This place has gone downhill in the last year. Fourth of July weekend and my sister has been all weekend with her pipes backed up and no way to get ahold of maintenance to get it fixed until July 5th. Between that and the people dying in the building, I can't wait to get my sister out of there. She's been out of water since Friday they came in today busted another pipe didn't tell the manager now they're telling her it's going to be a couple days so they can fix it in the meantime apartment smells like trash I've never seen such unprofessional service in an apartment complex in downtown Indy this has to be the worst.

My friend rented from Indy Flats apartments for nearly 2.5 years. He would still be there if it weren't for his serious health condition. His studio apartment was spacious, completely renovated, had numerous closets. Indy Flats has very personable and professional office staff. It's maintenance department is extremely fast and always friendly. The picture I uploaded of his futon that I was selling on his behalf, gives an idea of how nice the studio is renovated. The rental amount was very reasonable and the heating and air conditioning bills were very manageable.

This has gone downhill. No working elevators, can't use the washer and dryers so you can't do laundry here. And the roaches are out of control. But they expect us to pay the raised rent. Can't wait to move out of here.

The office staff will enter your apartment without prior notice, regardless of what it says in your lease or the law. They've left items in my apartment, and I found out just before it happened that they were going to bring inspectors into my apartment without any prior notice.Staff from the office told me that they've had a very difficult time getting their apartment buildings up to code, especially in the Marleigh, which is why all the maintenance requests I've put in are backlogged by several months. They mentioned that they also had to fix cascading water down several stories in the wall of the Marleigh, and to clean out the basement rooms just in time for a the health inspectors to come by. Fortunately, they were able to fix some of the long-standing issues right before the health inspectors came to the building. They told me that for a while, they had no maintenance staff as they all quit at the same time.Each time there is an issue, they first blame the residents. There was an emergency maintenance issue, and they told me that they didn't have a key for my apartment because I didn't give them one. I pointed out their staff had keys to my apartment and had let themselves into my apartment previously, and they then blamed the regional manager for the staff not knowing where they key was. This has been the pattern for packages, maintenance issues, and having them send my lease to sign. It's not just one person in the office, either. First they blame me, then when that excuse falls through, they blame the regional manager.Also, if you do choose to live in one of their apartments with radiators and window AC, be sure to get several space heaters. You will also need to purchase an additional AC unit, as the one provided is not adequate. They send out reminders periodically saying the same thing.There are much better apartments in the area for the exact same price. Zender was a pain to deal with when you needed something, but at least they left you alone when they didn't. With this group, it's a constant struggle for basic privacy and to keep the apartment in livable conditions.

Zender sold off all its apartments to a few different buyers in 2015. Originally the Harrison, the Marleigh, and others were sold to Merchants Affordable Housing Corp. and you can read about it on the IBJ website. Later they sold a cluster of buildings collectively named Indy Flats to Barrett and Stokely after several failed attempts at property management by various other companies. All were terrible and the buildings have gone to ruin, but it has only gotten worse with Barrett and Stokely. Some buildings are being renovated and maybe they actually care about the tenants in renovated buildings. Anyway the long and short of it is STAY AWAY despite the fact that the neighborhood is fabulous. These once nice historic downtown multistory apartment buildings have been in a state of disrepair due to no maintenance employees and lackluster leasing staff. People have been pressured into expensive month to month leases instead of annual ones, apartments have been broken into, water and heat are turned off with no notice with no explanation or estimated time they will turn back on. If you have a plumbing emergency, expect your apartment to be flooded for four days before emergency maintenance shows up. And when they do show up, they don't do it right and they have to come back again. And maybe again. If the hallways in your building had the lights burn out, guess what they won't fix that for a week even if you call about it and you'll have to use your phone to light your doorway to get your keys into the lock. Also the exit signs in the building are burnt out frequently which is a fire code violation. If there is a building leak that is clearly causing water damage to building property, they will sound very interested and thank you for reporting it, but then never show up to fix it. When you call to follow up, they will promise to be by later today but never show up. When they promise to escalate your maintenance request and have the property manager call you, she won't and the plaster will still be wet and cracking and falling apart for months. If there is mold growing out of the water damage they won't do anything about it either.If you need any non-emergency repair, it'll probably never get fixed. You will be in the leasing office putting in a request face to face out of desperation and they will lie to you about how they will come to fix it today, but won't show up. If you schedule an appointment for your repair and no one will show up even though you took a half day off from work because they can't do it if you're not in the apartment. After four more failed attempts of scheduled maintenance appointments, they will come, gouge out your floor and your walls and doors trying to move things around. Also despite the policy of maintenance being unable to service anything in your apartment if you aren't home, they will come into your apartment and leave a dirty mess without notice or explanation.Oh and there are rat traps around all the sides of the buildings, so I guess we have rats? I haven't seen them, but I they have put them by every door so I'm thrilled.

