Only giving 1 star because I have to. Renting here has been the worst decision of our lives. 1. You'll have your water turned off more often than you'll have it on. 2. They claim they're updating the property. It's all facial updates and not actually making improvements to things that matter like pipes or furnaces. 3. Management literally cannot be any worse. You have to walk into the office if you want to talk to someone, I'm convinced they screen current resident calls. And when you walk in, you'll likely be greeted with a cold hello and a "I can't do anything about XYZ." 4. Still waiting for a working smoke detector. We've only had one fire in the complex this year though! 5. You may or may not have electricity when it is windy. 6. What they call their resident "gym" is pathetic. Half the cardio machines don't work on any given day, and there's no free weights or yoga mats to do floor work.7. We have black mold in our shitty windows. Talked to resident services and they shrugged it off. I'm asthmatic. Nice things: location makes it super easy to access the highway to LEAVE THIS HELLHOLE. And they have a few nice but overworked maintenance people on staff. They can't typically get to your concerns right away- we've waited up to 2.5 weeks before someone came to address a fix request. Want to make things right? Let us out of this lease.

I've lived here for almost two years now. I've put in several request to have my ac fixed and it's been almost an entire year and it still has not been fixed. The last time someone came to look at it last year they literally shrugged their shoulders and said "I don't know what else to do" I live on the 3rd floor and it is 90 degrees in my apartment 24/7 and that is unlivable. In April they gave me the excuse it was "out of season to order me a new AC Unit" ???? I've been having to stay in hotels when it gets any hotter because I cannot sleep. Don't ever move in here unless you want to constantly deal with things not working properly and no help from the office and constant random fees upping your rent all the time.

I see so many bad reviews for riverbend, but I have had no problems that aren't normal life things that would happen anywhere! It's affordable and the new management has remodeled a lot of units and they look and feel really nice. The only thing I've had an issue with is getting things fixed (maintenance requests), but nothing major! Give this place a try, it's a great location.

Maintenance is very poor. It's been 5weeks of broken a/c. In this summer heat with 90 degree apartment heated up. Fan throws hot air. We booked hotel for couple days when my bf had trouble breathing due to the heat. And the smell of weed at the same time made it worst. They doesnot care about existing resident but what to fix the road to attract the new residents.

this place is trash. i've lived here for 3 years in 3 different units. first unit my ac went out and i had to beg for weeks for them to fix it or give me a portable ac unit until they could fix it. they gave me a broken portable ac unit that flooded my bedroom multiple times resulting in my belongings being damaged. they took 42 days to fix my ac and only did because i contacted the health department, in which the health department took them to court.my second apartment i moved into here because i wanted alittle more space, when i moved into that apartment it was FILTHY. absolutely disgusting inside and it was the weekend so i had no choice but to clean it myself before moving my things in. upon living there we had a gas leak they kept ignoring to fix, pests, a SNAKE got into our apartment through our broken front door, had to have our dishwasher replaced, we didn't have hot water for a week and had to take showers in their model apartment, and has a major water leak in our only bathroom that they couldn't figure out where it was coming from (they didn't even try to figure it out) had someone paint over the damage and bubbles in the paint and it kept leaking till we were forced to move into a unit a couple buildings over. upon moving into this unit it was disgusting and has a ton of damages, and a leaking ceiling!!!!! we have lived in this unit now for 7 months with a continuous water leak they they have not fixed and they spray painted over the water damage inside. we had to beg someone to come out because it was no longer just leaking into the ceiling but when it rained it was pouring into our apartment. they put PUTTY on the roof and called it a day and here we are in december and water is leaking through into our unit again! we've had mice multiple times, bees get into our apartment somehow during the summer, lots of bugs get inside, centipedes, moths, wasps, spider, ants etc. our dryer didn't work for 5 1/2 months., we had to have half of our floor downstairs ripped up and replaced from the "newly renovated luxury floors" peeing up and cracking and breaking. there's dog crap EVERYWHERE all the time! trash everywhere all the time! broken window screens laying in the mulch, small trees literally starting to grow in the gutters that are basically falling off each building, the garages are all broken and have bent doors, chipped wood, falling apart, some are just left open and are full of trash, it looks and smells disgusting. theres broken glass covering the road all the time. broken lights outside so its very dark outside which is a huge safety issue, i've begged them to fix the outside lights for 7 months and keep being told it will be fixed and no one has even come to look at the lights. but they do like to spend money on 50 giant flags to put all around outside to attract new people to move in. this place only cares about taking your money.

