Silver sands used to be good but it's gone way down hill. Most recently, we booked at Coral Cottage and the owners cancelled our trip because they suddenly decided they wanted to book that week for themselves! Now we're left last minute trying to find somewhere else to book a family vacation for our kids. SO DISAPPOINTED. Do not book Coral Cottage!!! In previous years when booking with silver sands we've had multiple issues and cleaning has gone down too.

We rented ENDLESS SUMMER this past week and had the most amazing time. The rental was perfect and the accommodations were more than enough for our three teenagers. the location was so close to two different beach entries and we also were satisfied with renting our cart from Silver Sands as well.Come January 2024 when we book for our annual trip, we will definitely be using Silver Sands rentals and carts. We saved over $700 over VRBO and Airbnb.

As a licensed Texas Realtor, investment property owner and property manager myself, I can most definitely NOT recommend silver Sands. We had initially booked our reservation to stay at one of their larger, hence more expensive properties on the beach and unfortunately had to reschedule due to a tropical storm. We just returned from our vacation but it was rife with hiccups and issues all of which could've been avoided by Silver Sands- as an investment owner I would be very cautious about having these people maintain your property.While I realize that homes directly located directly on the beach take a lot of wear and tear, the home itself was not very clean upon arrival. I had read other reviews about cactus flower property not being clean thoroughly, and even put it in an email request prior to our arrival asking them to make sure the property would be thoroughly cleaned. There was dust, sand in the corners and old bars of soap on the ledge above the shower as well as slimy shower floors. The television in the main living room never worked. When I sent them a message about this, I was told to unplug it in the back. I tried that and it did not work. But I am on vacation and the last thing I want to do is deal with home maintenance issues as that is what I deal with every day in my own career. The home we rented had a private access road to the beautiful dunes. Unfortunately two out of the four days that we stayed there, they had a huge landscape truck and workers cleaning the dunes and blocking our access as well as invading our privacy. On our second full day when we were finally getting into much-needed relaxation mode, I received a voicemail and a text from Silver Sands that the property owners were sending over a contractor at 9 o'clock the following morning to do measurements. They offered to treat us to breakfast if we wouldn't mind evacuating the property so it can be measured for remodeling. Never in my entire life have I heard of such a ridiculous request when I have rented and paid for a property! Especially considering they gave me less than 24 hours notice. So I wasted majority of my afternoon going back-and-forth insisting that they do not allow contractors to come in and interrupt our vacation time. 4 1/2 hours after the initial request was made, they confirmed that no one would be coming the following morning. But the fact that they said to me, " Contractors these days are like doctors, you have to take the appointment when they can even if it's inconvenient to you". What in the world is wrong with these people? This entire back-and-forth debacle pretty much ruined my afternoon on the beach when I was just trying to get away and clear my head space. The freezer door seal was also broken, so we had to put a barstool in front of it to keep it closed. This is further proof that Silversands does not thoroughly inspect and inventory their properties. On my first night in the home, I stepped on a piece of glass in the kitchen that put a pretty deep cut in the bottom of my foot. Further proof that they do not thoroughly clean the property in between guests. And then my pug also stepped on a piece of glass that became in bedded in his foot and then he scratched his face which started bleeding. Speaking of dogs, when I made this reservation initially through VRBO, I searched for pet friendly properties as I travel with my pug. This was disclosed in my original reservation. So you can imagine I've reached my boiling point when a few hours after check out, I received a message that they are charging me an additional $215 fee because the property is not pet friendly! Even their own website advertises it as pet friendly. There were a host of other issues that do not justify and almost $600 a night price point. The sheets in the master bedroom where is rough sandpaper, as were the towels, and they were not enough toiletries. The sliding door in the master bedroom did not open and did not have a handle. Also the property falsely advertised an outdoor shower, there was none only a broken, rusty hose on the side of the house. They expect guests to carry out their own trash to the receptacles on the beach as well. This was basically a two star experience at a five star price. We will never be renting through Silver Sands again.

We had plans to come to the beach this weekend and rented the Farley House. When we arrived late Friday night someone had turned the heater on and the home was over 100 degrees. We turned the heater off, opened the windows, and then after a few minutes turned the AC on. Unfortunately the AC was broken. The maintenance man was very responsive and came right out even though it was after 10 pm. He was unable to fix the issue so sadly we had to pack up and come home. By 1 am when we left, it was still a sweltering 93 in the home. Cheryl called the very next morning and gave us a full refund and sincere apology. While we didn't get our weekend in Port A, all we lost were a few hours driving and sitting in a super hot cabin. I know a lot of reviews on here are related to negative customer service, but that is the opposite of our experience. We will definitely use Silver Sands again. A review of the Farley House: The house is really cute, clean, and perfect size for our family of 3. Very clean and inviting interior. The kitchen was well laid out and had all the needed supplies. The living room was a little small, but who sits inside at the beach?!?! The rooms were one queen and one king. The king room had direct porch access. The out door porch was really large and comfortable. The yard is FULLY fenced which is great for dog owners. If they get the AC fixed, this will be a great home to use.

