Please read all of the other post this is the worst property management company in Clovis and in the Fresno area they will not represent you they will take your last penny and feel good about it while they're on vacation.... If you are looking at a property they are listing my advice based upon my personal experience is move on..

I'm not recommended this office at all. they took almost all my deposit. They did all the work on my expenses. When I moved in the house was not clean and windows also . They charged me for all cleaning internally and externally including windows. They also charged me for replacing the carpet. They are criminal keep away from them. Keep a way from them! !!!!

If you have a choice use another rental agency. We just moved out after 2.5 years. We have been excellent tenants, paid on time without fail, made repairs on our own when we could. I requested a pre-move out inspection which is a right in California. The intent of the inspection is to allow a person to make corrections or repairs themselves in order to avoid deductions from the deposit. The property was already completely vacant and cleaned, including a 392.00 carpet cleaning by their recommended company. The agent was their for 15 minutes and verbally said we needed to scrub hard water stains in two toilets, two tubs and repair one light bulb. She also stated that she could rush our deposit return if we handed over the keys that day, which we did after cleaning the recommended items. The deposit was late being returned (22 days, in CA it is law that it shall be 21 days or less). In addition, they deducted 475.00 for an additional carpet cleaning, performed by the same company we had already used and 175.00 in cleaning costs for items that were never mentioned before. When I questioned the carpet cleaner as to why he cleaned the carpets again, he simply stated that "as a business owner he does not turn away customers and will do what is requested" and "we should not be charged a second time because he had already cleaned them".When we questioned the rental agency rep. Karen, she became very unprofessional, yelling at my wife on the phone. She even had the nerve to blame the deductions on her husband, me! A second agent, Sylvia has done the same thing. What happened to customer service?Being a hard working, single income household, paying 1000$ for a move out hurts. Judging by everyone's social media posts this agency makes it common practice to not return deposits. I personally feel that after paying rent of 1875/month for 2.5 years (56,000$) you should be treated better. Steer clear, try someone else. Trust me, based upon my own experience, they will deduct from your deposit no matter how clean the place is.

These guys are GREAT! That's sarcasm. You'll hear more of it later, but not just from me.So I had an appointment to see a house with Valley Vista today at 4:00 that I booked with Sarah Tanner 48 hours before. Ok, a bit of a wait time, but they're probably busy so good for them. I'm seeing several other places today and I'm running short on time so a little after 3:00 I call and I ask if we can push the appointment back a little bit to 4:15 as the appointment I'm currently in is running over. The lady I talked to, Kris says no because she's doing the walk through and she has a 4:45 as well so we have to meet right at 4:00, so I say, "Cool. 4:00 it is then". Because I'm an adult and I made an appointment and I honor my obligations. I leave the appointment I'm currently at early, schedule a follow up one with them for the following morning so that I can still see that place but not be late for this 4:00 appointment that is apparently etched in stone. I'm 10 MINUTES away when I get a call from them saying that they had to move the appointment back to 5:30! This was at 3:47! So I call them back to find out why and apparently their keys to the house don't work so they want me to wait an hour and a half for the tenant to get home! So I get mad. Cause sometimes I do that and I tell her just to forget the whole thing and as she's hanging the phone up on me she sarcastically retorts, "Oh. Ok. Because the keys don't work........." Click.YES! I'M CANCELING WITH YOU COMPLETELY BECAUSE YOUR KEYS DON'T WORK YOU HALF-WIT. It's like arguably the most important part of doing a walk through! Having keys that WORK! Being able to actually get into the house! If that wasn't so important I could just walk around the outside of the house and imagine and I wouldn't have had to contact you AT ALL! It is like LITERALLY the ONLY thing I even need you for Retardasaurus Rex! Without the keys it's called breaking and entering! AND it took them 48 hours to realize that the keys didn't work!Anyway, if you have a lot of free time and like driving around in the heat for no reason then this is your property company. Or you could just join a group of Bedouin tribesmen and get the same results.Honestly, not much experience with these clowns, but certainly enough to know that I don't want more.

THE WORST!!!!! Advertised property with a refrigerator and two working fireplaces. Moved in and they said we had to buy a refrigerator plus neither fireplace worked. Kitchen faucet was broken, we had to buy a new one and pay to have it installed. Constantly had problems with plumbing being backed up. Toilet in bathroom leaked so bad carpet was rotting and smelled terrible. It took 8 months to get them to fix it. No deposit returned even though we paid THEIR recommended cleaning company $400 for exit clean. They still charged us for cleaning. They are CRIMINALS!!!! Stay away! You have been warned!!!!

Here's just part of what I had to deal with after my father unexpectedly passed away in a rental after 7 years They are family in the office and will treat yours horrible. My father paid rent on the first every month for 7 years. Had improvements made on home. With owner's approval. It took so long to get his money back. They had roof work going on , showing house and a deceased man's stuff inside. I paid the rent for the following month as he past in the middle of June It's been 2 years I came across these and yelp it myself !

God damn... such bad reviews. lol. looking for a management companfor my rental property but daman.... guess not this one. lol.. just re-rating the average rating on this company. lol.. omg

Worst customer service ever. Had an appointment to look at a rental with Karen at 4. I picked up my husband early from work and we waited at the property, and Karen was a no show. Called her, she ignored my call and then texted saying she was busy in a meeting. She told me they already received an application for the house. Yet she neglected to call and let me know. She was absolutely insincere in her apology and wouldn't admit she dropped the ball and couldn't handle a simple call. Will not use this company ever again.

TLDR: Valley Vista is compromised of crooks who don't return deposits and use scare tactics when you question their refusal to uphold your rights as a tenant.. Update to previous 2015 review: after I posted my concerns over the paint touch up & security deposit withholdings on yelp, Valley Vista went valley mafia and withheld 90% of my security deposit, racking up fraudulent withholdings like dumpster fees (the outside trash can was full upon moving out, due to HOA rules I couldn't put the can on the street because pick up wasn't for several days). To recap: I NEVER was late on rent, I kept an immaculate house & even paid for professional carpet cleaning before leaving. The house was in the same condition as it was when I moved in two years prior. The agency wouldn't let me do a move-out walk through to fix anything that needed to be addressed to ensure I got my deposit back. Had I gone to court, I would have won, but ultimately I chose to walk away because their scare tactics and threats were causing me tremendous anxiety which this single mom didn't need.

Sylvia was amazing to work with. The home they so kindly let us use as our own was exceptional. The whole process from the showing to the final move out exceeded my expectations. I'd recommend this company to all my friends and family!