Indy flats has been an experience,I've been with them for a year, you should be aware that some of he apartments are income driven and others are not. Shannon the leasing agent I was with was very helpful as I was moving from out of state. The only issue I had was they calculated my income with the possible overtime that can be available but not always given for every week of my paycheck putting me above what I actually make per week. At first they had no apartments for that income bracket available and I arrived to Indy essentially homeless. Shannon however was able to find me a open one the next day. I was very happy with her work on that. I however had to get a side job just to afford rent and pay my bills. When I moved in the elevators were down constantly, I had to move a majority of my stuff by stairs in 90 degree weather. However, I know a few parts were hard to find (old elevators) and now the staff responds quickly to outages and most days they are running at the max of 24 hours after being down. The place looked really outdated and the halls smelled from the old carpets too, this was updated in February-ish and the place looks much nicer, cleaner and more charming. It has a very nice historic feel now. They frequently are doing something to help improve the place such as, adding pet waste stations, redoing the garden plants, fixing the boil room and now we have maintenance staff clean the front entryway once a week. They have also put in new doors and keyless entry which has greatly reduced the number of homeless and random people who were entering the apartment. Upon moving in I noted that my apartment didn't look like it had gone though the general maintenance most go through or cleaning due to dust on the floors and corners plus a dirty bathroom, I caulked it up to my quick move in. You are allowed to customize your apartment as you please as long as you "reset" before you leave. I've never took up this offer. The apartments do not have air conditioning. You will need to get a portable one for your room. They are on steam heat which is nice but I had issues with the wind sucking the heat out of my apartment in the winter. I had a few emergency maintenance issues and they were handled in a few hours. The area is okay, next to the children's museum, but it has a certain amount of sketchy-ness around it. I've had my car broken into twice, packages stolen and my bike that was locked stolen. For packages I would use the front office address and pick it up from there. The parking in the lot is tight and it does need fixed. You can also rent garage space which is secure and a bit more spacious. Free road parking is available but can "fill up" quick and some cars have been badly damaged by street traffic.They do accept pets and have a huge amount of space for my dog to run and play which was a major plus and greatly needed. On top of it all they have kindly let me extend my move out date 6 days, due to a few issues with moving to my condo, which was not only greatly appreciated but something they did not have to do.All in all it was a good experience and they are improving on a lot of aspects I believe. I also think they do care about their tenants in some aspect and have gone above and beyond in my experience.

