Since I can't give 0 stars I guess they will get one. THESE PEOPLE ARE CROOKS! They make it a point to market themselves as a family business... Who needs family like this?! I'm pretty sure they break multiple rental laws- it's disgusting. You move in and it's dirty, they never fix anything, then when you move out they charge you for those broken things and "cleaning". What a joke!!!

Great experience with the realtor! I'm military and had to move with a few months notice. Kristi and Karen we're very flexible and helpful in ensuring the military clause was honored. One less stressful thing to worry about when moving!

My boyfriend Aaron and I just signed our 1-year lease with this real estate company and couldn't be happier. We'd been looking for a place in Las Cruces for about a month. I found them online and kept an eye on their well-organized website. Our listing had lots of photos, and it was easy to see that we wanted it! We haven't moved in yet (less than 3 weeks to go!) but so far couldn't be happier. I called the office in a very stressed out mood, freaking out that we had no place to live and just decided to not move into Casa Bandera. The lady who answered the phone was so understanding, listened to my problems, and told me that Jamie Stull himself would contact us. I had my eye on one of the rentals and was waiting till we could secure it in time to move at the end of the month. Jamie did contact Aaron and explain about the house. He told us he would work with us on our pet deposit (we have 3 cats). They didn't even charge us a more expensive security deposit! The leasing contract was easy to read, and they seem extremely experienced and professional. In less than a day after we applied, we had the house. It was so smooth and easy that I could hardly believe it! They did everything online and on the phone, being present not required! Moving from out of state could never be so easy! We haven't moved in yet, but so far, these people were the answer to my real estate prayers.

They are great at taking your money and getting you in an apartment. We had to break the lease after 6 months because our son got an offer for job training. We gave them 30 days notice, put up our own flyer to help sell it, showed the apt ourselves, got a renter, left our microwave and half the furniture to spice the deal, and so the new renter picked up on the lease where we left off. The apartment was cleaned well, we paid for a professional carpet cleaner which I met, and dropped everything including the keys ready for the new renter. Were we to get back any of our $450.00 deposit? None of it!! The nice lady in the house turns out to have other rentals and they both kept us from our due -- contract or no --we went beyond the call of duty to make sure there was no break in rent, and our son was leaving for a good cause. We did the right thing and left that apartment spotless for the next renter. It sucks we had to forgo our deposit and $60.00 for carpet cleaning. There is some flexibility in a good business. And this is supposed to be a family business. Don't be fooled, and be careful with their nice demeanor. All is well until something goes wrong!!!

Out of all my landlords over the years, Stull has been my favorite. I have rented two properties from them so far. They are attentive, family-run, and helpful. They are quicker than larger realty organizations I have rented from in terms of responding to maintenance issues. Stull manages properties for individual owners and does not necessarily own all the properties themselves; they typically manage homes rather than apartment. However, Stull will still go to bat for their renters when it comes to issues on the renters' side of things. They helped us with multiple air conditioner and heater issues when homeowners were reluctant to replace old, unfixable appliances, and they helped us when a homeowner tried to unjustly take our deposit. I am very impressed with Stull and will rent with them as long as possible as long as I am in this area.

Placing your property in the hands of a professional management is supposed to save you the hassle and stress of managing it yourself. Unfortunately, this was far from my experience in the 7 months I dealt with this company. It turned out to be a very stressful and expensive relationship. I don't know if it's incompetence or what. They are generally adequate at finding good tenants (marketing the property, although a bit slow in my case and doing credit, background checks, signing leases, etc.), but when it came to getting timely accurate payment for rents collected and copies of records to account for the numerous and endless maintenance (sometimes for repeated services and at times at an exorbitant cost) and other expenses that showed up every month, it was a constant battle. Add to that sheer mismanagement or incompetence such as late payment of utility bills (with late fees passed unashamedly to me), over payments and maintenance fees supported only by handwritten invoices from their selected "handymen." I ended the contract and am still not sure I have or ever will an accurate accounting.

