I lived here for three years. My review is based on many aspects. I live in an apartment facing the parking lot at Williams way and Williams Glen Blvd. This apartment complex utilizes electric furnaces. Electric furnaces are expensive! $400+ a month in winter for ground floor. There must be no insulation in the exterior walls. The worst part is the noise and disrespectful neighbors. One bedroom of my two bedroom apartment is unusable because of the yelling and screaming in the hallway two or three inches from that bedroom (the stairs are attached to that bedroom). It cannot be used for sleeping or an office because people yell, scream, drag things up and down the steps that are connected to the bedroom, and press the lock button on their key fob seventeen times in a row at all hours of the night, fire up their Harley at 6am and let idle for at least ten minutes, kick the soccer ball around against the bedroom wall, etc. I can't imagine trying to sleep with the noise if you work second or third shift. When you complain about the noise and they ask the neighbors to quiet down, the louder the neighbors get. They take offense to that and make it a point to be louder. When I complained again, the office told me I had to follow the noisy people to their apartment to get their apartment number. Yeah...... who in the world would feel safe doing that? Not me. If you are moving from a large city such as NYC, maybe that amount of noise is normal. People park in front of your bedroom windows in the evening and leave their vehicle lights on for 45 minutes. Taking on the phone? Smoking? Pervert? Your guess is as good as mine.The people in the hallway yell and scream so loud the sound is louder than the TV in the living room, which is kind of a long way back from the door. I told the lady in the office, the first time I thought it was it was the police announcing a search warrant for a neighbor or a home invasion, but after looking through the peephole it was a man just screaming at his kids. It's that loud and aggressive! But that's just a normal day at the reserve. Buckingham invites people to go through your home. They must rely on a TON of federal funding to stay afloat because HUD and Duke energy comes in once a year to go through all of your rooms and belongings. They leave standing water in your washer and dishwasher that molds if you don't notice right away. They do not take off their shoes on your carpet, and do not use fresh gloves when they touch things, and I'm not really sure why Buckingham makes you sign a Bedbug agreement when they can spread bud bugs from apartment to apartment when they do their "inspections."They had Duke Energy come in for some kind of energy efficiency program. I lost my luxurious shower head and got some janky shower head. The workers left ORANGE stains on my WHITE shower curtain. Duke placed an extension onto the kitchen faucet so low you can't wash any pots or pans and can barely wash your dishes. Duke also left dirty shoe footprints in the shower. I have to clean up after them?!? Buckingham should let you know to pick up your bath mat or remove your shower curtain during home inspections and clean up after themselves. Maybe offer carpet cleaning to people like me that don't allow dirty shoes in the home. Empty the water in appliances when they leave, LOCK THE DEADBOLTS, and TURN OFF THE LIGHTS. My bathroom showers had black mold in them when I moved in. Yet again, Buckingham makes you sign a mold agreement, but you are moving into to a moldy apartment. Everyone is nice, maintenance is fast, and the apartment has lots of storage. I would have stayed longer if they didn't jack up the rent 25% a month for a two bedroom apartment that only has one usable bedroom. At that point, it was cheaper to buy a home and I wouldn't have to deal with the constant, overpowering, noise!!!

I am not sure why this apartment community has poor reviews! I have been living here for a little over a year (I just resigned my lease!) and I absolutely love it here. All of the leasing agents that I have communicated with (Michelle, Abi and Morgan) are so friendly and accommodating! The neighborhood is so quiet, it is in a perfect location (near the highway, nice food options and close to "downtown" Zionsville and Whitestown)! I love that these apartments have private entry and attached garage options. However, I will say my biggest complaint would be the bathtubs. I love these apartments but if they updated the bathtubs, it would take it to a whole new level! After reading the other reviews, I have never experienced rude staff or maintenance issues. That isn't to say I haven't had any problems with things needing to be replaced however, when I put in my request on the Resident Portal App, they are typically quick to respond (within a day)! They are also great at putting together community events! Nonetheless, I think it's a wonderful community and I am definitely glad to call it home!

Will harass you during your lease and after move out. Does not landscape property. Animal owners don't pick up after pets. The pool is closed whimsically and often. You can literally see people sitting in the office, but they will refuse to help you or even unlock the office. Avoid this place and stay somewhere worth the money

I have been here for over a year and I have some good neighbors. The staff is pretty friendly as well. The price is a little steep but it is walking distance from downtown Zionsville which is also a great school district to be in If you have kids.

Nickel and dime you for every little thing. My husband and I just moved out and we did not cause an sort of damage apart from the usual holes in walls to hang and mount tvs. Which you are allowed to do there. Trying to make us pay for normal holes that they okayed... Also they are trying to make us pay a fee for there being a birds nest on the exterior emergency light in there common corridor... legally we can not touch birds nests if they are still residing, but non the less it's outside the building and they are trying to charge us for that. We were told we would have new carpet when we moved in. We were not. We were given old carpet with stains on them but our leasing agent told us to not worry about it as we won't be charged during move out for it since it is existing.. okay fine we had no problem living with it. We were also told to not worry about the bubbling in the laminate cabinet drawers and the stains that were already in there when we moved in.. once again fine we can live with that, at least it was cleaned. They are also trying to charge us for a water stain on the EXTERIOR side of the window in our old master bedroom. We care for the inside of our suite not the exterior. Apart from the move out fees any time I had a maintenance request I'd have to hassle them about it so it would actually get fixed. All in all don't live here if you want a headache.

