Lanah T. "I wish I had a good thing to say about this place after 3 years. Constantly took away amenities that were being paid for to complete cosmetic "upgrades" so they could charge more rent. Yet the inside is completely outdated with disgusting brown carpets and old, wood cabinets. Currently the highest priced apartments in this area with the fewest amenities ($1056 for a 1 bedroom). Laundry room only accepts cards from a machine that is down pretty much every week. Homeless people roam through the trash cans at all hours of the night and day. When I was on vacation, someone tried to break in to my home and left blood all over my front door and porch in the attempt. Absolutely no security like a previous complex I lived in down the street. I am a first responder and I can't even come home and relax or feel safe. The pool that you pay for also isn't open at over 100° weather. After I finally moved out of this dump they proceeded to take 1/3 of my already outrageous deposit price to put towards "cleaning" when I left the place spotless. (I have pictures and video). Overall, it was a shady and disappointing living situation and I wouldn't wish it on anyone. Happy Apartment Hunting!"

Sun B. "I've lived in this complex for almost 5 years.Pros:-things get fixed right away when you request. Thanks to their great maintenance team -there's always guest parking. Sometimes I do have to park far by the brick wall but It's better than parking outside the premises. -security cameras on the premises-no cockroach Problem -rooms are big and spacious -"smoke free" complex -the fixed up their gym and sauna! Their sauna was not working when I first moved in. But it's fixed now. I really enjoyed using it when I was there. Cons: -security cameras: if you park by the white brick wall, the cameras don't go all the way over there. So if things happen to your car (mine was a hit and run), the cameras won't catch it. -there's a lot of cars that needs to be towed in the guest parking. You know it's been there for a long time because it's building up spiderwebs. Management doesn't do anything about these cars but leave you notices about your car parking there too long. -the big hedges around the apartment complex. During the summer there are bees and wasps. It also makes me feel uneasy coming home at night.-rent goes up all the time-people are always digging through the dumpsters. Overall, I enjoyed living here. The complex is quiet in general. It's located right down the street from Walmart, Costco, and winco. The management is nice and get things done for you in a timely manner. The cleaning fees they charged us when we moved out were reasonable. They'll send you a breakdown of everything they charge you for. We received half our deposit back. We honestly didn't expect our deposit back at all. Granted we lived there for almost 5 years."

Below are a list of pros and cons.Pros = New / gently used appliances, spacious apartment, spacious backspace, mostly quite complex, wonderful manager and great office staff, office handles issues quickly and confidently, nice and knowledgeable maintenance staff, reliable security, plenty of visitor parking, close to gas station and grocery store.Cons = Roaches, Roaches, Roaches. They are impossible to get rid of. The office will spray immediately but they just never go away. Grounds could be a little cleaner, especially trash can area, parking lot needs to be done again.I definetly recommend this place. It is a nice, comfortable place to live."

The apartment is beautiful, granite countertops in the kitchen and bathrooms, ceiling fans (that also dim), and HUUUUGE closets in the bedrooms!! The grounds are always kept clean and the yard company comes every week. The manager Sarah is super sweet and always takes care of anything we need. And the electric BBQ grills by the pool (w/ lunch tables) is really nice during the summer to go BBQ and swim. We love our home here. :) Oh, and they have a beautiful clubhouse where they serve breakfast (yogurt/pastries/coffee/snack) on Saturday mornings!"

She's very caring, she plans activities for the residents and is always available when needed. Rick is the maintenance guy and he's awesome. When I first moved in there was a different manager and maintenance guy and they were awful. It took months to get them to fix anything. I was happy when they left and Lisa became the manager. If you're over 55 and looking for a nice, clean safe place to live, come here."

