I personally wouldn't live here again because of all the NMSU students that live here. In my opinion, it's not very family-friendly or peaceful. A lot of people are trying to throw parties at the pool and stay up all hours of the night. The pool is always closed due to NMSU students ruining it.

We lived here for 1 year in a 2 bedroom. Overall I do not recommend the flats to anyone. It is overpriced for what it is. The pool is constantly closed. The grass is mostly dead with a lot of dog poop not picked up. The gate is always broken or left open. We have caught security guards sleeping before. Bicycles are often stolen. I've seen bike locks cut and bicycles stolen out of peoples patios. The communication is rude between management and renters, management will sent unprofessional text messages to renters. There is lots of noise from young students partying. The building material is very poor quality in the apartment. The water smells bad and leave stains. The only pro is that it is close to Burrell college and NMUS, has high ceilings, and a variety of plants and greenery around the complex.

I lived here for two years...I'll will try to keep it simple. I am a medical student so most of my time was either spent at school studying or in my apartment sleeping. I would occasionally eat...but low yield.Pros: Good location. Close to school. My apartment never had any major problems. I think I submitted a maintenance request once to change a light bulb. It got changed the next day. I really enjoyed my interactions with the staff. Both Denise and Bailey and have done an outstanding job at improving the community through events (before COVID-19) and social media posts. I personally feel they really go out of their way to make you feel at home. I thought the management was one of the best things at The Flats. My requests and questions are always answered in a timely manner.Cons: I found many of the residents immature and disrespectful (high yield). I observed many of them yelling at staff members over the smallest of inconveniences (higher yield). It was very obvious to me that this was the first time they were living on their own and were used to having their handheld for everything (highest yield). This is one of the main reasons I didn't utilize the study spaces. It just wasn't a favorable environment.There was a lot of poop on the grass which again goes back to the residents. They were not following the rules and cleaning up after their dogs. So if you decide to live here, please call them out on their shit...literally.I gave it 4/5 stars because there is always room for improvement! Bailey and Denise, thank you so much for making my experience worthwhile in Las Cruces! If you are a future medical student I would totally recommend The Flats; my only request would be for you to be kind and courteous to everyone you meet :)

To begin this review, I do want to recognize the friendliness of the staff. The apartment is spacious, but my 2 stars is reflective of the following:1. Location - Although this apartment is located minutes away from NMSU and BCOM it is right off of the highway near several hotels. With that being said, I have seen some questionable people who do not reside in the Flats walking around the complex and outside my apartment building. It makes me question the security. 2. Price - After moving in and learning more about Las Cruces, I found more affordable areas to live in. I paid $650 for the master bedroom in a 2-room apartment, but you can find nicer locations and pay about $780 for a single room apartment. 3. They don't pro-rate. I moved into my apartment on the 15th of the month and I was force to pay the full $650. 4. If you are a medical student who is still waiting for responses from other schools don't rush into signing a lease with the Flats. Because if you get in else where, and although you didn't move into their apartments, the Flats will make it hard for you to break your lease. They will most likely say you can't get out of the lease unless you find someone else to take it over.

If you are a medical student, DO NOT live here. My motorcycle has gotten stolen from outside of my apartment. My friend got her bike stolen the first two weeks of school. My other friend had her car broken into. The cameras don't work, so good luck. Extraneous charges have been placed on my account and hasn't been fixed for months. There are OBNOXIOUSLY loud people at night during quiet hours and absolutely no security. The only redemption about this place is the staff.. even then I wouldn't spend a dime here. The water is absolute trash, it is extremely sulfurous that you're literally drinking farts. DO NOT LIVE HERE. Las Cruces doesn't have a lot of traffic. Save yourselves a headache or multiple headaches and some cash. Oh, I just remembered someone also tried to break into my apartment and 4 AM.

In 2019 this place was amazing, but since they fired half of their friendly staff, and changed owners, the place keeps going down & down.-The staff is always overwhelmed with work. Really? 6 staff people for over a hundred bedrooms? Call them "slaves"instead...-I started paying $900 for a 1x1 apartment. Today I pay $1330 with no enhanced services or justification-Gates and locks in the clubhouse always fail-Their security cameras don't work-There's poop everywhere-Dead grass, plants & trees are never replaced-The pool is always taken by nonresidents-And some residents are ugly people but how a staff of 6 people will take care of the whole property?Focus on profits only and your reviews will keep dropping...

Great apartment, amazing office staff, but it's owned by a company in SoCal, who only wants as much money as they can squeeze out of you. My rent was raised 20% after one year! So it's great if you don't mind huge rent raises. I bought a house, and my mortgage is $500 less then the rent I was paying.

‼‼‼‼‼‼‼‼‼‼‼‼‼‼‼‼‼My sister and I have been living at The Flats at Ridgeview here in Las Cruces, NM. They are the new looking apartments across from the NMSU Pan Am, and behind the Dominos Pizza. This is the second time we have had to put in a police report with LCPD, who have informed us of TONS of theft at The Flats. I know what you're thinking... "Isn't The Flats a gated/private community?" IT IS! That does not stop people from walking through the side gate that is ALWAYS open. So technically-anyone can just walk in. Today we saw that my sisters Catalytic Converter was cut off from under her car! That thing is like $600 to replace. My mom and sister went to the front office to complain and see if they can gather any video evidence. Turns out, the flats do not have ANY cameras at all, so there's that. Bailey, who is the housing manager or whatever, RUDELY laughed at my mom and sister, said "thats not our fault", and proceeded to walk away as my mom was talking to her. She was really rude about it... I think if there's that kind of problems going on, AT LEAST listen to the story. My mom got it all on video, so we can provide any proof. The first time we had to file a police report, was when my sisters boyfriend car was broken into! They stole $2000 worth of tools, his passport, and insurance. The Flats didn't want to do anything to help! The Flats claim to not have the money for cameras, but rent is $1400 a month, plus an extra $200 or so for utilities. There's NO WAY, they don't have some money for cameras. It's frustrating and sad to see what is going on at The Flats, and it seems like the office managers don't care much about it to fix anything/ stop it from happening. I want this post to be shared so they stay away from renting here. Also, for any previous and current residents to speak up if they have dealt with theft/vandalism as well!! According to LCPD, it's VERY common here. Thank you for listening. I hope this reaches a lot of people!

Worst place I have ever lived in my entire life. They force you to pay them through this app called simple bills which charges you for everything. They are just low quality people in management because they don't even work their scheduled hours. I wanted to speak to the manager but she was never working so I had to speak to someone else always.

Best apartments in Las Cruces. Gated community that has security so you always feel safe. Very modern and is in a great location. Staff is fantastic as well.