Don't live here, the apartments are full of cockroaches and they don't do anything to solve it, it's disgusting to cook and that cockroaches appear walking all over your food, since I moved here I still have the same problem every day and they don't care, I'm still waiting for them to fix my washing machine and so far I have no answer, THIS PLACE SUCKS

property is so bad and disorganized. People parking on the streets or in open garage, maintenance update their list as complete when they haven't even repaired or check on the issue. The properties on their 2nd or 3rd management within a year. Cant get ahold of the office, forget your work orders. They have a golf simulator that was promised to open in February and they're still working on it. Don't recommend it to anyone.

No issues unless you need to contact the office for any reason. Your best bet is to physically show up at their desk on your way home from work to make contact with staff. Whether it's for repairs, rent portal problems, parking passes, any needs. No answers to calls, no replies to phone messages or emails. The new investment company needs to invest in front office staff if they want to keep renters.

DO NOT LIVE HERE. Do not trust anything they say, do not fall for the new amenities, and definitely don't trust any good reviews. The management here is the absolute worst(especially Leslie, Kayla, and Kelly), and there is no maintenance at all. The garages are run down, car ports are falling apart, and the apartments are even worse. There is trash everywhere, some apartments have their windows broken and screen doors torn. Many apartments have no A/C, broken washer/dryers, stained carpets, and the worst trash "service" imaginable. Within 12 hours of moving in, the shelf in our closet fell out of the drywall because it was installed incorrectly, and it has been 3 months and not one person will come out to help. We put in multiple maintenance requests, only for them to mark them as Done without fixing anything. We spoke to Kelly and Leslie on the phone and in person, who both said they would "take a note and let someone know" and then no one ever followed up. I've lived in some cheap apartments in Indiana and elsewhere, but none have ever been this bad. I wouldn't let my worst enemy live here. I hope the city demolishes this place and turns it into a park so people can actually enjoy the location.

Don't move here unless you're OK with mediocrity. I have submitted the same work orders (multiple) since I've been here for the last nine months and only one work order has ever actually been fulfilled. I've had multiple problems with my heat and my gas. I've submitted work orders through the resident portal or even at the front office, yet the problems remain. So much that I had to call family members who were gas experts, and such, to help me fix the issues myself. As if that wasn't bad enough this apartment complex looks great from far away but as you walk closer to it, you start to see the taters and the tears and the way they try to cover up their blemishes. Walk in the front office. The clubhouse looks great from far away and even inside. but as soon as you grab the door, or look at the new resident signs you will see how flimsy and worn everything looks. Go check outside the door the fitness center. You'll see what I mean. And if you're getting a bottom tier apartment, these are the type of shortcomings you can expect inside your apartment. All of the New units are fully upgraded and refurbished down to the handles and the slow close hinges they use for the drawers. While your actually affordable bottom tier apartments are the same style and same raggedy throw together mess that originally was built. My toilet wobbles. Feels like it's not even bolted in the ground. How many wobbly toilets you ever sat on??? Not to mention that the extra $500 they charge you a month for your top tier apartment, really isn't worth the money. Lastly, my car was towed for simply sitting at my apartment complex. With proper apartment tags as well as a proper Indiana tags. When I contacted the front office before my car was towed I got no response after leaving messages and emails. Unfortunately I work long hours during the day while the office is open, so these were the only contact methods available to me. This apartment complex allowed my car to be towed from the lot that it was legally allowed to sit in and I had to pay $425 just to get it out of tow. When I addressed this issue with the apartment complex, stating that I violated none of the leasing agreements, they indicated that this was my fault , and I should have contacted the tow company, rather than the apartment complex.. that owns the lot. And pays a business to come service their own lot... so in summation, overall very much bullshit. Be ready to deal with extraness. Hope this review helps anybody looking
