When you hear "Madera, CA" nothing really comes to mind. It's just a small city you pass through on the 99 to head to the big city of Fresno. Would anyone even consider living in this city? Times are changing and a new master plan right in Madera is attracting folks to move to this pretty unknown city. Madera itself doesn't flaunt high income earners and not known for fancy. However, 2 new masterplans are changing that. One of those master plans is Tesoro Viejo. I do not live here but have checked it out to see about potentially purchasing a home there. It's impressive but what new community isnt right? What makes this place stick out is the amazing club house. Just look at the photos, it is as nice in person if not nicer. The masterplan likes to boast being resort style living and it really is. You almost forget you live in the central valley. Tesoro Viejo along with neighboring Riverstone is changing the demographics in this part of Madera. From what I've seen higher income earners seem to be moving here. I say "higher income" relatively speaking in the central valley--notably central california in the Fresno metro. A pro and a con is that it's close yet still "far" from the nearest populated are for shopping and what not. You will still be going to Fresno for nearly everything and anything. Because this is in the eastern part of Madera and away from the main city of Madera off the 99, Fresno is the closest for all your shopping and entertainment about 20 minutes south. The neighboring masterplan of Riverstone is starting to pop up with commercial and shopping so that will help. There are plenty of trails and parks throughout the Tesoro Viejo neighborhood. I heard internet access is included with your HOA payments? The tough question for potential residents is Tesoro Viejo vs Riverstone? It's a tough choice. I dont live in either but I personally would lean toward Riverstone. It seems like they have bigger size homes and lots there and commercial with shopping is popping up and its 10 minutes closer to Fresno. Tesoro Viejo is further making it a bit more secluded but people may like that being quieter.

Beautiful place to live but that's the only good thing about it. This community is money hungry and charge an insane price for everything. Have to get approved to put anything in your yard and now they are charging you to use the amenities that used to be first come first serve. Also high HOA fees compared to their competitors. This place is a trap, wouldn't recommend.
