April 2021 The Real Estate 101 Virtual Event with Susana Lauritzen and Derek Sanchez happened Thursday Evening at the same time the NFL Draft was happening and I wasn't aware until my calendar alerted me about both events. So; I decided to have the NFL draft on the tv in background and started the Virtual event on my phone. I shall be blunt, I am not planning to buy a house any time near but along the years I like to keep myself informed about the process for whenever I do (Approx 6 years from now) Now, I am in the Military and I thought I knew about all the benefits available for veterans when buying a house and this event informed me of some other benefits I wasn't aware of. Then, before I knew it I was away from the living room, ai had forgotten all about the NFL draft and I was solely paying attention and taking notes from Susana and later from everything Derek was saying. Pretty much this virtual event was more of "Buying a house in a Nutshell."There were some technical difficulties but nothing major and the event kept going.What made this event extra important was that we had two professionals giving us current, applicable tips on how to buy a house without having to worry if they were being bias.

This has been, hands down, one of the most productive and educational virtual events of the century! It's very rare one can say that about most events. And I've been to a lot. But this is something I think everyone who knows what "adulting" is...needs.Buying a house can be tricky, folks. If you don't know, you can actually lose money if you make a poor financing decision. What better way to circumvent that....than to consult the experts?Now, I'm not a broker, nor a financial advisor. I'm just "funny Yelp reviewer guy". So, I'll give you my two cents on this event and what it has just offered to all its attendees.In addition to the fact that both guest speakers were clearly, highly knowledgeable in their field, the interaction in the chat was equally excellent. It was nice to see folks exchanging anecdotes; from their own purchasing experiences, to asking all the right questions. Slight technical difficulties aside, this virtual event has been one of the best ones I've attended thus far! I'm extremely grateful Lisa invited me to this one, as even a seasoned home owner such as myself learned a few things tonight. Hopefully, they recorded the event somewhere. Real Estate 101 gets 5 extremely poised home shoppers with excellent credit scores (hopefully) out of 5.

Real Estate 101 with Susana LauritzenModern Technology - when it works it is great! When it doesn't, boy, it doesn't... and you gotta roll with it.The weather out there in Texas today was trouble. Lisa A. Community Ambassador of El Paso, TX was afraid she'd lose her wifi. Her co-host KC had some trouble, and so turned off the camera. Susana made it through unscathed, but poor Derek... (I forget the order of events, but) he couldn't share his screen appropriately (it was grey, rather than info), and he froze and had to try to make his way back into the zoom.I learnt some useful information though!Homeowners insurance is required for a bank loan2 year complete work history requirementGaps allowed, depending on how long and reason for the gapOr at current job at least 6 months will help despite a poor gap reasonFor your down payment -There is a past 60 days window where you need to prove where any new money came from. You can't source cash kept under your mattress. So season the down payment in advance accordingly.Mortgage credit report is different than what you get when you check you own score. It is a different kind of score, from all 3 credit bureaus, over the past 7 years. I was looking forward to this event and I was not disappointed. I'm familiar with the buying process but I'm looking for more rental properties. Finding the right agent is important. Because of the seller's market its important to be competitive. I went straight to the financial institution first to see what I could "afford". This was an awesome and comprehensive overview of the buying process. I really enjoyed it! I wish it was longer. There is just so much info to cover. It was interesting to hear about the other yelpers experience with the process in the chat. I didn't know that the VA could possibly cover the inspection fee. That's cool. If you qualify, there are a lot of options that Derek touched out for down payment assistance. Especially if you are a law enforcement officer or a teacher. Some are grants and other loans. They were both so knowledgeable. Great fact: CreditKarma is not your mortgage credit report. The median is used with a minimum of 620 but like Derek says...the higher the better. I DID not know you could remove a spouse to get a better mortgage rate. Thabk you! I will reach out Derek!
