These apartment homes are very clean and nice. The manager Briane was very professional and courteous. She helped answer all my questions about the area and each unit. It's very safe here and I like how it's gated. The landscape and appearance has good curb appeal. It has all the amenities I am looking for in my home. The maintenance here is also very friendly and helpful. Highly recommend this area and home.

Do not live here. I cannot stress this enough. -No Parking anywhere you have to park outside the apartment gates-Thin walls-Large dogs everywhere that ruin the grass-Construction Site-management is always complaining to their residents-fake "amenities"

I have been living in this community for a little over a month now. So far it's has been n amazing stress-free experience. The management team has been on top of all maintenance requests. The community is super clean and quiet. Neighbors are respectful and quiet. Parking isn't a problem yet since not all units are filled; it can be an issue but every unit either gets an assigned carport or a garage.The only downside of this community is the fitness center. It doesn't have too many machines. Possibly because it is still new and they might be getting more machines?

Stay away from these apartments. Read all the other reviews because they are spot on. Management has changed but I would prefer the lazy management we had before compared to the bull we deal with now.Parking is an absolute nightmare and that's with only half the units being occupied. When fully occupied people are parking up and down the side street. Their parking pass system is an absolute joke. Stickers are given to those that park in assigned spots or garages and given 1 guest pass. Most garage units use their garage for storage and just park in guest parking displaying both their stickers and guest pass. At night people end up parking in handicap and motorcycle parking due to no parking available. I park off the property to avoid this but on weekends parking off the property gets ridiculous. People will park up on your bumpers where you are unable to pull out.If you get a unit along the main road expect to be kept up all night due to street racing, people burning out, and loud exhausts, and that's with the windows closed.During the storm season the power will go out regularly. Due to this you will not be able to get you car out of your garage causing you to be late for work or what ever appointments you have. We had to argue with former management for the key to unlock them. They even tried to charge us for them but fought to have it waived.We were in a 3 bdrm unit and decided to downsize to a 2 bdrm unit to save money, boy was I wrong!We were made known of the 2 bdrm unit coming available 7 days before we needed to move out and only given 3 days to move. I myself am on disability and can barely walk while my fiancée was 9 mnths pregnant at the time. 46 hrs after receiving the keys the paint crew showed up and we were kicked out. We had spent those 46 hrs moving without sleeping... straight moving. The third day was suppose to be cleaning day which we were told we would be charged a cleaning fee no matter what, whether we cleaned it or not. We were charged for things to be cleaned that we did clean like the patio. The paint crew threw stuff on the patio yet we were charged for the clean up. We were charged for the replacement of their cheap blinds that would break just dusting them or from the door opening and closing.We received a bill shortly after moving in the amount of $1,400 dollars which was all our deposit and we had to pay more to cover the difference. We noticed at the bottom of the bill it said "Not Final Billing Statement." And as expected we received another large bill. Another $900 dollars to replace all carpets. When confronting the manager she claimed it was because our dog urinated on all the carpets and to talk to her supervisor at the management company. (How convenient, a manager that passes tenants on to corporate any time there is a problem).We spent a lot of money to board and train our dog when we got him. He is completely house broken. I am home with him 24/7 and he has never had an accident. A lot of tenants here have dogs and we have noticed that every unit that a tenant has moved out of is having the carpets fully ripped out, certainly on the tenants dime using the dogs as an excuse for their remodel.On to the 2bdrm unit we transferred to. For reference we have only been in this unit 4 months now and the problems below started within the first month.Upon moving in I had to make many repairs myself. The kitchen sink spraying everywhere. The dishwasher not screwed into place. Missing Fascia boards under the kitchen counters I took from the old unit to replace in the new unit. Amazingly after being charged for new carpets in the old unit, the carpets in the new unit were shampooed, not replaced, where the spare bedrooms carpet smells like animal pee and foot fungus. We expect to be charged for that carpet replacement as well although it was like that when we moved in. The floors are absolute garbage! the simulated wood boards were not installed properly. Just about the whole unit's floors are peeling up and warping. The floors look like a ruffle potato chip. It makes it difficult to keep clean. Due to this floor issue we cannot take hot showers in the guest bathroom. Water will build up under the floor due to condensation from hot showers. The wall trim has water damage through out the bathroom do to this issue. The water will leak out into the hallway. Our floor runners were destroyed when we discovered this issue. The floor issue was reported to manager and pictures sent as requested. We were told many other units are reporting this and the floor company would be coming to look at them for repairs. It's been over a month now and nothing has been done. Judging by how I am being charged from the prior unit I will be charged for all of this as well.

