I'm honestly disappointed that they don't allow me to give zero stars. Please I beg you do not live here. These peopleARE SCAMMERS. Absolute SCAMMERS. 1. The first problem we had is that they will literally walk into your apartment without permission or even notifying you. They will come and go into your apartment as they please.2. Second problem is they will literally make up charges to add to your account. And since they have no online portal or anything to pay rent, you never know how much you're gonna owe each month. They will always change it up on you and add extrastuff they literally are SCAMMING students. 3. I was optimistic, even though this apartment complex was falling apart, had roaches, and doesn't even have AC. NEEDLESS TO SAY WHEN WE MOVED IN, IT WAS NOT IN GREAT CONDITION BUT WE LIVED THERE BECAUSE IT WAS CHEAP RENT. WELL, WHEN WE MOVED OUT, THEY PROCEEDED TO CHARGE US FOR EVERYTHING THEY COULD THINK OF TOTALING UP TO $1600. MY FRIEND IN THE NEXT BUILDING OVER LIVED ALONE AS A SINGLE MAN AND THEY CHARGED HIM $1000 ON MOVE OUT. IT DOESN'T MATTER WHO YOU ARE THEY WILL CHARGE YOU AT LEAST $1000 PLUS YOUR SECURITY DEPOSIT ON MOVE OUT. THEY WILL LITERALLY CHARGE YOU IF THEY HAVE TO REPAINT A WALL. I am waiting for someone to take them to court and sue them for being such crooks. I couldn't cause I didn't have the money to. I know that the rent may be cheaper than other places, but with what they charge you on move out and all the random fees you might as well just move into a different place and pay a little extra rent. It will all even out anyways. Again, I don't care what they tell you or promise you they are an awful awful place to live with a terrible person that is running it taking advantage of people.If you see a good review on here, just know they probably wrote it themselves.

The place is a joke. The office managers/staff are very SHADY, provide inconsistent documentation of them trying to get money from you, ruined my move in date, gave me wrong apartment, appliances kept breaking down, roaches cameOut of sinks and drains constantly. Office never bothered to fix, and they try to make you do things on your own. They're all in the scam together. They have nepotism there, it's all a crooked family who are scammers. Manager is a lady and her son works front desk. Maintenance are brothers. They will change your lease on you with pen. They will provide pictures of an apartment that is TRASHED and NOT yours when you move out. I had my own documentation/photos of my apt when i moved out that saved me. DO NOT live there!!!! It will haunt you, and you'll end up taking them to court for FRAUD. I did.The managers name is Cecelia Ward Palmer- goes by Sille.... since apparently "the manager doesn't take calls" so if you need to speak to her, ask for her name!

I wish it could be ZERO stars. If you are a student I repeat DO NOT live here. They will scam you when you move out with false charges asking for thousands. This was the worst place I've ever lived. Rude staff, horrible work order times. The first year of living there my dryer didn't even work. But they will ask for large amounts of money when you move out. There are better options in Las Cruces I promise. This place is not worth the risk because they will scam you for money. Live anywhere but here it is an awful place to live. I'd reccomend Casa B over this place, I'd recommend any other apartment complex over this place. If you want a good place to live this is NOT it.

If you are a student or value your time, I would not recommend living here. I stayed here during my time during medical school under the assumption that if I paid a bit more, I would avoid having to tend to my apartment frequently. This was not the case. To list a few points of caution:The day I moved in I had roaches as well as other insects. This has been a recurring problem for two years. Management would enter my apartment unannounced and set off my security system (which I would then have to deal with). It would seem management tries to get any money they can from you and are not above contacting your bank to make false late rent payment claims. All noise complaints have gone without action (real bummer when you have an exam the next day). The lease is full of details that require a tenant to jump through hoops. In my opinion, it seems like a mechanism to ensure a security deposit is lost. Complimentary carpet cleaning is advertised... But I never got it. A huge amount of time was wasted trying to have this promise fulfilled. Apartments are very loud. Units are set up so that the bedroom is adjacent to the air conditioning units (not just yours). This is incredibly noisy when you are trying to sleep. Reservable parking is advertised, but there are no consequences to individuals parking in your spot. The towing company has been long gone. If the convenience of an apartment gym is a selling point for you, know that it is not maintained. I even tried to clean it myself but neither restroom was stocked with soap or paper towels. You may need to take multiple showers. The water has a smell of rotten eggs (sulfur) if it does not circulate. A tour of the apartment might leave you to believe that all the drawers and cabinets are real and/or functional. This has not been the case for me.If you do decide to live here, perhaps doing the following is a good idea (not that this is any form of advice). Take lots of pictures when you move in and document literally everything that is faulty in the apartment (holes in wall, did they clean behind the washing machine, etc...). Also, keep track of all the little things given to you when you first move in (pool pass, gate card, etc...) as you will need to return them. And lastly, Seriously reconsider living here.

