Came in to get some info and look at apartments. There was one staff member who was with a customer. Another pair was waiting before us. After finishing with the person he was already with he went straight to the other pair without acknowledging us at all. A simple "sorry for the wait I'll be with you in a few minutes" is all it takes. Nothing. Not to mention the front desk being left unattended with everyone's mail out in the open. Anyone could have come in and grabbed it and left.

Bait and switched into a more expensive apt after over two weeks of HOUNDING Janel the manager for communication. Had to switch utilities twice. Updates are virtually non-existent, no microwave, "brand-new" dishwasher was broken when I moved in and still waiting for an eta on when it'll be fixed. Fuse box was painted shut and had to be cut/pried open. Janel says she'll be in the office all day working, but catch her outside at the pool with her sun hat on. Potholes will eat your car. Gramercy's studio is the same size as the one bedroom and $45/mo cheaper.

There is nothing positive to say besides the maintenance men/Tony the leasing agent are decent guys and typical of any apartment complex but the management/front office (Janel,Chelsea) are the worst I've ever dealt with. Not only rude, but consistently lack any kind of customer service, common sense, or problem solving skills. Rarely is anything resolved and they have zero accountability. From the moment you sign the lease, they will own you. For example, Janel (the community manager) has even gone so far to say that my apartment that I pay for is not my apartment. It is her apartment and she can walk in unannounced whenever she wants. Ha! Make sure you have corporates number saved in your phone if you want anything done OR just pay the extra $200 elsewhere and AVOID AT ALL COST. The extra $200 elsewhere will be added hidden costs at this place anyways. :)

They have forced entry into my home twice without my permission. They stood on my couch to use it to access a hole in the ceiling that they may or may not be working towards repairing (tacky AF). They had to give me a massive portable air conditioner to make the apartment stop from going over 80 degrees because the AC doesn't appear to be able to keep the place at a temperature that I'm comfortable with. When I went to the office to ask about all this, I was shouted at by some white lady with short bleach blonde hair who put me into tears and they seem to have a problem with people actually using the pool. It's heavily policed.

If you are looking for a place to live, please consider other options. And please be wary of unit 2245 # 7. There was a leak from the AC of which water stood around the water heater and made its way under the floorboards. It took a few days before we got it fixed. They vacuumed up the water only and the floorboards are warped now in the hallway between the living room and kitchen. It may become a mold issue for future residents. We have been here for around 7 months. Nothing but trouble. Neighbors are rude and noisy. Trash everywhere in front and behind the units and nothing will be done about it. Trash brings in bugs and flies of which they never spray for. Old appliances that are original and are worn out. We paid $1300 and have $300 in extra fees. Two trash fees that do not exist but they will charge you for them. Siding is 'being' replaced on all buildings, however that ended months ago and due to lack of funds I can assume. So they will charge extra to have that done I'm to assume as well. When we first moved in, things were not working. One toilet did not work and neither did our thermostat. There was chew marks on the bottom of the kitchen cabinets and scratches on the doorframes. Things were simply painted over for the excuse for them to possibly charge you later upon move out. Dents in the walls and as well we still had left over cat feces and litter dried on the floor to the downstairs bathroom.The only thing I can possibly say is slightly convenient is it is located near a lot and there is a park right across the road with nice trails. But that does not and should not persuade you to still consider this place.

I called Carmel landing multiple times in a two week span. No one ever answers the phone. My girlfriend and I went on a Saturday to see if we could speak to a leasing agent. On the door it said return at 2 pm, it was 1:58. We waited until 2:15 and the man in the office completely ignored us. Then someone calls us a few minutes later from Carmel landing. Right after we hung up the phone. they raised the price of the apartment we were interested in from 1406 to 1474. We did the application and were told they couldn't verify my social security number. I said how can that be? Joey said I will get back to you the following day. Well it's been almost a week and not a word. They took our 300 dollar application fee and kept it. They either need to refund my money or give us a legitimate answer.

THIS PLACE DOES NOT DESERVE ANY STARS.We recently helped our daughter and her family move into this community. The lady in the office did not do a walk through with them. She gave the papers to us to fill out. My daughter and I were combing through the apartment while things were being moved in. First thing we noticed was the front door on the lower left corner is completely rotted through allowing freezing cold air and snow in. Not only was the door rotted through so is the door jams! The only way the door stays closed is when its locked!!! Two GFI outlets do not work, the fuse box shows what looks like water damage. Back door jams are rotted as well. found mouse droppings in a kitchen drawer, kitchen cabinet bottoms are broken along with the upstair guest bath cabinet. The half wall upstairs or banister is wobbley, literaly you can easily move it from side to side. THESE ARE SAFETY ISSUES!! (tons of pictures were taken ) The safety issues are what scare me. The cosmetic issues are way to many to discuss, The washer and dryer were not there and we found that it is an extra 55$ a month to "lease" them. (better to finance some from Best Buy, Lowes etc. would be cheaper and better quality in the long run) The apartment that they looked at originally was not this one. Clearly they do not do any up keep on these or do not care. The apartments need updated and taken care of. You kinda expect apartments to look like this in "ghetto" areas BUT CARMEL!!! Come on!! Rent VS. what they are getting is NOT worth this place. When they reached out about ALL the issues the lady said your not the only tenants here, we will put in a work order. I am sorry, but a rotten front door needs replaced when its 6 degrees out with a baby in the apartment. They were not asking for ALL the issues to be addressed all at once but the door is the pressing matter.IF YOU ARE THINKING ABOUT THIS PLACE ....DONT! Move on and find something better.

Do not live here!!! The office staff is SO bad at communicating. They never respond to emails, return phone calls and they don't communicate with one another as a staff to know what is going on. There are so many hidden fees and costs that will be added to your rent and bills each month that are never clearly explained from the beginning. If you can live somewhere else, do it. I did not have a good experience here.

I am not a resident. Concerned with all the reviews- and i do believe them. Initial conversation was awesome. Took 4 calls and 3 emails to get a complex layout emailed to me. The layout did not have the answer I requested. So left a few more messages. I do not understand how the unit numbers correlate with the building #'s. Not sure if i would wish an answer. Thanks to those that reviewed. Wow, wondering (after seeing reviews) if this is like the care we would get if we signed a lease.Update. No response back the next day. Left a another message needing a very quick answer as to apt numbering (where is unit 43-05) Sad . My review is only based on the experience of inquiring on the property.

This place is essentially a coffin. I've been stuck here for years because the rent for a 1 bedroom apartment costs so much that I can't afford to move out. Every year the rent goes up and they find ways to make sure you don't know exact amounts you're paying or why. Every issue I have they tell me to refer to the lease agreement that they do not make available to view online and never gave me a hard copy of. Even during the pandemic this year they've made it practically impossible for me to find a decent place to live. I'd love to burn my apartment to the ground but they'd probably over charge for that too.
