Pyramid Property Management

Really sad to leave a bad review but I think Erika is pretty shady. We rented a place from her she managed a couple years ago, she doesn't have an office so we had to run around town to be able to meet up with her and everything had to go through mail. Which is already a not great sign. She has, on many occasions, had rentals up others have also had up on other management sites and also places for rent that are actually for sale, and also apparently was showing homes while her realtors license was expired which is very illegal. It took a long time to communicate with her in regards to when we needed things fixed even when involving a stove that could've caused a fire. She also only really seemed to respond via text and often took a couple of days to still respond. We had neighbors that where awful and rude/racist and had more than once the husband came over drunk and threatened myself and even guests because he heard "noises" (along with being racist to my boyfriend which I will mention later)? We where part of a hoa and when we tried to go through Erika as told, she was mad with us and seemed to get defensive about our neighbors, who didn't even rent from her. So we always had to go past directly to the hoa to get help with them, the hoa was very sorry about our neighbors behavior but they where limited on reactions they could take. When we left everything was clean and nice in the apartment and back yard, and we had to send a mail key back to her through the mail which she never received because it got lost in the mail (surprise!) so that and a garage clicker she never gave us, came out if the deposit but ok thats fine we got the majority back. We also did a walk through with her and she seemed very happy and happy and friendly with my mother and I. Upon trying to move out of our current apartment, we had to put her as a past landlord and she gave us a negative review and we have no idea why. We never did anything horrid and clearly the place and everything we did was acceptable enough to get pretty much all of our deposit back so why? We tried to message her to ask what we did wrong to try and see if was a misunderstanding or something we could correct, and she has completely ignored us and has behaved very unprofessionally. She was very judgmental (and possibly racist as my boyfriend isn't white) of my boyfriend because of how he looks and I think was convinced we let him live there when he wasn't on the lease and we didn't (even than we aren't section 8 so it isn't illegal in CA for someone to sublease if its not in the lease, which it wasn't in ours). But he's a caregiver for myself for my disabilities so he was there working. She would get mad that we had to tell her legally about our complaints and police reports regarding the neighbors, and when we would tell her about the times the that the neighbor seemed to enjoy going after my boyfriend due to racism as the neighbor was white and loved to say racist things towards him, Erika would seem to defend our neighbor? Defending our neighbor being racist isn't a great way to do things. Im unsure if it was that , or the fact we had complaints along police reports of the neighbor threatening us (which by the way the actual landlord of our place was on our side with this) as to why she wouldn't rent from us again but as I said she won't even talk to us. I got a copy of our legal rental record and nothing is on it from her for anything such as failure of payment or eviction, and we moved because the landlord was selling the property. If it wasn't for the fact this is affecting our ability to move out of a dangerous situation I would write her off as unprofessional and never rent from her again, but I feel like people should know about this behavior because this can really negatively affect you in the future trying to move. If she reached out or ever responded to us to fix this I wouldn't mind changing the review to something less negative but I dont see that happening. If I had the money I would take her to small claims court over civil libil but as I dont all I can say is avoid her. So to summarize, she is hard to get ahold of, possibly lists rentals she doesn't actually have (along with possible illegal showings), picks an easy way for things to go missing to get sent to her (mail system), takes forever to fix things, doesn't communicate well, can't seem to keep track of what she actually gives people, pretends to be nice and that everything is ok than lies/backstabs people, and also seems to be racist towards people of color.

I spoke to Erica today and she seemed nice and her quote was reasonable.She says she has 98 residential clients and 126 properties.I will call back and check on references and may use Pyramid.

Erika was my property manager for a rental I owned for eight years. She was always very helpful and responsive. She has a great handyman that works for her. He has done repairs at a very reasonable price. I have recommended her as a property manager to other friends and family, they have all been happy with her services.

Terrible customer service. The owner, Erika Arakelian was extremely rude in person and does not return calls. Go ANYWHERE but here to rent a house.

Erika from Pyramid Property Management will never call you back. I left a couple of messages regarding a rental, it's been 2 weeks. No return phone call, no reply. Poor customer service. Shame on you. If you can't run a business professionally, then maybe you should look for another job. It's obvious, this isn't the career for you.

Looking for rentals in Fresno I came across several listings on their website that were houses listed for rent, that were actually also listed for sale on other websites . I would be extremely upset to move an entire house only to have to move again because they sold it. SHADY!!

great customer service ....low rates .....i highly recommend this company ...they manage 20 of my units with no issues .....

DO not trust!! Bad landlords and will not do any fixes to property. I contacted the owner of the property and he was very upset about the repairs that needed to be done. Rents dirty houses with pests and very unclean and very unprofessional.

very good service .... great tenant screening ..and very professional.. as an investor i own 20 propertys and know that finding a management company like this is hard to find................
