They are under new management so the positive reviews on here are bogus at this point. The manager is rude. They lie to you about their check in policies. You can't arrive after 8 pm but they don't tell you until after they take your deposit. Every other RV park allows you to arrive whenever and check in the next morning. These people stole my money. Horrible! Horrible! Horrible!

This is not a review about the park itself. I am sure it is beautiful. This is about life and a policy the park has. I made a reservation this past Tuesday. I had planned to stay 4 months. My brother, a Viet Nam vet, who suffers from all kinds of illnesses due to Agent Orange, now suffers from dementia has been hospitalized. I decided when I learned of this family emergency to go to Austin, Texas in stead of this RV park. I immediately called the rv park to cancel reservation. This was done within 4 days of my original deposit of $250 was made to this development. My reservation was for 3 to 4 weeks away.I called immediately so as to not tie up the space. I had hoped that my situation and courtesy I provided them would allow me to get a portion of my deposit back. NO CHANCE. INSTEAD I HEARD FROM SUSAN WHO SAID SHE COULD NOT DUE TO POLICY.THE MORAL OF THE STORY IS... DON't contact this park if you need to cancel your reservation.. That way they can't double dip.

We were super excited to stay here. The pics on the website looked great. We had no issues booking and the lady on the phone had great customer service skills. But...the day of arrival I received a nasty voice mail from someone at the resort demanding to know what time we would arrive and informing us that we would not be admitted after 8pm. However, our receipt clearly states that arrivals after 8 will be charged a fee. I was ok with that. Well as it turns out, thanks to Houston traffic, we were going to be set back. My husband called the park to explain as was treated like crap over the phone. He ended up just telling them to cancel. We'd rather be out the money for a cancellation than stay somewhere that clearly doesn't want us there. Super rude staff. Very disappointing.

The park is beautiful, however, since it was sold in late 2021 the park has gone through 3 sets of managers. Prices have gone up substantially and they have begun to nickel and dime for the amenities (for example you are charged if you want to use the rec room). There is open hostility towards guests if they complain which will put you on the list to never be able to stay at the park again on the whim of the managers. The owners are just investors and the general managers are in Florida, so if you have any issues with the park - no one really cares. Also, you will not be able to drive a golf cart to the beach. Crossing 361 with a golf cart at this location could cost you a $500 fine. There are other great RV Parks in Port Aransas. Avoid this one.

Pictures of the map are incorrect and reviews are probably from back ins. First let me say if you have a long rig(over 40) this isn't a place for you. Getting around in here is extremely tight and space is thing of none existence. Back in sights are setup correctly, to where you walk out you door and there is your cement pad along with decent amount of space between your neighbor. Sites 87-94,180-185,179-174 are totally setup backwards. These sites have your cement pad on the neighbors side and all you get is a 5ft pad of grass to place your chairs among other things. My neighbor I'm parked next to is actually so close I can stick my hand out the window and touch his trailer. To me this is small change that needs to be done considering what they charge you to stay here. The pools are nice and clean and they keep the water around 88 deg which is awesome during the winter months. I have been to many other places with much more room for the same price or cheaper. Another thing of warning, if your not certain on staying here do not make a deposit. Once you do ($250.00) its there's, regardless of your situation or emegerency. I am a full timer and I will not be back.

Super nice and clean resort - I do mean RESORT! It has two heated pools, hot tub, 2 club houses, exercise room, super clean shower rooms with bathrooms, and lots of activities for the Winter Texans. This resort is so well maintained that I haven't seen any ants and haven't stepped on a cocklebur yet. Nice big wide ALL CONCRETE sites with enough area to park 2 cars and a golf cart! You are not in your neighbors space - plenty of room between each other - enough room to put a fur baby pen up and still have plenty of sitting area. We also have a handicap deck and steps and still have plenty of room. We have been coming here for 8 yrs staying in other so-called 'resorts' on the island and this one is a RV Resort! And yes - you can use your golf cart and cross the highway to go to the beach (you are not allowed to drive on the highway but can CROSS with care). Diane is very accommodating and can answer any question or will find the answer - her staffing with Brett and Mary, Dane and Sherri, Amanda, and Doug are all nice and willing to help you out with whatever you need - all of them are fun and social. Rates are extremely reasonable and electric is included - this is especially helpful since a majority of seniors live on a budget. We will definitely make this our winter home! This is my first time staying at an RV resort as I'm new to being on the road, but if all resorts are like this one, then I'm going to love this life. The grounds are immaculate, the pools are beautifully maintained. They have 3 laundry areas, a gym and a clubhouse! I love it here, it's amazing and the managers are super nice. I felt so welcomed by them, like they were having me into their home. Thank you James and Lesleigh, I'll be back!

Unfortunately, this place no longer has the same chill vibe that it did under the previous ownership. Very uptight feel and whatever you do don't do ANYTHING wrong because they don't know how to handle things in a calm civil manner. The managers husband will totally make a scene, I watched it happen and no, it didn't have anything to do with me. It's like walking on eggshells around them. The new owners must not carry the same pride and it shows tremendously through their employees attitudes. Nobody likes working there and I'm just saddened that the park has lost all of its appeal. We gave it two tries since it changed ownership and at this point we won't be going back ever again. I have been staying there since the very first year the park opened and I glad to see there are a few new options to choose from.
