I've thought a lot about what I wanted to review about Aria and I decided recently that I needed to put up something to let future residents know what to expect.The first thing is that the exterior and the pictures look really nice and modern, however, once some time is spent within the units, many things are troublesome. The biggest problem for me is how terrible the insulation is between units. I can hear the neighbors stomping around at all hours of the night. I can hear their music clearly; I can hear them laughing; I can feel the bass under my feet. There are "quiet hours", but management seems unable or unwilling to enforce any noise policy. Anything outside of that, is "loud hours" where one can make as much noise as humanly possible without recourse. Trying call out this behavior or find other residents affected by the noise via the online resident portal is ineffective since Management censors all posts and will block anything deemed not "positive" enough.The windows are poorly constructed. There are gaps in the window frames that allow cold winter air to come through driving the energy cost of the unit extremely high. Among many other issues, these 2 are by far the most concerning to me. I should hope new residents should be aware of what they are getting into. I really believe Aria tries to do their best. I have had many positive experiences with them. There are just things about the units and the building that really stand out to me.

Loved it to start with, however after living here for only a year they have already increased rent by $200.00 a month. Management has changed 3 times in a year and I can only assume that since I have asked for a Semi attached Garage for a year and keep getting told that I will be put on a wait list that, the list keeps getting lost between change of Management. The maintenance guys are super efficient and friendly especially Ron and Marty. Most of the other Tenants are friendly and easy to get along with and very helpful. There are nice amenities, however there should be for the price they are charging. I have looked else where and could rent somewhere else with an Attached garage for the same price I am paying here with NO garage.

I recently decided to leave Aria Apartments due to the need for more interest and care in their management. They kept increasing the rent to around $2,000 per month without taking any measures to improve the level of insecurity and noise. It is not what it used to be, and I would strongly recommend looking for alternative options. The management company, Praxm, does not seem to care much about upholding the values of Zionsville. As a long-time resident of Zionsville, I had to look for a peaceful and quiet environment elsewhere. The rent keeps going up, but the level of insecurity and noise remains the same.Dr. Suarez

Would not recommend!!!The apartment itself is nice, however there many other issues. Aria staff did not do a good job inspecting my apartment after the previous tenants moved out. The carpet in the master bedroom lingered of cat urine. My furniture had been delivered and put together before I realized. The staff eventually replaced the carpet, but after I had already paid movers to put my furniture together. I then had to pay them to take down and redo once the carpet was installed.The area of my door reeks of dog feces. I have mentioned this to staff multiple times. Although, staff came out to do a "walk around", nothing has changed. This issue alone makes living here not desirable. I have been contacted multiple times about parking my car "illegally" when there is no available parking for paying residents. The apartment staff repeatedly force paid parking garages, but in my opinion this should not be a requirement. There are multiple business vans that rarely move. Has this issue been addressed??? I was even threatened to have my vehicle towed. Lastly, there is no storage space in the apartment. Staff then complain about bikes on the patio. Again, I would not recommend living here!

Lots of issues with management. Moved out after fixing most issues ourselves. Had to continue to follow up with management about a broken window seal, ac unit that was hooked up to the unit on the floor above and a non working freezer for 8 months. Then tried to charge us for move out on top of all of these issues but didn't use our forwarding address so bill went to collections.

Sierra and Hunter have been an absolute delight. they always greet me when I come home and are amazing girls to chat with! I go to the resident events just for them! I tried writing on Google but I've already given a 5 star in the past!!

I've had a horrible experience with management at this property, Adrianna to be specific. This property is not community focused. All events leading up to me complaining were from 4-6, because it was an inconvenience to staff, customer service roles, to stay later that 6 to appease their community. Late fee was applied on July 4th, because I was busy traveling and visiting family/drinking. Planned on managing bills day after. Security is not to be heard of, mail room with 0 security, car has been broken into. Garages on comped have also been broken into. Their number goal is get more money out of you. Don't lease here!

This is not the complex we moved into. At first we loved it here and have been treated well. But over time, management stopped caring about the residents who have lived here for a long time. The only section of the lease they care to enforce is the lease breakage fee even though units are filled within a week of people leaving. People get multiple warnings for blatantly breaking lease terms and never suffer consequences. Trash on balconies, pot smoke, frequent police visits and other things go undeterred while other fees are strictly enforced. The fire alarm goes off CONSTANTLY in our building. We have to call the office to inform them of this, and when we called the fire department, NO ONE from the office had called in. Had there been a real fire, people would have been hurt. We started looking for a new home earlier for this and other reasons. We have to pay not only 2 more months of rent for a unit we won't be in on top of a 2 month breakage fee which baffles us considering we don't get what we pay for. I am so sad to say this is how things have gone because we really did like it here. Safety is no longer a priority and for that, we can't stay.
