If you can't book a room on the 5th floor, make sure you get one on the 3rd floor at the end like MP302. You'll have no one above you and you get a very spacious 2 floor, 2 bedroom, 2.5 bath (1 bath has only shower), that easily sleeps 4.Very roomy couch and dining table on the 1st floor. Adequate kitchen cookware. The master also has a frundle bed. Secondary bedroom is small, but sleeps well with its own bathroom.If we come back, we're definitely getting one of these types again.Pools are maintained, but not a whole bunch of shade if you need it. Easy bridge walk to the beach.

First time staying in Port Aransas, TX. Would definitely recommend to stay here. Staff has been extremely friendly. The condo we stayed in was decorated so well. There was even a keurig in our master so I could make my coffee and walk right out onto the balcony.

The pros: the layout, the actual resort, the young lady that worked the front desk were all excellent. They had apparently fixed any prior reviews I saw it regarding cleanliness of the resort, style pool, etc..Gorgeous views, and we stayed in a room on the fifth floor which are your larger penthouse style accommodations and they were great no complaints there . Cons: while the resort style pools are pretty, and will set up and light up at night, giving you a great view. They are all very shallow, which makes sense for liability, reasons, and families traveling with children.. the problem is in Texas. The summers are boiling so the pools actually felt warmer than the ocean. I am being very fair when I say that they were borderline hot tub, feeling they were that warm.The other con is also dealing with the heat. This may be that we were on the fifth floor. The condo was recently renovated had a Trane air conditioner. System looked pretty updated. I just think the amount of work it would've taken to cool down that square footage would require a much larger AC unit we were there at the roof where heat rises and obviously the sun is beating down on the roofs. This may not be a dealbreaker for some it will cool down at night. Once the sun goes down you could probably get it down to 70 to 72 which I know for most is very comfortable. We couldn't get it down past 76-75 during the heat of the afternoon. For me and my I have auto immune issues where I don't respond well to heat+ hot flashes so I was pretty miserable during the afternoon evening. My two adolescent boys also run pretty hot so they were quite uncomfortable during their peak hours and this is with the ceiling fans running constantly .

We had a 2nd floor condo, #206. Loved the ocean view from our room and the patio on which you walk out on from the living room. We chose a 1 bedroom suite for our 4 person family. Condo layout would be awkward if you weren't staying with people you are very close to. The toilet was in a tiny room only sheilded from the master bedroom by a shower style door. Not see though, but definitely not private. You couldn't go to the bathroom without walking into the master. Walkin shower was huge and recently redone with nice tole! But, again, only accessable while in the master bedroom. Master bedroom did not have a locking door.Kitchen was well stocked. Nothing fancy. But, we didn't come to the gulf to spend time in our room.Sofas had some stains and wear.Patio furniture was extremely weathered. Beds were comfy.Condo was clean!Staff was pleasant and helpful. Was awesome to have a washer / dryer AND detergent included.Loved, loved, loved the pools, hot tub, board games for the kids and how close we were to the ocean. All in all, was excellent for the price!My recommendation: View photos of the condos before choosing a room. Ask lots of questions of receptionist, too. Sounds like the quality of condos at this resort very dramatically.

I loved the Mayan Princess for our Port Aransas stay, it was close to the beach and I liked that this beach had big waves is was worth the long drive. We got room 101, however unlike other condos at this place, the kitchen was not updated, it looked dated, but at least it worked for us. The only reason I rated this 4 stars was because the front bedroom in mine did not have blackout curtains, which is the room I stayed in, at 3AM on the first, it looked like it was 7AM, it was tough to go to sleep, so on the second night, we hanged a towel with hair clips all over the area, when coming in room 101, try this idea (it does not wreck the accent wall) overall a good stay I recommend!

Booked a 2 bedroom condo for a short 2 night stay and we couldn't be happier. Unit 307 was beautifully remodeled and decorated. It had all the kitchen items needed to make dinner both nights. The master bedroom was spacious, with a great, cozy king bed and an awesome bathroom. They had beach toys for the kids and games like Jenga for the family in the room. I gave them 4 stars for the fact that the 2nd shower was really tiny so my kids all ended up showering in the master. The property was pretty well maintained. Wish the swim up bar had been in service. Doesn't look like it gets used for anything other than storage. Great location, easy walk to the beach. Will return!

We've stayed at Mayan Princess no less than a dozen times. It's been our go to beach spot for over 10 years. I have to say this last stay was a major disappointment. I don't know if they are under new management or what but man, this place has fallen into disrepair. Problems with water, one of the pools had cracked and chipping plaster, and the boardwalk is in desperate need to some new wood in spots. Not only that but there was a ginormous party going on at the pool on Saturday night and the people there were not even guests staying at the resort. It seemed like a bunch of riff raff just came in and took over. I don't think we'll go back tbh.

1) neighbor got into our room using their own room code meaning codes are applicable to several rooms causing a safety hazard 2) the rooms are extremely unsanitary- mold in the shower, chips under cushions, couches are not cleaned (lots of stains and felt like leather but it was cloth)3) rooms are not fitting for multiple people (lack of privacy, the shower and bed have no divider)4) beds are broken (ladder was almost falling off) 5) pictures are not accurate and up to date I promise 6) pools smell gross and there is a major electrical hazard in the pool7) tv, washer and dryer, fridge, (all appliances) barely function 8) for checkin rooms smelled like cigarettes and waste This is not just our room this is probably most of the rooms here, we had friends stay inside a separate room and they had identical issues.This place could be amazing under different managment because there is potential but it's not executed correctly.

Family and friend vacation inconvenienced due to room not being available that we purchased due to the A.C. not working. Traveling party was 6 in addition to two small kids (toddler and 7 month old). All of us had to stay in a one bedroom that was horrible!!!! Please save your money. Do not go to this location. It is not worth it and the compensation was nothing in comparison to the adjustments that were made by us. The Manager Neko said she would be available during our stay and would follow back up with us after speaking with her manager. Needless to say she was not in on Saturday when we called to get an update and no one followed back up with us until Monday.
