Disclaimer, I have only lived in Canal Square Apartments for two weeks but so far it has been a great experience. The ladies at the front office are always fun to chat with and don't seem to be annoyed at all with my multiple daily Amazon deliveries. Also, you can never go wrong visiting the office considering the fresh baked cookies and coffee that is always free to guests and residents! :)As a matter of fact, everyone in the community itself seems very friendly as well; walking my two pups tends to always lead to some welcomed conversation with other residents. Speaking of the pups, there is a very nice puppy cleaning station located inside the complex and a decent amount of space to walk them in the morning (puppy business disposal bag included at every mulched, pet friendly area). I live on the side not facing the canal and have to say it's extremely quiet. Even being where I am on the campus, it's less than a thirty second (maybe?) walk to the canal, so absolutely no complaints there. The best part is west street seems to have very little foot traffic and the vehicular traffic isn't anymore distracting than you would expect a downtown street to be.As far as maintenance requests go, I moved into a newly renovated apartment and upon the initial inspection I discovered one of my blinds would not close. I tinkered with it for a bit, assuming it was user error, but after seeing some fraying on the cords I filed a maintenance request. They came in and replaced the entire blind set for me within two days. Considering the not life threatening nature of my issue, I would say a two day turn around is quite good. I also happen to know another resident had issues with her refrigerator (it completely died) and they had a new one purchased and hers replaced by the end of the day. So far I am a fan of the community and the staff. The apartment itself is very nice and pretty well maintained, though there are some odd layout choices (the bathroom has three intersecting doors that are a little less than convenient sometimes). For the location, price, and overall enjoyment I have living here, I would definitely recommend Canal Square to anyone looking to make the move to downtown.

I have lived in Canal Square for my two first years of medical school in Indianapolis. My roommate and I both wanted a place downtown where we could walk to class every day from. Canal Square offered the best price I could find for being this close to the medical school. I appreciate the staff here. They are friendly and do a great job setting up fun events with food and giveaways. Maintenance also does a good job of answering all requests promptly.

Love the canal. Workers keep it clean, and there's always something to look at and enjoy. Whenever there is an event going on they will dye the canal. Love feeding the ducks and looking at the koi fish. Anybody who lives in Indy should visit the canal Atleast once.

I definitely do NOT recommend this apartment complex. Me and my roommates have constantly had issues with moving in and processing our lease. Appliances in the apartment are far below average and we are constantly putting in work orders. We have an apartment with pool view and we constantly hear noise from construction going on in the morning keeping us from sleeping. Also the smell in the whole apartment complex is HORRID. Our floor constantly smells awful. The only good thing I could say about this place is the convenience to IUPUI campus. Everything else has made me hate living here even more each day.

I have lived in the apartment for 14 months, great location. Walking distance to most of downtown. Great front office, they are willing to go the extra mile to insure everything is perfect. They always have a good word to say. Maintenance completed work the next to my satisfaction.

I lived in Canal Square for a year and was overall really happy with my choice to be there. The location is amazing. It is a short walk to restaurants and bars downtown and it is right next to IUPUI campus and the canal walk. I love to go on runs and found that there were really nice options right around Canal Square-- I could run around IUPUI campus, I could stick to the canal, or I could head up to the White River area. I lived in one of the updated 2-bedroom apartments. The kitchen had just been redone and had new counter tops. The bathrooms had also been updated. There was a washer and dryer in the apartment and those were clean and quiet. The apartments were well cared for and the complex was secure. I do wish there had been a system to buzz guests in the complex--especially in the winter. The online system for payment and maintenance requests was easy to use, safe and efficient. Every time I made a request for maintenance in the apartment it was completed that same day. This apartment building is relatively quiet-- I rarely heard neighbors. However, the canal is not. I had a window right along the canal overlooking the steps leading to the building. People would sit on those steps or allow their children to play in the small water fountain on those steps. I would hear people out there talking and laughing through the night and really early in the morning. It was obviously worse in the spring and summer when the weather is nice and more people hang out along the canal. My roommate and I loved when it rained because people wouldn't stop under our window and we got to sleep! Overall, I would recommend this complex. It is reasonably priced for downtown living, well-maintained and the location is excellent.

Beware!! They fine everyone for carpet replacement!! Expect a 400 - 500 fee after you leave due to soiled carpet regardless if it is actually clean or not. Think twice before signing a lease

I have never lived in my life in a place worse than Canal Square. I have reported of load noises and uncomfortable living conditions to the leasing office, and to day no one provided a solution. Please consider other places to live in because you are going to risk paying extra money for bad place. See other options before you make a mistake and sign a contract! Also I remember the rating was worse than 3 but somehow it went to 3.8! Somebody must have been paying to cover up the honest bad reviews!

The management charged hundreds of dollars off of my security deposit to replace the carpet in my entire apartment. Normal wear and tear was done to the carpet that could have been solved with a simple cleaning fee, not replacing the entire carpet. Please note past reviews also stating that they charged residents to replace the entire carpet, so this is not unique to my situation. The apartment is definitely not worth the money and I would suggest looking elsewhere on the canal or downtown if you are going to pay the price to live downtown. Additionally, there is construction being done to the old church north of the complex that is incredibly noisy (as of summer 2019). I would warn any future residents against renting apartments facing north due to the severity of the construction noise. Better yet, choose another apartment complex.