We choose to vacation in the Mustang Royale community every year because we have always had great experiences; however, we would not recommend Coconut Charlies by SilverSand Vacation Rentals to anyone. We were greatly disappointed in the condition of this rental house. When we arrived, we were upset to see so much dirt & grime on the floors and baseboards throughout the entire home-- not even meeting the standard for house keeping & cleanliness.We found a hole in the closet wall with a piece of sheetrock loosely placed to cover it.The furniture is worn down & unsafe. The wicker dining chairs are falling apart & unstable. The top bunk bed is being hazardously supported by rope and we were not confident to use that as a bed for our family.The shower stall door requires a lot of effort to slide open making it usafe to step in & out of the tub. The towel rack, being held on by 1 screw, is not anchored to the wall and it fell off during our stay. The grill on the back deck is rusted & rotted out. The leg on the grill is broken which makes it dangerous to contain a safe fire.The rooms & living room were missing light bulbs in lamps and overhead lighting. The fridge was leaky and missing glass racks and the freezer racks are rusted, which made us skeptical to use the ice.The entire exterior of the home looks neglected and there are several hazards including but not limited to the following:-screws protruding from exterior walls-rusted chair legs on the patio furniture -rusty nails on the deck-lifting and loose deck boards-rotted railing-patio gate latch is broken-exterior doors don't properly latch and stay closedThis property is dilapidated and was below standards in many ways. We would hope that you make the necessary changes and raise the quality standards to consider SilverSand Vacation Rentals again for future vacations.

Stayed at their property "Just Breathe" on Mustang Island. Not "elegant luxury " as described! The house was large. Feet were black just moving our things in. The carpeting was filthy, all stains especially the stairs. There was a clump of something brown on one of top stairs! The upstairs couch was unusable. Very dirty and could not be used as a bed due to springs! Plus no bedding. Thank goodness we didn't need. The upstairs deck was unusable and had to make it a no go area for kids! The railing is not attached to posts. My grandson leaned on it and the railing fell outward, he almost fell! We grabbed him. The master shower needs a good cleaning! The couch in living room was ok! The chair is dirty and arm was crusty so had to cover! The mosquitos (not their fault) were awful but couldn't use, the screened porch because there is a large opening around door. The couch on porch was more than filthy (chips and food) and cushions are a disaster!Also porch not safe due to a pile of fencing boards and waste next to grill. Beds were comfortable and staff were helpful!

The pictures will show the awfulness of the place they called "Stress Less" at 129 Porto Villageo. It was too late for us to find another please to stay and we had to endure it. When we got there, the house was filthy. Dead insects including, centipedes, scorpions, spiders, crickets. There was also an ant infestation at the lower level closet and a bag of trash that looked like a doggie bag.... There was dirty dishes in the cupboards. Black Mold growing in the shower sealant. Dirty torn bedsheets with stains. we found a dead tick in one of the beds.,The exterior you had swarms of mosquitos and goat head stickers. This was not pet friendly what so ever. Called them and let them know. Since it was after hours, the on call maintenance guy came by, but he couldn't do anything. He was apologetic and stated that they must have fumigated that morning. We ended up going back to the city to buy cleaning supplies since we did have a child and a dog. While cleaning a couple of German Cockroaches came out and walked across the entertainment center. The next day, I had to call twice to get cleaning person out there. Only one person came out with a vacuum and a broom. The following day, my travel bags became infested with ants. All of my diabetic supplies were covered with ants and my room was on the second floor! The ants were coming through a crack in the wall. Needless to say they stated they would refund us $293.... We stayed from Thursday through Monday for close to $3k. NEVER AGAIN!!!Edit: I'm adding that their response for my bags having the ant infestation was sending someone with a can of raid.. they also told him the ants were outside.. he then left the can of Raid for us.

I would like to start by saying their is no privacy we rented the home @916 eleventh street and their was cameras looking into the home and straight at the pool so their was a creepy man talking to my kids . when I called and reported it I was yelled at and treated like trash then at 10:30pm when he called them and threatened them they came and moved me and my 9 kids out the home we were celebrating my son becoming a police officer so to all peace officers don't rent here id highly recommend life in paradise .. their name saids it all . I was refunded a portion about 25% of what I paid and it ruined my kids Easter weekend they all came home early . do not rent with there people .
