After calling around to other RV parks in Pecos, and finding out many are man camps with only monthly occupancy, we were pleasantly surprised to call King's Road RV Park. Much like a previous review we were told the site is a blessing and there would be now need to pay for the overnight stay. The community areas were clean and recently remodeled. Site are individually covered with plenty of room for our 40ft. fifth wheel. Dog park is half grass and half pea gravel, with balls waiting for the pups to play with. We asked for dinner recommendations and were pleased with what was recommended. If you choose Kings Ranch take 13 Street instead of 14th street which GPS recommended.

It's nice that all the spots are covered and allow a space for parking and have additional spaces for visitors on each row as well. There are two dog parks that get busy during the evening and one of them is always muddy and practically unusable but it has a nice dog wash station that is free to use. There is also usually a lot of dog waste that doesn't get picked up. The gym is small but has a good set of dumbbells and a few pieces of equipment that allow for effective workouts, however one of the treadmills has been out of service for over a month. There are showers and a pool available but I have not used them. The public bathrooms have been clean the couple times I've used them. A lot of the washers and dryers are consistently broken and out of service as well but the areas are always tidy. The main entry gate has also been broken for over a month and just sits open at all times of the day for anyone to enter. The water has been shut off a couple times with no notice from staff and we've had some issues with neighboring campers hosting loud parties into the early morning on week nights. The park is mostly clean, minus the few stray beer cans on occasion. There are plenty of dumpsters and they are emptied every day or every other day. Have never had any issues with them being full or overflowing. The staff has been mostly friendly and overall it's not the worst RV park I've stayed in.

All gravel grounds and covers for each RV. Very clean and office personnel were very friendly. Easy in and out. Only grass is in dog parks, one had a lot and the other was worn down from overuse but much more grass than I expected to see in Pecos. Like someone else said, had to pick up after lazy pet owners and two ladies that brought 6 dogs in the evening and homesteaded in the park. Not going to put my dog in the middle of an established pack but they only cared about themselves.. they stayed for over 3 hours but again, that is on crappy people, not on the RV park itself. Very close to downtown and I will stay there again if I end up passing through Pecos.

This place was great. Its gravel and dirt but so clean and well kept. Each site had a weather cover. The dog park had grass and although I had to pick up dog poop this wasn't because of management, just lazy dog owners. again very clean. The pool was very inviting. The laundry room was huge and the work out room was great. The staff was very friendly and helpful. The Park is very secure. I was so surprised at how clean everything was for being in the desert.

We noticed how big this park it.Pool, laundry room, dog park( small dogs can escape out the one door,maintenance man said he would fix it , he did not). We have Verizon and ATT internet and where our RV sits we do not internet from 5 pm -10 pm due to everyone at the park is home. Power Loss/surge issues.........They are ADDING onto the park.The power went off they fixed it , the power company left and the power went back off. Called 3 different light companies to see who is with the park. They said it was in internally issue not their issue. The park would not answer their phone or return a call. Got a hotel because we have dogs and it is West TX very hot...2 day stay at hotel . Only half the park was with power...The managers HAD power!A few days later.....Same ISSUE ...This time I called the light company to notify them of the power outage and the RV park. I asked the guy at the light company to hold on while I drive up to the office to let them talk to them. The maintenance man was there. I tried my best to get him to talk to them all he did was Look up at the sky and ignore the fact I was standing there talking to him. He even put his hand up (like Talk to the hand) at me. Rude! Come on it had been 112 outside we would like coolness after work. However one of the park managers stayed at the gate till the electric company got there and for a while afterwards.After a 2 day power outage the food we had in the fridge is NO longer good. We had to replace it. If you live in Pecos or ever been here you know that FOOD is costly and you have to DRIVE over an hour for decent groceries to eat. I just went grocery shopping! I did replace some of of the food that I had to throw out. The park manager asked me to bring the Walmart receipts to her to get some of my money back from the replacement it would come off the rent.After 2 night stay at hotel, food replacement and fuel for Truck to run converter we estimated cost of 3 day power outage around 1002.00 omBam! Lot Rent is Due of 980.00Oh and I got a call today saying the OWNER is not covering the cost of any replacements due to a power outage that is the Parks Issue, not the people that are staying here.

stayed for 7 months - and the end of job when I left the did not refund all my deposit they said I messed up a water faucet and did not and will not talk to any one in person only text - management is horrible

I wouldn't even gave this place one * but it makes you put something in. My son moved out of there in November 2023 he had paid a $300 deposit I started calling and he started calling in DECEMBER 2023 they were telling me a new owner took over the park and the people before them ran off with the deposits and that the Home Office was going to make good on it and send out the checks that was back in January here we are in March 2024 I called yesterday on Monday talk to the lady at the RV park and she said she didn't know what was going on that home office was going to send them out I asked for Home Office's name and number she him hauled around about it and refused to give it to me told me she would call me back or they would call me back well here it is Tuesday nobody called I've called twice today keeps going to their answer machine I did leave the message again on the second time because you know they can see who's calling them they know it's me all I'm trying to do is get answers and get my son's deposit back he didn't leave any mess he didn't tear anything up at his RV site From my understanding from her there lots of people that didn't get there deposit back! And this is when it was HIGH HOOK RV ....Ok here we are 3 days later and now they refuse to answer my calls . Everyone that is missing their deposits or months rent that they've took out and refused to give it back or give you some cockamamie story that it wasn't them and it was high hooked no you bought high hooks so you knew. Everyone needs to file A complaint with the better business bureau !!!!!!! And is also sister company to Kings Road RV !!!!!!! They quit answering my phone calls at Queens Road RV then somebody called me from King's Road and said I'm calling you back about AA space I said no ma'am I was calling about my son deposit and it was the same lady she told me they sent my son an email he received no email so here we are three days later again I call back Kings Rd she answers and tells me there is nothing she can do for me she has told Home Office to reach out but still refuses to give me home office's name and number where I can contact them directly and let's me know that I'm not the only one calling about deposit and once again refuses to give me their name and number absolutely do not do business with these people they have Kings Rd they have Queens Road that used to be high hook and there's one other in Pecos who in the hill doesn't give you the name of the main office or the number for you to contact them run around run around run around

This will be the second time we have stayed here. The first time was a very good experience. As far as today it is not as good. When we stayed last time they had very good internet and cable TV as well. This time the facility is very crowded and the internet is horrible. The price is the same as before and the amenities have gone down. Would be nice to add another dog park and do away with the unused extra parking spaces. Seems like everyone has 1 or 2 dogs and the dog park is a crowded place!
