Stand alone, single family 3-4 bedroom homes. This place has Garages, private backyards and more, managed like an apartment complex. Maintenance person on call 24/7. So like an apartment, I'd my stove stops working on Thanksgiving, I can call and they have to send someone out within an hour. Dog runs. Basketball courts. Family parks and play grounds. Imagine being in apartments, just, every single house is an actual house. Not a duplex or anything. Actual houses. The 3 bedrooms are about 1350 sq ft. All garages are single car garages, but have a little notch cut out so you can store some tools / items as well as your car. All backyards are private with the typical 4ft El Paso style rock wall as a fence. Houses come with appliances. Not the fanciest, but not old and broke either. All home exteriors are brick. Rent ranges from around $1100-$1300. Refrigerated air (huge plus in El Paso). Located one block away from a large shopping center that has everything from WalMart to PetsMart, Chik-Fil-A to Chipotle, Planet Fitness to Ross... and much much much more. Gas stations very close by as well. Location is 2 blocks from HWY 54, which gives you a STRAIGHT shot into Ft Bliss. Also, once on 54, you're 1 exit away from Trans Mtn, giving you very quick access to the West Side, so you can be all fancy and trendy and shit. Community seeks relatively quiet. I notice a lot of current or retired military here. Nothing wrong with that, I'm active duty myself. But, if it's something you care about, yea this place has a lot of military. However, with the rent being what it is, you'll rarely get some of the junior troops. As far as renting goes, I'm down with it. Fair prices. Decent sized homes (especially when it's just me and my two dogs - 1350sq ft is more than enough for us lol). Great location (in my opinion). Everything I NEED, from food to fitness, is only one block away. 54 can get me anywhere I need to be Ft Bliss or the 601/375. Trans gets me to West Side. In my opinion, this is the best you can do location wise. It's not GREAT for any one side of town, but it's "decent" for all sides of town. And the Franklin Mountains are littering in my back yard! But I got lucky and got a house that has a backyard that faces them. Houses on the other side of the street of course, won't have the same view out back. This suits me, actually, more than suits me, just fine while I take my time, wisely, and search for or even build from scratch, my perfect, FOREVER home to purchase.

After the new management took over. Everything went down hill. Be aware when renting here. Been here since 2019, this first year there was great because they were on it with repairs and maintenance.

We met with and spoke to employees here about renting a home from them. We didn't apply until January 2021 because we needed to finish out our current lease. When we contacted them, we found out they were taken over by Progress Residential. We could barely get them on the phone. Most communication was through email. When we applied, we found out 2 days later that we were declined. We couldn't even get someone on the phone. Thankfully our deposit was returned to us. The original employees through the Village at Cottonwood were so nice. It just stinks they were taken over by a crappy company.

DO NOT LIVE HERE. The space itself is decent, but the service and Progress Residential management is THE WORSE! The few times I had to call in the wait time was ridiculous - waited over an hour (included someone picking up after close to an hour just to transfer me where i waited on hold again). I just hung up and sent them an email about the incident and how they suck and need to do better. When I signed my lease in NOV2020, I was directed to get renter's insurance (did that) and the gas bill in my name (did that). After setting up the gas acct, I get a call stating that there was a mix up because things are still being worked out with new management (Progress Residential) and I don't have to have the gas acct in my name but Progress Residential will open that acct and just bill me the charges. I asked if my deposit of $25 for opening the gas acct will be refunded and I was told that it would be. Here we are almost a whole year later and I have not received a refund, in fact I was CHARGED $20-something for Progress Residential having to set up the utilities in their name. When I called to address it, the rep was so argumentative that she didn't even hear me explain what had happened. She just continued to speak over me to say that they charge their fee of $20-something for utilities' set up, smh. This company is garbage, I tell ya! I had all my bills on autopay: rent, utilities (two separate deducts). Every month, I'd go online to check my account just so I can see that all is good and while i'm in there I always check the "end date" of my autopay to make sure it's still at 01NOV2021, which is the last month of the lease. Well, on 01OCT I was charged w/a $125 late fee because my autopay for rent did not happen and Progress Residential said it was because my autopay end date was 01OCT2021 -- but they ran the autopay on 01OCT21 that was set for my utilities. I told them that I check that EVERY month when I go in to view my acct activity - I ck that my autopay end date is still as I set it to 01NOV21. Also, I could see that my autopay set-up had been deleted. I disputed the charge, but they didn't reverse the charge. Also, I used my debit card to bring my balance to zero and I was charged a $30-something fee for using a card!! There is nothing on my lease about a charge for using a card to make payments. DO NOT LIVE HERE. My lease renewal was coming up and they they took the rent up from $1215 to $1310. I saw online that in my neighborhood they were currently advertising a rental unit EXACTLY like the one i'm in for $1285, so I requested that my rent be the same as the advertised unit (*they also had units larger than mine for LESS than $1310!). They denied the request. So, in a nutshell, the customer service at all the provided contact #s are poor (extremely poor!), their fees are exorbitant, and the rent is inequitable and not worth it. Progress Residential is bad management. Save yourself the headache. The only good thing about Cottonwood Springs is the maintenance team.
