Okay. I decided to hold my tongue until I had the full spectrum of Santi experience :move in to move out. I saw a previous review that Santi is a party place with loud music and questionable smells... that was NOT my experience. Because of the price tag on an apartment, the type of people who rent here are not the party people type. There are a couple small families, a handful of older couples, but primarily young professionals and military officers or senior enlisted personnel. I lived here from May through November, and in my time never had one complaint concerning noise. I lived on the first floor with a patio looking into the parking lot. Aside from the occasional heavy footsteps above and maybe a random car alarm in the parking lot, it was a quiet and peaceful stay. The complex itself if is extremely nice and well kept. It makes me think of a resort you'd stay in on vacation. The amenities are pretty top notch. An infinity pool (in the summer the pool DOES get a little crowded and could be kinda loud I guess...) hot tub, gym, multiple roof top patios (a couple equipped with bbq grills and one with a projector/movie screen for outdoor movies), computer lounge, Starbucks coffee maker, and a couple of pet areas. The apartments themselves are also really nice... I think they're a little too small for the price tag.. I had a two bedroom and still had to keep a storage unit because there just wasn't enough space... anywho.. Stainless steel appliances, glass tiled backsplash in the kitchen, granite countertops, fresh paint and carpet upon move in, laminate wood floors, glass walled shower... I really liked my little nook of an apartment. Like I said, my only complaint about the apartment would be the size to price ratio. Now. My one big issue was the customer service. I know that the personnel working in the office are "just doing their job". Part of why the area remains so quiet and well kept is because they're sticklers for the rules... however, on a couple of occasions "just doing their job" came across as straight rude! When it came to confrontation, there was no tact. Especially via email. I'm a very straight forward gal and welcome conversations.. but i dont do well with accusations for no reason. Dont want to get off on a tangent, so just know It was enough to piss me off and make me want to move out sooner than I had to. The pet policy: (I guess I have TWO big issues, but they go together) Technically pets are supposed to be under 25 pounds, but they allow up to 40 anyway. Well, they make an exception if you pay more in deposits. The document states anything OVER 40 (a general statement, open ended) you pay double the REFUNDABLE deposit. So. Okay. I get it. I paid it, on the spot, no questions asked. Two days later, I get a call stating I owed another 350 in non refundable because my dog weighs 70. So i went in, re checked the paperwork to see if there were rules for weight groups.. But NOPE. Just "over 40"... well the issue is that this isn't in the lease (the lease is what states nothing over 25). This is just a separate piece of paper with no real legal backing. So i was told if I refuse to pay extra money (again, NON refundable), I was in violation of my lease since she's over 25. So. I ended up paying $1400 just to have my dog with me. (700 refundable, 700 non refundable).. And yes, this was one of those occasions where the customer service sucked. Anywho- rant over. If it wasn't for my occasional bad experiences with management, I would've rated this a 4 or 5.. It's really not a bad place to stay... Quality, location, amenities. Check them out, just don't bring a large dog.

This review is in regards to the overall Monticello management:Horrible experience of living here for the past 5 months, so bad that we had to resort to breaking the lease. When we first moved in to a 2 bedroom apartment, the master bedroom's AC wasn't working properly/at all. In the 105 degree El Paso weather, the room was 100 degrees even when we put the AC temperature to 76 degrees. The apartment took 1-2 months to have contractors coming 3-4 times and they barely were able to fix the issue. Contractors let us know that in the view there are 3 other apartments with the same exact issue - when the building was built, the HVAC system wasn't connected to the master bedroom. This resulted in exorbitant electricity fees and also rendered the bedroom unusable. My husband and I had to squeeze together in the guest bedroom, giving us a poor quality of life. When we complained multiple times and told the "manager" what the contractors told us, they immediately got defensive and angry, stating "they shouldn't have told you this!" That reaction alone speaks volume. The interesting thing is that I did some research, and San Joaquin also has/had the same issue, so they are well aware that this is happening and renting these faulty apartments out. The dog parks in this apartment complex always smell rancid. I have never seen them clean it. It is a biohazard, and I can smell it from a block away. This is unsafe and a hazard.Package thieves in all the buildings are rampant. We caught one on our ring camera. Multiple tenants are affected.Building main door outside the apartment is constantly broken and unaccessible. We cannot access it from outside and had to go around the building in order to get in. Hallway sometimes smell of trash. Every above issues added together, this apartment complex is simply a scam and cannot remotely be considered "luxury."The management lacks basic professionalism. When I brought up these issues via email, I didn't even receive a response. That's just simply laughable. Guess what, if you cannot communicate professionally, then you leave me no choice than leaving a review. The ridiculous thing is that they want to charge us the entire year's lease, because we broke the lease early for these above reasons. We are willing to pay a reasonable lease breaking fee, but the entire year's lease is simply unacceptable. Please do not rent here, you will regret it. These people are unethical and exploitative.

