Accepted a miniscule "historic housing" duplex unit with no garage because it was supposed to be a "money saver" but after our first lease was up they bumped it up to full BAH. This place is NOT worth the full BAH and if we would have known we would have gone with a regular sized house that actually fit all of our stuff instead of living in a cramped dollhouse. Super shady and manipulative.

We lived in the communities for 3 years. We had the ceiling leak water, our AC break, the sink leak into the walls. Everytime they promptly came and fixed the issues. We lived in "money saver" and porter. I wish they were more family friendly with the community gyms, and had better pools since it's always the season in Hawaii.

If you want to pay all your BAH for a home that most likely needs constant repair and random power outages all week then Islam Palms is for you.There have been countless complaints by many known spouses and active duty members but housing won't care, it's not their job to deal with it they just take all your money instead After living off post for a while I highly recommend, there's cheaper and better options!

Do your research and ask other military personnel who live on one of IPC properties what they are paying monthly. Being new to the island, we ended up signing a lease where IPC charges us our full BAH for one of the outdated HMR townhomes, they say it's not outdated but it is. Our friend moved a few townhomes from us and is saving $600 of his BAH each month. When we brought this to their attention, IPC staff didn't want to discuss it and said that's what he agreed to, but since we pay full BAH for the same townhouse, we can't be offered that unless we move and we still wouldn't get that rate. Going back to the outdated townhouse, we basically had to touch up all the cracks and holes to prevent any bugs (roaches, etc.) from entering the house. We do spray regularly and with all our fixes we did, we don't have bug problems. We bought 2 air purifiers to help prevent mold which is usually caused by the wall AC units. It's important to keep the AC units clean as well. We have a Kirby and used that to clean the floors which were disgusting! It took us over 5 times to clean the floor. Cabinet interior has a lot of exposed side panels common to the wall, which we used cardboard to cover it. The newer homes most likely don't have the same issues, but the older townhouses do. It's crazy how IPC is getting away with the poor housing conditions, and what they decide to charge each renter from retired, contractors, and active duty service members. Your command will do inspections due to the complaints brought to congress regarding outside contractors like IPC. Make your complaints to Senate Armed Services Committee, your command, and Garrison Commander. I and others we know will be reporting IPC. We need to hold these outside contractors like Island Palm Communities accountable for unethical practices from housing rates and poor housing conditions. Report them! Defense Authorization Act we're going to see some real movement in this area to address these issues from private contractors.

The company's rental policies, particularly the purported "move over" policy, appear to be inadequately documented and communicated. Despite requesting a copy of this policy, there was an inability to provide the requested documentation. During my communication with the project manager, Mr. Jeff Williams of Lendlease, a sister company, it became apparent that there may be a lack of clarity regarding the existence and operation of this policy.It was brought to Mr. Williams' attention that he might not be able to enforce a policy that does not have a discernible presence. Specifically, the "move over request" policy seems to be subject to ambiguity, as there is a purported absence of guidelines dictating how the list should be executed. The company's approach to tenant relocation appears to be discretionary, as they exercise the authority to move residents as they see fit, post the initial priority group.Although individuals classified as priority group 1, notably those relocating to the island, are granted precedence, subsequent movement is seemingly guided by situational assessment. Mr. Williams indicated that the intricacies of the "move over list" are known solely to the internal personnel of the company. As a consequence, those who hold employment within the organization seem to possess exclusive insight into the operation of the list.This manifests in a situation wherein individuals who receive promotions during their tenancy are likely to be discouraged from seeking to be moved over. Evidently, the company's perspective leans towards retaining residents who already inhabit a dwelling, even in light of professional advancements such as attaining the rank of E7. This implies a propensity to maintain individuals within the Junior Non-Commissioned Officer (JNCO) community, irrespective of their increased rank.I've spoken to Elliott the manager, Paige I guess the supervisor. Christiana the Director all for Island Palm. I also spoke to Sophia at the Army housing.I've submitted a couple ICE complaints and reported this to the IG and waiting for a response.In summation, the company's approach to the "move over" policy appears to lack transparency, consistency, and accountability. The absence of a documented policy framework results in a discretionary approach that seems to favor internal discretion rather than clear, communicated guidelines. This could lead to perceived inequities, particularly for individuals who experience career advancements while being tenants.Now when I call they don't answer the phone. It's like they are watching the Caller ID. And because they don't want to speak to you over the phone they will send a text message. Very professional IPC!

