Parkwood Apartments

Not a good and safe place to stay. A lot of anti social elements scour the complex in the night. Some of my friends and neighbors cars were broken into and even stolen. The management does not seem to care whether their tenants properties are safe or not. My neighbors brand new laptops were stolen after thieves broke in through the kitchen window during the afternoon. After repeated complaints GSF properties do not seem to care and have not done anything to make the complex more secure. CIS do not seem to do their jobs well at all. Apartments are okay and maintenance staff are responsive to utility issues. Laundry facilities are not good, often requiring two cycles of drying for even small loads of clothes. Repeated complaints have fallen on deaf ears. College kids who do not care and do not have valuables will find this a good place to stay (close to CSUF). Families and employees, please avoid, there are much better places.

Steer clear! Management tells you one thing then turns around and says something else. They told me 2 days prior to my move out that I could park my truck and trailer there overnight so i could move out the next morning. They had it towed and then said they'd fix it and call the towing company to get it resolved. I heard nothing from them until I called a few days later. They blamed me for not reminding them the day of and said they wont do anything about it. Other than that they kept my $600 deposit and wanted to charge me $22 on top of that. They repainted the whole apartment for $300 (keep in mind that i never touched the walls after moving in), replaced the screen door for $70 (that still looked new just dusty), and charged another $230 for general cleaning (when it was left spotless, minus the drip pans and fridge). The rest was the charge for the maintenance guy to go in and double check that the appliances work. Also I had to spray the apartment with my own bug spray every 3 weeks because the place is infested with roaches and they refuse to spray the complex themselves. Steer clear! They just want your money. They don't care about their residents.

Do not live here, it is a horrible loud expierence that stinks of weed and dog poop everywhere. The leasing office will steal money from you and charge you upon move out for damages that do not exist. be ready to hire a lawyer upon move out in order to receive a security deposit and not bills.

Horrible place to live. There is nowhere to park and is infested with cockroaches. Maintenance doesn't come out to do any type of repairs you have to bug them. More than likely upon moving in you will have to put down a double deposit that you will not get back prior to moving out. I left my unit, immaculate, hired professional, detailers, and even had Maintenance paint the whole unit. The manager walk-through with me and told me wow it looks amazing and move-in ready. I wish all tenants took care of the units like this just to cheat me and keep my deposit at the end of the day that they took four months to even get back to me after I moved out

Not worth the risk or money!My boyfriend's car got stolen from right in front of the complex. The staff would not let us look at the camera footage. That same week, his bike was stolen from right in front of our door. The perp. cut the metal railing and stole it even though it had a U-lock. Then a few months later, someone stole my catalytic converter from my car. It doesn't matter if they are gated or not because anyone can stick their hand through and unlock the side doors. They also do not have good security. They are supposed to be making rounds every night, yet they do not. If they had, why did we have three things of great value and importance stolen???Staff is very unresponsive and it seems like they have a new person every month working at the front desk. There is insufficient parking in the complex. You only get one parking stall per apartment. If you do not find open parking inside, you have to risk getting your car broken into when you park it on the street. They are closing down more and more open spots inside the gates too. Constant construction also closes down the parking stalls. Also, reverse parking is not allowed for some reason. They say that you can't leave your car parked for more than 7 days or it will be towed, but there are cars that have been parked for more than two weeks without anything happening to them. The washers and dryers are constantly out of order and eat your money. No matter how many work orders you put in, they will not be fixed. There are also lots of people who do not live in the complex whom do their laundry there. There are only 4 washers/dryers per each laundry room that are supposed to cater to over 50+ people in each building. When we first moved into our unit. Cockroaches were crawling out of the carpet in the BEDROOM!!! The one thing I will say is that they took care of this issue rather quickly. Also, I can't forget to mention that there is a swamp in front of our unit every time it rains. The drainage systems are very poor and it cause mosquitos to roam outside our unit.They do absolutely about noise complaints. My downstairs neighbor argues with her man about 3 times a week. These arguments get to the point where he starts slamming doors, cupboards, and furniture. They argue from 10 pm-5am (quiet hours). I have called and complained about 6 times and I still get woken up at 3 am due to their arguing. For the love of everything you own, DO NOT live here. You will be very unhappy and will waste so much money getting your windows repaired due to break-ins.

The apartments are decent, neighborhood not so much. Do not use the washers and dryers here they do not work for nothing they just take your money without washing them, you have to dry your stuff more than once even after they've been in for 45 mins and the clothes smell burnt. Lots of homeless people in the dumpsters which makes me feel unsafe. There are definitely better options out there

I love living here! It's so nice and everything is fenced in! I feel so secure! Sabrinna and Kashae in the front office are so helpful! And the maintenance guys always help if things go wrong! Very affordable, they have a gym, And 2 basketball half courts and a tennis court! It's always so quiet here.

cockroach problem!! I have lived here 6 months and have had roaches since I moved in, they have sprayed many times but they just keep coming. I am a very clean person and did not have them at my last place. Managagment keeps saying they will resolve the problem but have not done so. I am not the only person who has been to complain about the roaches I have over heard other residents in the office complaining. Sure the apartments they have updated look pretty good inside but perhaps their money would be better spent resolving the cockroach problem.

This is a terrible apartment complex. They withhold your security deposit for two months. They charged me ridiculous prices for work they had to do on my unit. I returned it to them very clean with very little to no work needed. Out of a 600 dollar deposit they charged me 180 to clean, 220 to paint it. In total they told me that I would only receive 90 dollars of my deposit back.The invoices they give you have no description on the work that was done. They don't listen to their tenants and just try to blame them. There are constant car break-ins and homeless people who wander in and are told nothing by management. There is not nearly enough parking for all the tenants and if you end up parking outside you run the risk of getting your car broken into or getting a shattered window. DO NOT MOVE IN TO THIS APARTMENT COMPLEX.