Managment here is an absolute joke in my opinion. The situation has changed significantly since new ownership took over recently, resulting in a very unprofessional environment. They seem to be completely unaware of how to properly run things. Despite my efforts to be kind and respectful to everyone, it doesn't seem to be reciprocated when I need assistance. It's been 2 to 3 months now that I have been constantly bothered by the loud stomping from the neighbor upstairs, who houses 3 to 4 people in a single bedroom. It makes me wonder why someone would allow so many people to live in such a small space above another one bed room apartment. Despite several complaints, I was informed that the noise issue cannot be addressed during business hours, only after hours, which I find to be absurd. So if you perhaps need to stay here for some odd reason, I would recommend you to Request a upstairs apartment. Do all the stomping you want as long as its during business hoursIn the later part of 2022 or early 2023, a young woman in the complex was chasing people including myself with a stun gun near the entrance gate on Chestnut Street. She was then tackled by a former maintenance worker and held down until police arrived. This incident made me realize that I should have moved out sooner. It's disappointing to see that money seems to be more important than the safety of the tenants here. Although I'm not happy about the situation, I feel it's necessary to speak out and keep this post up, as it's important for you to know the truth. Just remember, you reap what you sow. Please refrain from contacting me to request the removal of this post. Don't let the beauty of the outside swarm you in. Just keep driving away.

RUN!!!!! Management is a complete nightmare! No AC all summer long with several excuses. Trash is constantly over flowing right outside your door and the dumpsters. Zero parking if you have more than one car. Your guest have to park on the street. It's capable of being a beautiful complex.. sadly they have one of the laziest liars working in the office. Brianna has failed this complex. I had high hopes when first moving in.. couldn't get out of there fast enough. Rent ANYWHERE but here! All these photos are from different days .. SMH

I love Tempranillo so much!! The people here are very friendly and the manager is wonderful! The area is great and the property is always clean. One big thing I love about these apartments is the space inside is very roomy. My kids have a lot of space and I feel safe with them being on the property at all times. It feels very safe and homey here! No complaints from me!

Disgusting management company. Don't bother renting from here especially if you are from out of town unless you don't mind losing your deposit. They will steal your security deposit in any way possible even if it's illegal. This property is managed by Nelson Partners, you can read the company's google reviews and think for yourself. They attempted to take part of my security deposit by claiming that there is a cleaning fee and a carpet shampoo fee when moving out. This was not written in the contract that I signed. They also made up fake charges on my utility bill (utility was paid through them when I lived in the apartment) and didn't give any meter readings which is illegal in the state of California. I had to go through small claims court which required me to travel back to Fresno. They kept my security deposit for 2 years despite contacting them 5 times to return the deposit back. They just ignore your attempts to recoup your deposit that you are owed unless you go the legal route. They cry to the judge saying that it wasn't their fault because they had a lot of turnovers in the company... how is that the fault of the tenants? If a tenent reaches out to you and you just ignore how is the failure to return security deposit not intentional? Nelson Partners is in charge of multiple properties that are on college campuses. They are accostomed to tenents leaving and not fighting back. Ultimately I got back my security deposit but it was a big waste of time and money for me. Meanwhile, it cost the company nearly nothing so this is why they will keep on continuing this practice. Unless you want to have to travel back to fresno and waste time and money to get back what's rightfully yours, STAY AWAY. You have been warned.