I've only lived here since 07-2022 and definitely will not be redoing my lease here! These apartments aren't worth what I'm paying for the 2 beds, 2 bath with garage. The quality I would say is no better than the apartments I came from and I'm paying 3x what I was. These look nice from the street but inside they are cheap cheap cheap. My Apt. is 1,840.00 plus pet rent and not including utilities. They did a terrible job cleaning the apt. so when we moved in we had to reclean it. The longer we are here the more we find wrong. In one bedroom there is a part where the wall meets the ceiling it's smushed in! It's like the size of a Bic lighter in comparison. The fridge make's a loud popping sound and it stunk. We had to air it out and clean the fridge. Didn't help! It kept making this loud popping sound so we had to call Maintenace to come fix it. The freezer door is crooked and leaks air because the door freezes shut and requires a lot of force to open it. All the window screens have holes in them and they just put clear tape over the holes and I had to fight with them for days to replace them just for them to tell me they won't unless they are broken. Some of the window seals don't sit flush with the windows and all the doors that lead outside you can see daylight through where the door closes and the weather stripping is and when it gets cold you can feel it seeping in through those spots. Any strong gust and all the windows and doors howl from the air coming through. The widows are stupid hard to open and close and they are so loud when you close them. Make's a screeching sound. We had to replace the furnace filter upon moving in and the back deck the wood is warping and the heads of the nails are sticking out enough to stub your toe's or cut you. The washer inside lid has rust all over it and there are nails the protrude from the carpet on the stairs that come up from the front door into our apt. I've already cunt my fingers on a nail picking up something heavy from the stairs. There have been 2 inspections since I moved in and remember I've been here less than 4 months and its stuff they should have done before we moved in. They have missed every inspection date they set and I sit around waiting for them to show. They don't bother to let you know they won't be showing up. I waited for them to show up and do an annual inspection for a week and they didn't show I was pissed I waited for a week for nothing. I had a accident with my garage door just a few days ago I opened the door and didn't unlatch the lock for it and when it opened the wires that role the door up came off the track and got tangled up. The door wasn't and didn't break but needed to be fixed so I could get my car out of the garage. I put a work order in for maintenance to come fix it like they want you to. I put it in on a Friday and I heard nothing back for a week almost. So, I contacted management and they said they never got a work order. Bullshit because when you put a work order in and send it through their webpage it gives you a message that pops up to confirm it was sent. So the management and I traded many emails back and forth, long story short they wanted me to pay them 200 to 400 dollars to have someone come out and fix their door! I figured the almost 2,000 dollars a month I paid you would cover this. I guess not. But again the door wasn't broken and just came off track and they wanted to charge me 200 to 400 to fix it out of my own pocket. The maintenance guy they sent to come look at it after hours of fighting with the management didn't even know how to fix it. I ended up having to fix it myself, no I'm not joking! With the power of Youtube I found many videos of what I did and I fixed it just by buying a pair of channel locks or vice grips from Home Depot for 24 bucks and they wanted to charge me 400 dollars. I told them how displeased and aggravated I am with everything here. They don't give a crap here they just sent me the Notice to vacate form and lease buyout form. Stay away from here it's a rip off!

My experience living here was fine until I went to move out. They raised the price on my unit by $300 dollars from what it originally was when I leased 10 months ago so I decided it was time to find something more in my price range. The issue is when I went to move out on Friday, April 16th (1 day in advance of my actual move out date) the office was closed despite it being business hours. It wasn't even like they're were on a tour... the doors were locked and all the office lights were off. I called and no one answered. Not only did no one answer my calls Friday, no one answered Saturday either (my actual move out date). My boyfriend was helping me try to get the keys back and called and got no answer. He somehow got connected to a Buckingham agent and explained the situation. The agent said that The Reserve Office had closed at 1 pm ( we called at around 3 and the website says they close at 5) and that it would be fine if we dropped the keys off on Monday. The next day, I receive a call from the office asking if we had dropped off the keys. I explained everything that happened to Alex. Alex didn't care that we had tried and said that because he had "no record of us calling" we would be charged the month-to-month rate because we hadn't turned the keys in! I explained that my boyfriend had spoken with a Buckingham agent who said it would be fine to drop it off Monday. He basically said since my boyfriend wasn't on the lease, they had no record of these calls and refused to speak with my boyfriend directly, even tho my boyfriend was the one who spoke to the agent. I also need to note that we had ran into the issue of my boyfriend not being allowed to call about anything because he wasn't on the lease before this incident. I had worked with management to finally recognize my boyfriend as a point of contact, yet Alex has never acknowledged this fact and continually excluded my boyfriend from things.Alex told me I had until 1:30 pm (he called me at noon) to turn in the keys or we would be charged $50 dollars per door to have the locks changed. I am very unhappy. I feel like this situation was not handled correctly. Not only did Alex not give us a chance to try to prove that we had made the calls, he was also the one who was supposed to be in the office on Friday when we originally went to drop off the keys. I understand confusion can happen in any situation but this was a blatant lack of effort to work with us in any way. Had they called us back Friday or Saturday and worked with us to get the keys back, that would have been great. Instead, they only called to demand more money. I am now worried that since we have had tension, we will be charged for even the slightest wear on the apartment so they can charge us for whatever they can. Again, I have nothing to complain about living here. The leaving is just difficult and they have a huge list of items that they will charge you for (for example: $700 for the stove) without explaining the criteria necessary to be charged to replace the stove.Idk, I just feel like the move out process has been horribly stressful and I'm glad it's over.
