They will take away your whole deposit for any reason they could find as well as charge you a bill after!! Don't expect any of your deposit back is all I will tell you. Carpet was at least 10 years old when I moved in. They charged me for every little thing that's wrong with it after a year I was there. I am a very tidy person and I kept that apt very clean. All of my deposits had always been returned to me full before. This apt is a scam!

Villa Sa Vini apartments are nice, but the management is so bad. Cindy is the worst landlord I have ever rented from in the 4 different places I've lived at. She is moody, bipolar and she definitely should be re-evaluated for her position and her unbalanced attitude. She is the only reason I will rent elsewhere, and I don't even know her on a personal level, I can't imagine who would want to though. She doesn't do her job of keeping things and the tenants satisfied and constantly tries to shift the blame of things onto you, I won't miss this place when my lease is up. ROYAL T MANAGEMENT PLEASE READ! If you want to stop such a high turnover rate from your tenants, replace Cindy. Until then, don't expect to keep anyone here.

Avoid this place at all costs. I lived here for a year in 2019 and 2020 and am a good, responsible renter. Paid my rent on time and was clean and quiet. They charged me a huge deposit when I moved in, then thousands on top of that in fake repair fees when I left. Charges include accusations of urine damage to laundry closet doors, and $30 per hour to tighten towel bars. The doors were clearly damaged by a washer overflow with prior tenants. There's no way my small senior dog could manage to pee half way up doors inside a closet holding a washing machine. The manager was horribly rude to us, repeatedly harassing us over things the front patio that weren't harmful to anyone. Now I get to spend months of my time fighting in court. Never ever rent here. Disgusting greed and corruption.

Love love love this apartment complex!!! I was super unamused about moving into an apartment at first but once we moved in to Villa Sa Vini and settled we loved it!!! I love this place as a home and am so sad to relocate! The location of this complex is perfectly tucked away and gorgeous! Our actual unit was nothing short of amazing either. The granite and paint were both immaculate. And all appliances were in beautiful condition. Thanks so much to Cyndi and the rest of the management for always being helpful and friendly! We lived here for less than a year and we encountered 3 water leak! first was the toilet 2nd was the kitchen sink and third was the bathroom sink. Kitchen water leak took them more than a month to fix. It was a stressful and horrible experience living in this apartment. Cindy the property manager wasn't consistent with the plans, she will promised us one thing but it didn't happened and her supervisor isn't even apologetic about it. The apartment complex is just pretty looking outside but living here is not a good experience. not worth the monthly pay. I'm giving 1 star for rent credit while fixing the apartment but still we didn't live in a nice and quiet place. very inconvenient. just stating based on my personal experience

Very nice apartment complex. Close to shopping, grocery, gym, etc but far enough away from busy areas so things are pretty quiet. The biggest downfall here is the management, specifically the landlord Cyndi. She is the absolute WORSE! I really hope Royal T Management realizes this and gets rid of her. She is a horrible representation for this complex. She is going to continue to turn tenants away. I hope no one living there still ever has anything break in their apartment. Getting Cyndi to try and help is a lost cause. She will turn the entire situation around and blame it on the tenant.

This review to to let others who might be interested in these apts. I want to inform you that yes they have roaches and when you move out, there are charges for the basic things but they rob you by having an outside company clean the apt. My apt was left better than I received it, yet for only living there for 1 year, I get charged over $200 for move out fees...robbery at its finest. Its not worth it at all, there are other places I lived for 4 years and I managed to get more of my deposit back, never rent with Royal T Management!

The management staff here at Villa Sa Vini have been nothing but supportive, helpful and responsive! Holly was very professional, accommodating and timely from the moment I met her. She got me into a unit quickly and was straight forward with the process. They also put on some awesome events every month. This definitely makes living here feel like a community. Thank you!

Do not rent from Villa Sa Vini. The management was extremely unprofessional in handling my application process. We drove 3 hours down to Fresno to visit Villa Sa Vini, putting in a $20 application fee per person and a $250 deposit. The leasing office agent assured us that this would guarantee a hold on the apartment so that no one else could take it, and that we were ideal candidates given our circumstances. However, the next day we were not contacted. Two days after our visit, someone from the office called me in the morning and left a voicemail asking for a return call to clarify the application we put in. She called again only four hours later. I was in school and working at a hospital all day, and I had explicitly stated when we applied that after 5PM, weekends, or through email would be the best way to contact me. When I got off my shift around 4:30PM, I called them, ready to send any additional documents they needed. To my complete surprise, Cyndi told me that they ended up rejecting my application and giving the apartment away to someone else. So many red flags of poor management: 1) They only waited FOUR hours before rejecting my application, rather than being willing to work with me (especially considering that we had already put down the $250 holding fee!) 2) They completely disregarded the hours and methods of contact that work best for me. 3) They did not even once consider to try contacting my co-applicant. 4) They shamelessly kept trying to convince us to take a different apartment with a move-in date that was too late for us. I do not recommend Villa Sa Vini. They are not willing to work with you when you apply and will instead happily take your application fee. This was a highly unprofessional exchange on their part which resulted in us wasting an entire day to visit Fresno and causing us to scramble to find a different apartment. I strongly suggest you take your business elsewhere.

I've lived here at Villa Sa Vini for over 4 years. I really love it ! All of my business dealings over my entire tenancy have been very professional and comfortable.Cyndi in the front office is the best Manager of an apartment complex I have met in the 26 years of living here in California. She's very organized and professional. Her office staff is always reliable and polite to work with. As well as the maintenance department. Any maintenance problems I've had have been promptly and efficiently taken care of. The grounds are kept very neat and clean. I always feel safe living here. Villa Sa Vini provides extras for us such as activities for the children and social gatherings a number of times per year. The financial part of renting here is very reasonable for what we tenants reliably receive. If you are looking for housing I highly recommend Villa Sa Vini. B. Rafferty
