As other reviews have pointed out, there's much to be said about the aesthetics, decor, history, location, and cleanliness (all of which are convenient/high quality). But to me, the experience starts and ends with Nancy Gunn. In the world of B&B business, she is, no question, the real deal. Her hospitality, attention to detail, and engagement goes well beyond the typical B&B fix. After spending a few hours talking with her, it's apparent she's constantly looking for ways to improve the experience. Accordingly, it's hard to imagine not coming back at some point down the road. Bottom line: Strongly consider this place as your central Indiana getaway. As my wife and I found out, not only will you feel refreshed, but blessed as well. https://www.youtube.com/watch?v=Y4g3oXuPM3Q&t=280s (see 8:14-11:05)Side note: Disregard Terrible B's comments (or take them with massive salt) as mistakes happen and cases like this are the exception, not the norm.

The location is excellent. Ample parking. Nancy, the hostess is fantastic. She's is there to greet, attend to your needs but leaves you to do your own thing. The house is warm and inviting, spacious yet comfortable. Our room (Redbud) was great, small well appointed private bath, very comfy bed. The breakfast table setting was so tasteful and themed to the holiday. Breakfast was plentiful and very good, love the fresh muffins. We highly recommend the 1875 Homestead, quiet and charming

By far, the best B&B my husband and I have stayed at. Nancy, the hostess, is a very special person who takes care of all your needs and spoils like no other.

The 1875 has everything you want. It is close to everything, and so lovely that you don't want to leave. Although our room was spacious, we chose to spend a rainy afternoon in one of the living areas already decorated for Christmas and felt right at home. Your innkeeper, Nancy, provides for all your needs, snacks and tea, coffee, pop, and amazing breakfasts. This is a time to chat with other guests and with her. We all just lingered on and on. Once there you will keep going back.

My wife and I planned for a trip to the Brown County areas, and in doing so we began looking for a place to stay a couple of months in advance. We prefer B&Bs when possible, and after a quick search we saw that the 1875 B&B was a hands down winner. My wife called and spoke with one of the proprietors, Manuel, to make the reservation, as they do not have any sort of online booking, and was successful in booking a room for two evenings (dates withheld from review). We were given no form of confirmation, as again, they kept all of this information on paper. My wife being the thorough person she is wanted to double check that Manuel noted the correct days down so she called the next day to make to summarize the conversation so that both her notes and his were in sync, and they were: a two evening stay.We arrived to the 1875 B&B midafternoon and were greeted by the other proprietor, Nancy, very cheerfully. We walked back in to the office to process our check-in and she in a confirming way stated that we had a one evening booking. With a confused look we corrected her stating it was for two nights. At that point she became a bit distraught and went back in to a private area where we later discovered she was speaking with Manuel. Turns out Manuel incorrectly wrote down our reservation and ended up making another reservation on the second day. She admitted this was not the first time it's happened with an incident occurring not too long ago. We asked how will this be resolved, suggesting they contact the other people and cancelling with them, but they only offered to call another place instead. Our plans we're already set and we couldn't do anything but stay at the B&B on the first evening, and go to a different place the second night. We asked for a refund or discount, but they only offered that we could come back the next day for breakfast, and later in the night for festivities; we declined as it would just prove to be awkward. The place they assisted in finding was a motel; it was overpriced, seedy, and a further distance from our plans, but it was the only place available. Needless to say this experience put a damper on our whole weekend, and when we went to give the keys back to the B&B when we were leaving for the motel, we finally received a halfhearted apology of nothing more than "sorry". Given that we received such terrible service, I can not recommend this B&B to anyone else. Yes, we did utilize their B&B, we spent the night (tough bed, and noisy being right next to a busy road), ate breakfast there (tasteless made from the box, with hairs included), and paid for one night instead of two. However, it was either that or sleep in the car, and while I might be ok with it my wife would not have been. I am not an unreasonable person, but I have never seen worse treatment from a "5 star" establishment.PS. I hope you like Elvis music, because that's the only music that was ever played.