Since me and my husband have been here the complex has been on their fourth manager already. The side that we live on is peaceful And quiet and our neighbors keep to themselves. However once you get towards the back by the Laundry room those areas tend to get louder by the minute with loud music. Which doesn't bug me since I don't live on that side. The laundry room should be taken care of and cleaned more often. And I believe that the people who use it should clean after themselves and also they should clean the lint trays and most of all picking up after their dogs poop or dogs pee would be nice. Other then that this is a wonderful place to live ohh and the maintenance guy is nice and not lazy he gets the job done"

I signed the lease that day!Now living there a month the amenities are amazing: pool, jacuzzi, gym, salon, sauna, tanning room, billiard, full use of bar and grill, and you can reserve the club house at no charge! I absolutely love it here. The management is engaged in the tenants needs, maintenance has been accommodating and prompt when needed. This is a fabulous place to live."

He's also been lucky enough to have good roommates who all got along. Going back to a yr ago, the nasty refrigerator was never cleaned by the cleaning lady. Once all the boys moved in and met each other, they found out that none of the food in the fridge was theirs. They contacted the building manager and he again had someone come out to clean to include the fridge. Downfall of this complex is the AC rarely works during the summer and gets as hot as 80 degrees in the unit. My son n his roommates had complained multiple times, the problem would get fixed just for the AC to go down again in a couple of weeks. Luckily he's moved out early and is staying in a much better place now with working AC. For the rent and convenience, it's an okay place to stay for short term."

David D. "I'm updating my previous review because of a very shady policy they have here. You know how you make a deposit when you rent? You try to keep your apartment in tip top shape so you get it back? Yeah, here at Pebblebrook they take over 30% back in order to clean and paint, without specifically telling you--even if your apartment's wear and tear falls within the spectrum of reasonably "normal wear and tear." I'm sure there is some civil code that they're using to do this, and most tenants won't bother fighting it, but, after renting over 15 apartments (all over the US because of jobs) I've never experienced this. The whole experience here was really annoying because I barely used this apartment (only as a waypoint for a certain job in the area). In fact, one room was basically unused because I lived alone. So, if you rent here, really, there is no reason to attempt to clean if you're moving out; heck you might as well let your kids use the walls as their crayon canvas. Go 'Dexter' on the carpet. Leave it a mess. You know why? Pebblebrook will likely charge you no matter what. Kiss 30% of your deposit goodbye.Edit1= I was actually contacted by more than one lawyer about this post, pretty cool. Turns out if you look http://www.dca.ca.gov/publications/landlordbook/sec-deposit.shtml you'll see that a landlord can't keep your money unless the apartment's condition exceeds "normal wear and tear" In my case, my place was left in almost exact condition of its state when I first rented. I'll update this."

It's reasonably quiet here, some noise from manly trucks roaring down Barstow at night but not too bad. Any mechanical problems we've had were fixed almost immediately. Filters on ac checked and swapped out on regular basis, heating and ac work great. New dishwasher installed same day when our old one stopped working. All in all a nice place to come home too. When you want to rent, they are nice, when they come do random inspections with the management, constantly message you about what's been reported and how rudely they handle situations with you. Management should get a 0/5 stars. They talk down to you, make it a very hostile environment, i understand if there are matters to discuss but it can be done in a respectful way. Honestly i have read the reviews and seems like a lot of people of color are having issues with management... maybe something for them to look out for. Nice complex but you'll always feel like you're being watched or even get harassed at one point or another.Update: I received a notice to get rid of a service dog within 3 days or I'd be evicted out of the apartment. Since this review, the attitude of the front management changed drastically but just like everyone said, you see NONE of your deposit back plus I owe more after cleaning the house to the best of my ability. I moved to a different location and so much happier there overall."

The amenities were out of date, and it looked like an older style apartment (which is okay if you're trying to save money) they raised the rent a bit by the time we moved and I'm glad we didn't stay. Although, the location is not bad, right off Fig garden Loop. Our neighbors were quiet and to themselves, the only issue I had was they do not allow big doggies. I saw many people with huge pit bulls and German shepherds though, so I think they should consider switching to allowing large dogs so renters didn't have to hide it. You're right next to the train tracks so you'll hear the loud trains horn throughout the night but you kinda get used to it. It was overall a good experience."

