We are new to the area and with a 2 and a half-hour drive between us and this new rental, it was a serious challenge between working and looking for a place. We used Zillow religiously. I had noticed this property management and checked out their website. The first thing I noticed was that most everything was already rented. As our search went on, I noticed a post on Zillow with Adanalian. I contacted them and set up an appointment to see the home. We drove by and I knew that this place was the "one" knowing that rentals with this management go quickly, I decided to call and reschedule. Nick was very accomodating and provided applications during the viewing. We were able to move in on our planned date. Everyone was extremely friendly and was very helpful. Kay processes our paperwork and she was professional and knew exactly what she was talking about. The front office staff was friendly! I forgot her name but she was very sweet. Lastly Rose has helped fix some minor repairs has been quick to respond and very helpful. Maintenance has also been accommodating.Overall, we are very happy with our choice and we made and I would recommend it to anyone who is moving to the area or looking for a rental in this area.

ATTENTION IF YOUR LEASE IS UP!!!! Updated review March 2025: Moving out process was not smooth. I had automatic payments set up and assumed that it would be stopped once our lease ended. It did NOT! And they did not tell me to stop my automatic payments until after I contacted office AFTER I noticed I was charged for rent after our lease ended. It sounds like this happens often and they think they can get away with charging people rent without any consequences. I am furious, I am now waiting for a check in the mail because I don't live in Fresno anymore just to pick up my check. Tina was rude on the phone who is their finance person, how is it my fault that you guys have a KNOWN flawed system but haven't done anything about it or warn your tenants about it. It sounds like a lawsuit waiting to happen imo. I can't wait to no longer have to contact with this company.

When we moved into the rental house it wasn't completely done having repairs, we were promised that the items would be fixed but once we have completely moved in they told us the owner decided those things didn't need to be repaired. Overall they were responsive and I feel did their best to get the owner of the house to fix things.

Never would I think in 2021 a person would experience racial discrimination for rental of a home. This company collected a fee to run a credit check, which they never ran ... then sent a letter stating nonqualify due to collections (which was untrue). They fabricated this so they did not have to rent to a black person. So sad.

1) Charged landlord items that the tenant completed themselves. 2) did not to walk through properly to complete money due to tenant until day 20 ( law says money to be refunded by day 21). How does a seller have time to take care of this with only 24 hour notice? 3) purely unprofessional with lack of follow-up, lack luster management of files and overall poor customer service with extremely high rates to landlords.

Very unprofessional company. We called them daily and left numerous messages and they never returned our call. After three weeks we finally were able to track down Nick the rental agent and he lied and said he left several messages for us. He strung our application along for three weeks only to tell us that he didn't want a co-signer after he initially told us at the showing it was ok. I usually do not write negative reviews but this was the second time in two years that Nick did this to us. I will spare all the details of how rude and condescending he is to women. Renter beware this guy is only out to collect your application fee. He discriminates against two women applicants. We will be filing a complaint with the state Consumer Affairs.

This company does no oversight of the property on the owner's behalf. They do not communicate when requested by the owner. They allow tenants to destroy a residence, clearly do no visits to assure your property is being maintained. Whether this is due to incompetence or laziness doesn't matter. Avoid Adanalian, hire a true property manager.

HORRIBlE EXPERIENCE ! Adanalian managed our property with the same renters for 8 years. They discouraged us from contacting the renters and going on the premises and it doesn't appear Adanalian made annual inspections to see that the property was being maintained. When we sold our home and needed to move into our rental, we asked Adanalian to give our renters a 60 day notice. When the renters did not leave we found out through Adanalian's attorney that we could not evict them without serving another 60 day notice because the original notice was defective. Adanalian's office manager admitted that they were not aware of the changing laws and forms when they drafted the 60 day notice . Therefore we were forced to rent back the home we were selling, move our furniture into storage and pay the renters to leave (cash for keys). When we asked Adanalian to help with our expenses we did not get a response but Instead received a letter from another one of their attorneys denying our request based on wording in the contract. If Adanalian had used their attorney to draft the 60 day notice in first place we probably would not be in this mess that has lasted nearly 4 months. After all this they charged us their attorney fee to draft the second notice.WARNING: Carefully READ the contract pertaining to holding the Property Manager harmless of just about everything!!
