Had a great stay at site 83! Very friendly staff and all the tenants we met were friendly. This park is well kept, and a very quiet and laid back place. We plan on staying again soon.

Not a bad place besides for the man John who runs the RV park for the owner! I stairs here for almost 2yrs and I kind of just minded my own business with things and met a lot of older people who where nice. But when it comes too the guy John he is a very rude and disrespectful person to the people who stay there. I ended up moving my camper to another place because I could not handle his attitude anymore thinking he is better then others and can talk to people however he wants! The owners need too get rid of him because they will be loosing business! They also have went up on there spot by almost $40 a month and do not pass fliers out to inform you about it! So go somewhere else and get treated like a human being and not like a piece of trash!

Great place! Definitely coming back! This park has a locked Mail room, laundry room, captains den and bathrooms with showers. (You get the combination when you stay) This park is incredibly close to HEB, Dollar General, and Bakery Cafe which is nice. Also close to great fishing spots and Fulton Beach! (Great for families) Also this place is pretty tucked away and hidden , so it keeps out Rif-Raf. :)

Nice small park. Not made for family. There is no pool or park for kids. A high risk sex offender was register at the park. When brought to their attention they did what they had to do and got RID of them. Really appreciated that!! Office lady is to sweet. Just wish it had more kid friendly amenities. Needs more parking for visitors too.

Good front end customer service. HOWEVER... It is NOT on a "canal" as advertised. It's more like a ditch with brackish water overflow. Very tight parking especially if you have a boat. No room to breathe. There's a reason they don't have a site map on their web site although the cement seemed new and what green space they had was well-maintained. They nitpick EVERYTHING with John, the park Nazi, on a golf cart following you around looking for a reason to correct you on something. We are adults on vacation. We follow park rules. We take care of our RV, our site, and don't cause problems. We had enough and left after one night. We also heard from a neighbor that he had at least one item stolen so crime is also a factor to consider. We do not recommend unless you enjoy being a sardine.

Just make sure this is the place that you want to stay BEFORE giving a deposit. I gave my credit card info for the $100 deposit for a spot and within just an hour I had to change my plans and lost my deposit because apparently my credit card had already been processed and they require a 60 day notice. Pricey lesson to learn.
