but they conveniently have lost our insurance papers, and slapped another $15 for a mandatory insurance charge.Instead of an apology for an accounting error, they actually charged me more, and now I am stuck with having to pay $115 (or face eviction) for the fact that they don't know the difference between debit and credit. The amount of money is not worth contacting a lawyer for - I should have done that when they did not fix gas for three weeks - but please, consider my review and do not rent there.

I am beyond disgusted with any landlord who refuses to fix a broken AC unit when the tenant has asthma and we have been under many heat advisories. It has been 26 days now and absolutely nothing from them. The temps have been between 85-90 in his apartment. Tomorrow I'll be contacting the EHO to file a complaint,the next day I will file higher then that, the next day it will go to social media where I have a huge following, etc... It's a shame they expect people to live this way then go home to their cushy homes with ac. Slum Lords!
