Worthington Arms Mobile Home Park

Terrible, my friend has lived here for several years and we used to visit often. In recent years though it has become so nasty, loud music, kids running around and getting into stuff since there is nothing to do. Many old, rusted trailers, people with 5/6 cars on their lot. Most of time laundry is closed, pool is closed, playground is a dump. But they keep raising her rent year after year, these dumpy lots are so tiny and not worth $750 a month.

Another rent increase of 29.00 per month. They go up and raise rent every year.My rent has increased by 200.00 per month in 9 years. No incentive to stay. I can't believe that they would do this during a pandemic when we're already struggling to pay our rent! Amenities are really null in void. They lure you in on low rent and use olentangy schools as the reason they are price gouging us. 630,00 a month for land I will never own.

This place is absolute trash. They seemed to care at first and were nice in the beginning. The maintenance guy would drive past my house, harass me and be a dirty perv. My kids won't sleep in their bedroom because they saw someone looking through the window at bed time. There are tire marks right outside their window, which is utterly disgusting. They don't clean up their act and don't do a damn thing about any repairs. They are sketchy and horrible to tenants. They put complaints on your door for having family and friends visit. The lot rent is ridiculous and they overcharge. They accuse you of having people live with you when you really don't. They make false accusations to get you kicked out of your home. They will push you out. They are money hungry and trashy. DON'T WASTE YOUR MONEY OR TIME WITH THESE PEOPLE!

The Property Managers here are indeed absolutely wonderful! They coordinate and expedite any & all maintenance issues and are on top of it immediately! Maintenance lives onsite and is available 24/7 even when the office is closed. All of them are amazing as they have never let me down as they have always been there for me no matter what asap no matter how big or small the task! They go above and beyond with professionalism, kindness and compassion! The community is clean and quiet with fun activities such as fishing, swimming and holiday activities! People that live in this friendly community are very neighborly and considerate! I would recommend this place to all of my family and friends!

If you could leave a Zero that is what they would get. For the last 3 years the park has gone down hill immensely, do not go by the pictures they have on their webpage as those are from over 3 years ago when Sun Homes owned it! Also, if your brave enough to still come in and talk to Kimma and her relatives in the office, don't be fooled by the sugary sweet niceness. They need the numbers and once your in you will be forgotten. People that moved in around June 1st are still waiting for their walk through list to be done and their renting, and we have 2 " maintenance" men! The good reviews are from years ago. Save yourself some stress and stay away.

I do enjoy the park being mostly quiet however my biggest complaint is the cost of the lot fees. I came to this park because we needed a place that had good internet for my job, however at the time the lot fees capped out at $390/mo when owned by Sun. Since UMH has taken over the lot fee for my lot is now nearly $600/mo when you add in all the extra costs. I am currently seeking to buy a house because I'm not paying $600/mo to rent a plot of land I will never own.

If you're looking for great place to live, pass this place and keep on looking. The management is rude and has no interest in anyone problems. Maintenance is a joke. The new guy rides around in his truck all day. Since Sun sold it to the new company it has begun a downward slide. Cars parked in the parking lot with expired tags, they have put up basketball hoops where kids gather not to play ball but to run over people's yards and hit cars with the ball. Most of them don't even live here. Water meters are improperly read and the stench from the water treatment area gets worse everyday. If you want to spend almost 500 dollars in lot rent and get treated with disdain, this might be the place for you.