All the apartment complexes and businesses in the Montecillo neighborhood have one thing going for them. Location, location, location. And Integrity Asset Management knows this. Which is probably why our concerns as tenants are always ignored or brushed aside as if we are making too big a deal over nothing. I have a dog and there are three doggy enclosures throughout the community. Ordinarily, they are very nice and create a great social dynamic for all dog owners here. We get to know each other and our dogs get some exercise. However, since I moved in (four months ago), the sprinkler system runs for too long turning the grassy areas into swampy marshes and the dirt spots into slushy mud messes. The office has been told about this by most of us (doggy fams). And we talk, swap stories and encourage each other to continue to speak up. However, each time I go in, I am met with looks of annoyance and impatience. I even asked if I could speak to upper management. After some research, I learned that Richard Alvarez is the owner of Integrity. According to the staff in the office, if I brought this to his attention, he wouldn't do anything about it and just pass it on back to them. This place is not cheap. Our rent should be more than enough to manage dog enclosures that are pleasant for all of us.Very disappointing.

After living here for about 3 years I thought I would write a review to show much much I appreciate the staff that make living here so enjoyable. During this pandemic and really since we moved in, the staff have gone above and beyond to meet any requests in a safe and respectful way. We loved our apartment! There are great views, it is in a great location, and overall it was really quiet.

Disclaimer: I was not able to personally view apartment before signing. It was all via FaceTime. I was in building 7 for 15 months. To start, the process of moving in was very smooth and management was pretty friendly and helpful. No hiccups there. But once I was moved in is where things went downhill. First of all, the finishes on these apartments are EXTREMELY cheap and not even in the same dimension for what they are charging in El Paso. I just moved to Chicago, IL and only pay $300 more per month and the apartment is lightyears nicer. The cabinets fall apart, the walls are extremely thin and you can hear neighbors pretty much all the time. The only thing that is halfway decent in this place is the showers with the glass door. At one point, I got blamed for playing a game on one of the pet areas. They literally emailed me saying hey if this is you, please do not do this, with a picture attached to the email of people playing a game on the dog are. The maintenance team is pretty solid on repairs and turnaround. However, they enforced only certain rules by the pool while they smoked cigarettes by the pool and were just very selective with the rules they chose to enforce. They even tried at one point to tell my girlfriend that she cannot take pictures in one of the courtyard areas. LOL. When Covid hit obviously the amenities all closed down. Not their fault. Understandable. HOWEVER, once the city and county decided things can open up, this stupid ass place decided they wanted to keep their pool (the apartments main attraction) closed so they can "protect" their residents, ALL WHILE HAVING THE GYM OPEN. Their logic is ass backwards and makes absolutely zero sense. For as much as they charge for their "luxury" apartments, I expected much more for the finishes and the availability of amenities once the county allowed things to open. In fact, as of Jan 4th, I believe El Paso opened 100% and this dumb ass place still has their pool closed. I 1000% would not recommend this place at all. When I asked about a possible compensation for the amenities being closed for the majority of my lease, the leasing office people got extremely rude and nasty with me. DO NOT RENT FROM THIS POOR EXCUSE OF A LUXURY APARTMENT. Spend your hard earned money elsewhere.

Lived here for almost four months and have thoroughly enjoyed it. My husband and I are mature professionals and appreciate the management and maintenance staff. They address concerns quickly and professionally. Our utilities have been minimal, well insulated and good sound proofing. The staff are friendly and willing to go the extra mile. The location is perfect if you want to take a pleasant walk to dinner or just watch the gorgeous sunsets. We lived in many apartments through our careers and while none are perfect, this one makes me glad to call it home...

I have been living here for a year and these are issues i have already complained about and nothing has been done.1. There isnt enough parking spaces in the parking lot. You end up having to park your car on the street because of this. My car was totaled by a drunk driver overnight while it was parked on the street. They didn't give me any footage or over me any help or compensation. 2. Every time the maintenance comes he wears his extremely dirty shoes in the apartment even THOUGH I REQUEST SHOE COVERS EVERY TIME. It is protocol that maintenance wears shoe covers but it seems like the management doesn't care. The prices are too high to be treated this way.

I have been living here nine months and will not be renewing my lease. The girls in the office have perfected the art of being rude and dismissive with a smile on their face. I ask for maintenance and I'm politely scolded for having the audacity in asking for a specific day of the week. This place is not cheap. I wouldn't recommend this place to anyone.

Just moved into the Santi a few months ago, and I was VERY excited to be here. However, I now have to say that the staff in the office have made my time here very challenging and frustrating. I have had to request a service order now three times. Scheduling this with them has been an up hill battle each time. So much so, that now I dread having to call on them again. I have a broken door handle on my bedroom. Not a big deal, but part of me wants to just live with it rather than request another service order and deal with the hassle of the uncooperative staff in the leasing office. Each one of them behaves like they are doing me a favor by even talking to me. If this doesn't improve, I can't see myself renewing. I'm already regretting my move here.

I was scammed! Terrible Customer Service. Aylin was helping us out. We viewed the model unit and Aylin told us the unit we would be renting is exactly what we were viewing from the appliances and bathroom design. We were happy with what we saw so we applied and made a deposit. SHE FAILED TO DISCLOSE THE UNIT SHE WAS TRYING TO SELL US WAS MENT FOR SOMEONE IN A WHEELCHAIR!!!!!! The entire Kitchen was lowered and there wasn't any bathtub in the bathroom. Everything in general was lowered and and smaller to meet the needs of a handicap personnel. Aylin didn't apologize, she just kept giving me attitude and wouldn't return my application or administrative fees. I am still waiting on my return deposit! I spoke with the manager and her attitude was just as bad, not even an apology, nothing! Please avoid renting here if you can.
