LOC is awesome. Affordable, quiet, safe, and an overall great place to call home.The leasing staff is consistent and always helpful. They always offered to print things for me whenever the printer was out of ink. They offer many community events like breakfast to go, making valentines, charity drives, etc.Pool and amenities are nice. Playground is great for kiddos. Gym is clean and usually empty. Neighborhood seems to be older and families. I never had a package go missing. I always felt safe walking around and whenever I would come home from a red eye flight early in the morning. Parking was never an issue. I recommend At&t for an internet provider. I never had an issue and only had an outage when the power went out. Duke is the power provider and they use think utilities. My utilities (1 bedroom 1 person) were around $40, power $60 a month. One time, I had an issue with a contracted maint. team tracking mud into my apt for a washer fix. I was shocked, because the in-house LOC maint. team is always on point. When they found out what happened, they arranged for a carpet cleaner to come as soon as possible and even called to apologize. They were also the first company I got a notice from saying that they were discontinuing maint. calls unless it was an emergency due to covid. I mean, this was several weeks before schools closed and the lockdown began. Speaks volumes about how they care for their employees.I very much enjoyed living here and would have renewed my lease, had I not moved across the county. Only missing 1-star for two reasons:- noise can be an issue, I was in a garden level unit and less than thrilled with both sets of neighbors above me. I recommend a top floor unit if available. If not, it's not unlivable just annoying. I imagine the insulation is better than the newer apartment complexes, nonetheless.- I was charged for not returning my pool key. I admit, it was in the form I signed, but when I asked "is there anything else I need to do other than return the apt key?" And they responded "that's it!" Felt a little taken advantage of. A reminder would have been nice.. just don't forget like I did. Oh well.If you are looking for a quiet, affordable place to live in Carmel - LOC is your place. I waited two months on the waitlist and it was beyond with it. Thanks for a great year. You will love living here.

I lived at LOC for 3 years and was very happy. The apartment is really spacious and the closets are HUGE! They are so great with snow removal and taking care of the property. They just replaced the door and interior of the hallways and they look super great.

High crime rate. Multiple vehicles broken into and packages stolen from your door step. Management says there's nothing they can do about it? What a joke. There's supposedly a security guard. Never actually seen them. Pay $65 monthly for a garage to be infested with raccoons that mess up your car... Also "something they can't control"So if your looking to spend $900 a month to come home to a building that reeks of marijuana and fear for your safety this is the place for you

I lived in these apartments for 2 years and never had any issues. The property management staff are great to work with and the apartment was nice. Lots of positive changes to the outdoor space recently. Moved away or I would still be living there!

I lived in these apartments for 2 1/2 years. Pros: Great floorplansUpdated fixtures, kitchens, etc.Close to shops and restaurantsWalking trailsNice pool, tennis courts, sand pit with volleyballCons:Pricey but expected for the areaMaintenance staff was slow and didn't correctly fix thingsOld, nasty carpets smelled like wet dog when we moved inRude, pot smoking neighborsThe last year and a half that we lived here, Lakes of Carmel was purchased by another property management company and there was a major re-hauling of the property. Re-roofing, re-painting, tearing up sidewalks, etc. It was a major inconvenience. However, the property look better now.As far as apartment living goes, it was just A-OK, not amazing, just A-OK.

Location is good, building is kept up mostly, but the management is awful. They don't even read the lease. They make up rules from their secret rule book and refuse to deviate, even in direct contradiction of the lease. They tried to charge me rent after I moved out after the lease expired (and I gave them no less then 3 valid written notices 90 ish days in advance), and when I refused, they keep saying they will turn me over to collections. So far, I think they know that won't work out so they haven't, but they are holding my security deposit and I fear the only way to get it back will be to use legal means. Also, when they tell you about their excersise and pool, that is an additional deposit to what was advertised.

Worst apartment complex to live in. It is within close distance to grocery stores, highway, and shopping. BUT when we moved in, our apartment was not move-in ready! Maintenance takes forever to come when called. Not allowed to store bikes or other storage on patio, only in storage room. Some outlets in our apartment were not properly installed (electrical hazard, not good for kids), we found bugs in our showers, our washer/dryer didn't work. We should have been able to personally inspect it before moving it. I hate what people try to get away with these days.

