I have been renting from Steinborn for over 2 years now. The online portal makes paying my rent fast, hassle free and easy. Maintenance is always responsive and get people out fast when needed and the property managers are all friendly and work together for their tenants! Love having such caring landlords! They even help with getting ready to purchase a home when your ready!

TERRIBLE MANAGEMENT. My unit had mold damage that they PAINTED OVER. They didn't treat the mold at all. My garbage disposal went out over 3 times. I had to move out for A MONTH due to water issues and was weakly compensated. They also "forgot" to inform my roommate and I the problem was fixed, until I emailed asking about it A WEEK AFTER EVERYONE MOVED BACK IN. They also have a history of stealing deposits from people. You will never receive your deposit back no matter how spotless your apartment is, or how many picture you have taken. They will charge you up to $350 for cleaning fees to clean something that is ALREADY clean. I am honestly doubtful they actually hire cleaners at all. Whenever I moved into my property it needed to be sweeped, the toilet wasn't "professionally cleaned" by any means, weeds, lightbulbs missing, etc . So I'm sure they are stealing most peoples money. I have rented from multiple other properties and they have never stolen the deposit like this company. I AM NOT THE ONLY ONE THEYVE DONE THIS TO. "Deposit" is literally one of the recommended search words for reviews on here. That's how you know how bad this problem is. They'll say it's in their contract but even if you hire someone, they'll STILL charge you. When you move out you're given an extremely extensive list of requirements, some of which included "mowing grass", "replace burned out lightbulbs", etc. but, I moved in and neither of these things were done. Interesting. I understand the carpet cleaning fee is detailed in the contract, but the $200 for a house cleaning fee..? Mind you, THE HOUSE WAS ALREADY CLEANED. Furthermore, the property manager Susie Dunning is rude and obviously resentful of customers. (Maybe pick a different career, like one where you're alone in a room, staring at a wall and don't have to talk to anyone. You'd probably be as useful to society!) She also accused my roommate of breaking a water faucet in her shower, when a mechanic told her so when he came for one of our dozen repairs. BUT NO FAUCETS WERE BROKEN. So Susie is on the phone accusing my roommate of having a broken faucet in her bathtub when I'm sitting in the bathroom staring at a perfectly intact faucet. LIKE WTF. Completely unacceptable behavior from a property manager. To have mechanic be spies?.. and straight up lie to try and get us evicted or something?? Susie also forgot to inform my roommate and I that the heaters were being turned on. So I had two grown men in my apartment and I completely unaware they are supposed to be coming. I check my email, and nothing. So I love the attention to detail to our personally safety and privacy. When I'm a young girl in my pajamas that's certainly not a pleasant feeling! Really appreciated that Steinborn! When I had a neighbor pounding on my door telling me I was parked in their spot and I emailed and asked Susie if we had assigned spots, no response. Love that. It is honestly a miracle that I have stayed in the lease as long as I did. Its best to look elsewhere unless you are extremely extremely desperate. Steinborn will never change their behavior because they are a leading property management company and can continue to hurt the people of Las Cruces. Steinborn needs to change their practices and staff, otherwise AVOID.

RENTER BEWARE! We rented a home from Steinborn for almost two years. Our tenancy went well but when we moved out we were in for a shock. They stole almost our entire deposit illegally. When we moved out, I cleaned the house to the point it was move in ready, I even cleaned the blinds. When we moved in there was some wood in the garage, an outdoor umbrella frame, and a wooden ladder outside. When we moved out, we left those items behind because they weren't ours. Steinborn charged us to remove these items. We spent an entire day removing the leaves from the yard and the day after we moved out a huge storm brought the rest of the leaves down, they charged us for that, three weeks after our move out! They also charged us for nail holes in the walls which are considered by law, "normal wear and tear". It was pathetic how they stole from us. These examples are just a few of the things they illegally charged us for. If you don't want a court battle to get your deposit back, then don't use this company. They are heartless criminals.