DON'T BELIEVE THE FAKE POSTING of still real estate being a great company. I am more than sure this is a fake review. This company could not be more Unprofessional and rude to say the least. I was ready with $ and was told that my application was accepted for the amount we agreed upon. Next, I was told that the home was already rented. Funny after the home was rented ( i live close by ) that the renters had offered and were paying $25 more per month more than I had agreed upon. Soon after that, I check the BBB.ORG and found a complaint that made it very obvious to me that NOBODY should trust this company. On the other hand I believe that Karen Stull may be out of her league as she is about 80 years old and cannot remember all the promises she's made. Please just beware and do your research. Darlene.

This real estate company was terrible from the beginning. The house was trashed from the previous tenant and we specified that we wanted it cleaned before we moved in. They pushed our move in date back twice to accommodate the cleaners, and come move in day, the house is still trashed! I am talking, fridge full of rotting food, all vents blocked with dog hair, furniture and boxes and dog poop still everywhere. We had to clean it ourselves. After we moved in, the people who were renovating the house next to us, also a property of stull real estate, kept coming in our yard, stealing our trash and recycling bins, used our water, at one point flooded our yard, used a leaf blower to blow trash into my yard, knocked my bike over, and then completely blocked my entire driveway with a mountain of gravel three foot tall. I notified Stull of every incident as it happened. Our lease was a six month lease that was going month to month after the six months, and our six months was up. We decided to put in our 30 day notice after Karen Stull "suggested" that we would never be happy there and we should move. This was on a friday. Monday morning rolls around and I go in to put in writing that we were giving our 30 days notice and she tries to tell me that our lease didn't end for another six months, she had already called the landlord and he wasn't going to give us permission to break the lease and we would forfeit our deposit for breaking the lease that had already ENDED three weeks before. When I told her that our lease was up already and that we only signed six months, and we would not forfeit our security deposit over that, she told me that I was being aggressive and ugly. I tried explaining to her that this is no way to treat a customer who pays every month on time and has never once thrown a party or caused a mess. At this point she flat out refused to talk to me, she would only talk to my roommate, and told her associates not to acknowledge "that little argumentative one over there". Thankfully I have photos of that house and yard from when we moved in and detailed everything in the landlord/tenant checklist when we moved in. If they try to scam me out of my security deposit I will hire a lawyer and fight it.

My husband (Steven Burlbaw) and I rented a property from Stull Real Estate. Upon move out, we paid $800 to have the house professionally cleaned and the carpets shampooed. We spent this money in good faith because we were good tenants and left the house in good condition, that we would receive our security deposit back, or at least the majority of it. When we did a walk through with Billie Haynie, she mentioned that we would likely only need to pay around $100 for some minor patch work for some of the holes in the wall. She signed off on the move out sheet as well with only nail holes listed on the walk out sheet. Much to our surprise, we received a letter and a check in the mail for only $150 of our security deposit. The receipt attached listed miscellaneous repairs including touching up baseboards, patching and repainting all walls, two ceilings, two bathrooms and the laundry room, replacing door stops, one electrical outlet, and two face plates totaling $800. Other than the patching of some of the holes, none of the other items were listed on our walk out sheet. After we received the letter, we attempted to go to the office to dispute the charges but were forced to leave and no one willing to work with us. We then sent two emails and one certified letter stating our concerns and requesting that we receive an additional check for $650 since the 'damages' that were claimed were never listed on our move out sheet and the holes in the wall would technically be covered under normal wear and tear. We never received an email, call, letter or any type of correspondence back to our dispute. They completely ignored us and were unwilling to cooperate or even take the time to discuss any of this with us. We had every intention of taking them to small claims court if we did not hear back from them, but we just had our first baby and were unable to file with the courts and now with a new baby, it is almost impossible to go that route. We feel that their treatment towards us was completely unnecessary and extremely unprofessional to not even get back to us at all.