Absolutely the most corrupt, disrespectful, dishonest, uncaring Private Housing corporation I have ever dealt with in my 16 years of military service - both IPC at Fort Shafter and Wheeler AAF. STAY AWAY from them if at all possible - the houses are nice, but the management is horrendous. They lie, cheat and steal. Their people are arrogant, rude and only out to serve their corporation. Our latest example is our move-out process where we charged $130 for a "pet odor" that doesn't exist. IPC's Representative, Joy, said she agreed it seemed like it was the natural/"green" cleaner we had to mop with because our Fabulouso was already packed or gone; but it was the only thing she could identify to charge us for on our move out. It is a well known fact IPC uses these move outs to pad their very broken bottom line with as many fines as they can conjure. We spent weeks and multiple hours the days leading up to our move out to ensure we left the home better than we found it, and we did despite the movers taking two extra days to pack us out. I seriously encourage you to find another alternative in the bigger community and avoid IPC at all costs. Be sure to check out JBPHH before you sign with IPC. That's a different company that actually cares about their residents. I heard that from multiple friends who chose to live with that community instead of IPC.

Our A/C has stopped working and it's gotten so hot in the house that my family can't even sit in there. To them it's not an emergency work order if the A/C stops working. My wife has tried calling but no one has gotten back to her about them coming to fix it. It's so much cooler outside. I recommend using your BAH else where.

" We aim to provide the ultimate living experience and are proud to serve active-duty military...." couldn't be further from the truth.After arriving on island communication with my consultant was non-existent. No communication that she was taking PTO was relayed to me after numerous attempts to call the office. After about two weeks on island I was moved up the list and offered a 3 bedroom. Which was perfect for me and my 6(F)/ 7(M) year old. Upon request of all needed documentation and explanation that I am a single Sailor who shares custody of both my kids, I was informed that was not an issue and my move in date was set. 3 weeks later... 5 days before my scheduled move in date, my phone rings. My consultant calls and informs me I no longer qualify for the 3 bedroom due to not being able to claim dependents. I explain to her that I share custody with my former spouse, and being that she is also military and claims our children as dependents, that I am unable to do so. I pleaded for my consultant to take it higher. However, she refused to do so. I climbed as high up as Island Palms would allow me to do. The director is an embarrassment to their statement of service to active-duty members. I explained to him everything possible from expenses to inconveniences and he informed me, and I quote. "You're a single soldier receiving single bah, why would I rent you a home worth 2,900 and only get 2,220 for it. When I can rent it to someone receiving BAH with dependents and receive more.." I explained that I understood the value and the home and that I would gladly pay the difference of single bah to w/ dependent. Tony replied we don't do that. I then tried to explain that I have two children, however am unable to claim. Long story short he refused to help nor pass me to someone above him. 1 week after this debacle. I gave in and accepted a two bedroom for us, as I have been without my children for a year and a half. Fast forward to the first deduction of BAH. Low and behold they deducted the w/dependent rate, even though time and time again, it has been discussed I only receive the single rate. So that's the current battle with Army housing I have to deal with. Ill update my review as this unfolds.

Was great when I moved in Jan 2019, but now I have to leave. They installed this "smart" thermostat in 2020, which restricted lowering the temperature to 68F. Ok, fine, I can deal with that. But on 8JUL22 we received a text that on 11JUL22 they were mandating temperatures no lower than 72. You can not opt out. I tried talking to them to explain that I would have to run a portable A/C unit to keep my room cool enough to sleep in, which would ensure that their environment friendly campaign (which is definitely not just a ploy for them to save money) would backfire in a big way -- but they wouldn't listen. None of this was in the lease. I never agreed to the smart thermostat, they just mandated the install calling it an "upgrade" but any idiot can see this is just another fat cat trying to scam their customers.Also the noise here is awful. I don't just mean the random people driving through the neighborhood with their bass up insanely loud. There are quiet hours after 11pm, but if you call the MPs because your neighbors are having a party they will 100% not come out. I've been woken up by a party two doors down from me, gone over there and banged on the door for several minutes, but their music was too loud that no one could hear me. My wife told me she could hear me banging on their door from our living room. So this is the kind of thing you'll expect living here.They also have a parking policy in the lease that precludes people from parking on the grass. They do not enforce this policy. I frequently have people parked in the grass across from my garage, which traps me in there. I emailed them several times about this, with pictures, and nothing changed. I called the MPs. Nothing. I called a tow truck, and was informed that since it's on base they can't do anything about it. So I just had to call work and explain that I needed a ride or I wasn't going to make it in. It's just madness.Don't live here.