This place is the biggest scam you will ever come across. Their amenities all have some kind of catch to them. The pool? You'll be harassed every hour. The gym? Same deal, but management will go in and stand there and watch you (creepy). Movie theater? Used "during office hours" and get an attitude every time you ask. What about the clubhouse or whatever else they offer? You have to pay to use it and get an attitude when you ask.The stay, because of management, is not at all enjoyable. Not to mention the huge scam they pull at move-out. The carpet cleaning company they want you to use? It's their own maintenance crew. I HIGHLY doubt they pay their crew additionally to carpet clean those apartments. They are probably just paid through their hourly salary. SCAM. And those fees of apartment cleaning after you move out? Same deal. The maintenance cleans your place. NOT a professional cleaning service as they advertise you paid for.The staff is absolutely unprofessional and will only be nice if you don't complain one bit. I complained ONCE because it took a week to fulfill a simple workorder of unclogging a drain, A WEEK, and after I complained, they were nothing but rude and horrible to me. They even went into my apartment unannounced and after I complained, they said, "Someone called in to say you had a dog, so we had to check." What lies--a dog? I have never owned one in my life. They were just finding excuses to harass me, and when I said that, they gaslit me.DO NOT MOVE HERE. If you want to live on Roadrunner, there are PLENTY of better places to move into that don't have awful people running it.

Absolute worst place I have ever lived. Management was nice at first and then randomly charged us 200 and wanted to charge another 1500 to re sand the pool area when we were accused of having a dog (we didn't) but they pay tenants a 100 dollars to tell on people that do. When we moved out we got 30 dollars of our 600 deposit due to them having to "clean our carpets 3 times" when we didn't ever even wear shoes inside. Will look for any way to take your money

Lemme tell you something. If i could go back in time and get another place I would. $500 deposit and never saw a dime for damages that were present before i moved in. Gym is under equipped at best and management is horrendous. Update, my friends are moving out this month and these people couldn't lead a pack of toddlers to the playground if they tried.

For starters I concur with the last reviewer's feeling about the Pavillions Being an awful apartment complex. I also agree that the owners and management only care about money!! I called for routine fixes throughout the time I lived there ( 1 year as I could not get out of the lease and they will take you to court and try by all means to extract as much money as possible from you). Management is incredibly rude and will treat you as if you are somehow beneath them. Being a physician I would never dream of treating my patients the way they treated me. I'm so sorry I didn't read the reviews first ( which are bad) before deciding to rent here.I feel like a fool but perhaps I can help prevent others from being tricked like I was. I don't have a yelp, and I created one just to write this review so no one falls into the same trap that I did. If you value your privacy, do not move here. Don't be fooled by the pretty environment; they will make up excuses to come into your place, unannounced, and without warning. I had a vacation break, so I was home at an "unusual" hour in the day. Guess who came into my apartment when I was naked? You guessed it. (never got an apology from the landlord, even after complaining).I looked over my lease to see if they were breaking the law, and they technically are. There is creepy language in the lease like: "We can enter whenever we want," which is in direct violation of New Mexico law: http://jec.unm.edu/education/online-training/landlord-tenant-relations-tutorial/right-of-entry. The lease implies in many areas that they are above the law, and they will say anything to get you to sign it. i.e. They told me I would get a 24-hour notice when they were explaining the lease to me (I did not. Zero respect or remorse, let alone repercussion).As a woman, living by myself, I do not feel safe living here. If you are a family thinking of moving in, look elsewhere, because your kids will not be safe in this apartment complex. If you are a student thinking about a place closer to campus, move elsewhere. The pretty place isn't worth the price, especially for your safety. Not to mention the rude management who only cares about the money in your wallet instead of your safety and overall wellbeing? Move along.My safety and quality of life are more important than a pretty place. Even with me enjoying the environment and the apartment itself, it does not make up for the fact that this place violated my privacy, violated my safety, and made it to where I do not feel comfortable here, nor do I feel welcome or respected as a resident. Even with the fancy private gates and secluded area, it is not safe because they are the ones to violate it.

Do NOT move here! Unless you don't care about your deposit. They will do anything to charge you for things to either take the entire thing or some of the deposit. In addition, the management is extremely rude and will argue with you for no reason just to get their way. They don't listen to you or your request and they are always defensive. Just a bad experience overall.