If I could give this place zero stars I would. Let me start by saying, I haven't lived here since early 2020. When I did live there, honestly, there weren't really positives but there weren't overwhelming negatives. No one cared as long as they had their money and I preferred that they leave me alone. The only thing they did that drove me a little crazy, and seems they still do based on reviews, is send out messages trolling people anytime something violates the lease (which is a laundry list and absolutely ridiculous). I remember when I lived there I had a cat tree I needed to throw away. I put it on my balcony that night to bring down the next day after work. Before I even got a chance they were calling and sending me messages to remove it. They are picky with how things look on the outside to get residents in but once you are there, they really don't care about you. The leasing process was also a freaking mess. It was honestly a little sketchy. Took forever to get responses. Took forever to even get an apartment. I just remember questioning signing a lease with them.Now to why I am writing a review. Reminder, I moved out in early 2020. Apparently, I had a balance due after I moved out. Here is the problem - The apartment never contacted me. I called them a few months after I moved out because I never got my deposit back. They said I would get something in the mail if I owed and directions on how to pay if I do. Never got anything so I let it go. Today, I called the apartment, 4 times before I got someone to answer, and the guy that answered the phone was very nice and listened to me (very angry I must say). He didn't even work there when I moved out so it wasn't his fault but handled the call well considering how angry I was. He informed me that once tenants move out our accounts get sent to their management company to handle. Either way, strike 1 on Lakes of Carmel. They should have informed me that I had a balance due. Now Strike 2, the management company NEVER called me about the balance either. They also never sent me anything in the mail. Now to the present, 2024 (4 years since I've lived there), and Strike 3! Apparently, they sent me to collections last year - never told me. AND THEN COLLECTIONS NEVER CONTACTED ME! I literally found out a had a balance due and had to track down what through a freaking credit report.So in summary, this place is an absolute wreak from the top down. DO NOT RENT HERE.

I experienced a very displeasing experience at this property yesterday. I entered the leasing office with my friend who is of Latina/Native American descent but could easily be mistaken as a white woman. We both identified ourselves as first responders (law enforcement and emergency medical services) because sometimes establishments will offer a discount.She was carrying my 6 lb. dog who is in training to be a therapy dog. My dog had her credentials as well as her identifying vest on. We were greeted by a tall woman who seemed fine with the dog, even commented on how cute she was, and asked how old she was.My friend said she was looking for a one bedroom and was asked by this woman if the dog would be coming too because they were a pet friendly property. She said the apartment would be for her only, and the dog belonged to me. She asked to use the restroom before viewing the apartment and handed the pup over to me.Once she left the room I felt the air change. It's not anything in particular you can put your finger on, but as a woman of color I know it when I feel it. This same woman looked at me and said, "Is she an ESA animal or something?" I said, she's actually in training to obtain her CGC and enter the therapy dog program". She then says, "we'll my manager wouldn't like it if she knew she was in here. You can stand outside and wait for your friend..."I was really taken aback by the obvious and abrupt shift in air and demeanor. I am in an area where every other person owns a dog. I am hard-pressed to think they are making their residents who own dogs (or anyone else for that matter) stand outside at anytime. We were heading out to view an apartment. Asking me stand outside (also known as putting me out) for two minutes while my friend finished in the ladies room was unnecessary and distasteful.That day we had been several places, even a doctor's office and was received with open arms. We always are, even in grocery or department stores, commercial buildings etc. A leasing office is the last place I expected any resistance. Needless to say I didn't "wait outside", I went to my car. I later told my friend after she viewed the apartment and she was upset I hadn't told her beforehand. Suffice to say she is no longer interested in this property. In her words..."I encounter too much on my job as a female, woman of color, in a uniform to give my money to a property who displays acts of micro-aggressive discrimination".As a whole, much progress has been made in terms of equity and inclusion. But it is encounters such as this that reminds me there is still a whole lot left to do.

The new manager is awful. He fails to respond to emails or phone messages in a timely manner. It has taken him over two months to respond with me about the rent increase of $120. (He told me "I couldn't afford to live here.") When I questioned him about why some residents got a break during COVID and others did not, his reply was that was the previous management and there was nothing he could do about it. I have several maintenance issues that have not been fixed, a leaky chimney, a rotten egg smell, and walls that need to be painted. Two month and counting! I also questioned him about parking in front of my building there are 20 spots for 18 units, for which he has yet to respond.