I've only ever left one review in my life but I felt called to help others who were looking for apartments. Don't sign with Indy Flats and don't ignore this review just because you like an apartment's location. At first, in June, I was met with a complete lack of communication regarding a/c units and was even asked two days before moving in to switch my moving day which is completely impractical. The initial lack of communication ended up costing me over $1200 in new a/c units and Uhaul fees not to mention the many sleepless nights without air. I would like to also say that I am a single woman with a disability that makes minimum wage. $1200 is not even in my bank account and I had to ask for a loan. My apartment was not cleaned and appeared to have not been lived in for months. It still has yet to be cleaned and this issue has not been addressed nor have I received an apology. For the first two months, I was not able to sign in to the resident portal after calling and emailing many times. This is crucial for paying rent as well as requesting maintenance. Once I was able to sign in, I received a notification that I owed Indy Flats hundreds of dollars in overdue fees. Turns out, there was such a lack of communication within management that I was given a "moving deal" (I am sarcastic because I have no idea what kind of deal I got as well as having no idea what that money actually goes towards AND won't receive any back) that was not communicated to the rest of the staff. This was handled after much stress without apologies/condolences.These apartments are old which is why they are charming and sought out. However, I have to say that I've lived in at least 10 "old and charming" apartments with at least 10 different management companies before in Chicago, Indianapolis and Bloomington and no apartment nor house has ever ever needed this much maintenance. The elevators are stuck all the time, there are regular plumbing issues (no hot water, stuck faucets, water coming in through your bedroom ceiling-yes), "new" lightbulbs out, doors that slam, gas leaks, cockroaches, I could go on and on. The office staff/management NEVER communicate your issues to the maintenance staff. When maintenance arrives (most likely Tom who is amazing and apologetic and kind and all the things) other residents will come over and ask him for help saying they have called and emailed the office many times and have not been heard. It is quite ridiculous and I have no idea how he gets anything done nor goes home!NOW our building is having major theft issues. I have had five packages stolen in just five months and I know other neighbors have had many packages stolen as well. I have contacted the office and was met with flippancy over the phone. I resorted to emailing upper management and have been met with an email asking for time stamps and nothing else. As stated previously, a "sorry to hear this" goes a very long way especially when I'm paying $800/month for a broke ass apartment during Covid and having hundreds of dollars in necessities stolen from me! I do want to end this review with saying that for the past 11 years I have worked as a manager and consultant. Managing is hard but that's what they're paid to do by us! They do not see their residents as human nor do they acknowledge the fact that they are able to live due to their residents' inability to live comfortably. Just the other morning we were woken up by a fire alarm at 6 am that went off for an hour and have not received ANY communication for wtf happened. We had a gas leak for hours and nobody communicated wtf happened. It's extremely difficult to make rent and have groceries during Covid but it's even harder when the people you pay do not care about your well being. I'm not naive and I know how capitalism and greed works but the least these people could do was make sure their tenants had hot water OR check the video camera in the lobby to see if the thief is a resident. They can't even do the bare minimum. The one star is for Tom's existence.

Flats has been AMAZING! They have really proven to be one of the best places I have ever lived. Every maintenance request I put in is immediately handled, management staff has always been a pleasure to work with and I love the pool in the summer! They have always been super attentive and on top of community procedures. I give Flats 5/5 and HIGHLY recommend!!

(The Harrison, run by Indy Flats) This was the worst living situation I have ever been in. I never got a full nights sleep, because of the steam pipes that heat the building (the loudest, most shotty pipes I have ever seen). They would CLING and CLANG all hours of the night, non-stop. They were so loud I thought somebody was banging the metal pipes with wrenches as hard as they could! This went on every night and day, from fall to spring. In addition to this, the roach problem was out of this world. I kept my apartment as clean as I have ever seen someone's apartment, and roaches would literally be crawling all over the floor, my bed, my couch, and the walls. It was absolutely disgusting. I literally lined all of the trim in the apartment with that roach paste, and they would still pour out of the walls. I even took borax and lined the perimeter of the trim. They walked right through it!In my second day of occupancy, the window broke off in my apartment due to rust. Was freezing all winter because of this and maintenance was awful! My bathtub never once drained either! I'd stand in a cesspool of roach babies, mold and god only knows what every time I would try to bathe! It was the lowest point in my life lol.This isn't even the WORST PART. In addition to the high concentration of sex-offenders in the building (which I found out later), the whole apartment smelled like decaying sewage the whole time I lived there. It was horrible! Wait but that isn't even the worst part. The apartment company, Indy Flats, stiffed me on my deposit, fees, and extra-rent (they made me overpay). They stated that I "didn't inform them with a 30-day notice" that I was leaving. This is wildly inaccurate! I signed a short-term lease because I was in between semesters at school, they knew exactly when my lease was up and that I was leaving. Regardless however, they kept ALL of my money, took advantage of me as a college student, and now I have to figure out what the best course of action is!If I have any advice for you it's this; do not lease from any property under Indy Flats. They totally took advantage of me which makes me so sad. They were so nice to me at first, but that totally changed when they wanted to steal my money! Totally unfair, unethical, most-likely illegal business practices :(