From the very first day, the office and maintenance staff have been terrific. Things that needed to get fixed were fixed in a timely manner. Yes, the apartments are a bit dated, but there was still plenty of room in my 1-bedroom apartment for all my stuff and amenities. There's also a ton of storage space, including a spacious walk-in closet. My upstairs apartment had a small balcony which was a great place for just sitting and relaxing. The office staff was always so willing to help and make accommodations. The maintenance staff were quick to help and to give a friendly wave as they drove past on their carts. But, add to this a swimming pool, two Jacuzzi spas, a picnic and barbecue area with ping pong table, a decent size workout room with good equipment and a meeting room that looks sharp ... and you have a wonderful experience. But, wait! There's more! You're within walking distance of some terrific restaurants (Carrillo's Mexican Restaurant, Thai Country, Bowleze) and you're a less than 10 minute stroll from Old Town Clovis with everything it has to offer! Dian M. "Not a good and safe place to stay. A lot of anti social elements scour the complex in the night. Some of my friends and neighbors cars were broken into and even stolen. The management does not seem to care whether their tenants properties are safe or not. My neighbors brand new laptops were stolen after thieves broke in through the kitchen window during the afternoon. After repeated complaints GSF properties do not seem to care and have not done anything to make the complex more secure. CIS do not seem to do their jobs well at all. Apartments are okay and maintenance staff are responsive to utility issues. Laundry facilities are not good, often requiring two cycles of drying for even small loads of clothes. Repeated complaints have fallen on deaf ears. College kids who do not care and do not have valuables will find this a good place to stay (close to CSUF). Families and employees, please avoid, there are much better places."

Sandi M. "Moved in March 2019 and my family and myself LOVE it! We have a wonderfully spacious 3 bedroom and 3 bathroom apartment home. We have a large garage with an automatic open/closer. Nice back yard area for our pup Jack (YES! They ARE pet friendly!!) and a convenient washer/dryer in our home! There is a nice large grassy area for pups or kids to be at, as well as a large clean pool, and renovated laundry rooms. The staff is always friendly and efficient. We have had only one maintenance emergency with the air conditioner going out on a very hot day. Sabrina the manager went ABOVE and BEYOND and made sure we got a portable cooler until it could be repaired. I have always received a warm reception from the office no matter the issue. We do wish there was more parking, however, I think it is not due to lack of space but more due to most people have multiple cars per household. I have never had an issue finding a spot when we really needed one though! It just may be a walk depending on where you are at. I just add that to my steps for the day! :-) If you are looking for a lovely long term place to live and call home, then give the team at The Renissance a call!"

"Recently moved in here and so far, so good! :D As a brand new apartment complex (as in they *just* started taking residents last year and our unit has never been lived in by anybody but us!), they are GORGEOUS and definitely have that "new/modern" feeling/look. Hardwood floors everywhere except the bedrooms, dimmable overhead lighting and ceiling fans in every major room, huge patio on every apartment, lots of storage space, covered garages, plenty of guest parking, great amenities (pool, fitness center, lots of grass for frolicking), and an incredibly competent and friendly staff. They're managed by Manco Abbot, which is pretty much the best apartment management company in the central valley. As a Manco property, they stand by the "Customer Service Guarantee" that all work requests get done within 24 hours, and if you're unhappy with your apartment, you can break your lease and leave before the 30 day mark with no penalty. (I mean, you won't... but you could.) ;]They still have units available, but so far it's a good mix of young and old, singles, couples, and families, and is a nice, quiet, safe little community just minutes away from great Fresno restaurants, shopping, Target, Trader Joe's, Woodward Park, etc... and is in a Clovis school district! I mean, really? What more could you need? :]4 stars for now since we haven't lived here too long, but it *definitely* has the potential to be a 5-star place and will get the upgrade it deserves if time does the telling! (Which, based on how awesome the facility and staff have been so far, I am quite confident it will!)"
