This place is the definition of a slumlord. A crack developed in our living room ceiling, and it started collapsing. Maintenance repaired it by duct taping the crack, and painting over it. This is just one of many examples of Wagenbrenner putting a band aid over serious issues, and not caring how it impacts the safety of their tenants. An example of the poor customer service you will receive with Wagenbrenner, they removed all of the washer and dryer units in our building to replace them. They said we would not have access to do laundry from 5/2 - 5/5. We received zero updates until 5/6 when property manager, Alex Mann, sent an email from a Do Not Reply address stating that laundry would be unavailable until 5/17. I had to search for his email address to respond since he sent the email from a Do Not Reply address. I asked him what was being done for tenants as over 2 weeks with no access to laundry is unacceptable especially for those who have to go into the office for work. He responded with: "It is unfortunate to have delays for big projects such as these and we apologize for the inconvenience. We will not be distributing compensation at this time for the delay due to the nature of the situation." Now I'm stuck with over 2 weeks of not having access to clean clothes. The complete lack of empathy is unacceptable. I would never recommend anyone stay at a Wagenbrenner location. Avoid them at all cost. There are better options in Columbus.

Best landlords I've ever had. Roni was our property manager and I wish I could have her forever!!! I can't recommend them enough and I hope to rent from them again in the future.

TLDR - Extensive mold issues that they try to hide hidden from renters. May seem like a good value at first but this is why. Felt obligated to post a review based on an experience I had a few years ago. I specifically asked about mold issues or water damage before signing a lease since I had mold allergies and asthma. They assured me there had never been any issues of the like. When moving in the cellar was riddled with mold to the point I couldn't breathe upstairs because the HVAC was pumping air from down there. Even people without known mold allergy went into basement and immediately broke out in hives. They refused to address the issue and told me there was no mold (gaslighting). Eventually they requested proof of my mold allergy so I spent $800 on testing to get released from my lease. This was after wasting 1.5 months rent on a place that I couldn't live in. I was nearing the end of the lease cancellation fee (2 months rent) at this point, so being released didn't save me much money. All in around $3k lost to this bad decision. I have two other friends who has similar mold experiences renting at two other properties they own (one of them a new building) and had to move out asap as a result.

Roni has been completely useless as a property manager, and after reading other reviews on google about how flexible she was letting others out of their leases, I am absolutely infuriated. We were going through the home buying process and hoping to break early, but were given horrible penalties and were not allowed to sublease per our rental agreement. I have tried to contact her about other issues which have gone ignored, and all of our emails we try to send bounce, and phone messages go completely ignored. I also had a parking pass break a while back and asked for a replacement that was never sent (again, the request was ignored). Well, my car got towed, and guess who had to pay the $160 to get it back? We were told by Gina that we would receive a refund, and that never happened. Don't waste your time with Wagenbrenner. I can't wait to be out of there in a month.

Melanie was very unhelpful and rude. I had a sudden and super unfortunate situation happen where I needed to discuss leasing my apartment as soon as possible and she made the process very hard. In the midst of discussing next steps and awaiting response, I had been late paying and she immediately had an eviction notice put up and my account locked so I could not pay online. I then sent money orders and even drove hours to bring them in person. We had discussed early on that I had been willing to pay in full to get out of my lease as well as find people to take over my lease. Many people wanted to take over my lease. She claimed to have found someone and stated she would let me know as soon as they signed, yet I continued to pay monthly and she did not keep me updated. I continued to pay utilities of course and turned them off once I gave back the keys since it was literally one room and no one was living there. Next thing I know I have more late charges somehow (from the month with money order that I BROUGHT to her) and utility charges on the payment portal. Truly felt like she was consistently working against me. Her responses in email were rude and she would say she addressed things with me or sent me things that she hadn't. I only stayed at the apartment for one night because I had to relocate. Asking her questions and stating concerns meant nothing to her. She dragged the process on and on. I will NEVER sign a lease for this team ever again or recommend any of my fellow OSU friends to do so.

Terrible company although the maintenance workers are great and are the only help. Even though you pay for a parking spot, random people will park in it and don't bother calling wagenbrenner because no help will come. Bad area. Many car break ins. Everything in the house is cheap and very poor quality. Upon move in, there was a drawer full of clipped nails. Yes, clipped toenails. So many of them. I do not recommend renting from this company. My 9 month lease could NOT end soon enough.

Roni has been very discouraging to work with this year. We moved in and immediately noticed all of the water damage to the floors and one of the windows. Not until we moved in did Roni tell us that there was a "small leak" that sat in our apartment before we moved in for WEEKS! It completely warped the floor boards and took the paint off the windowsill. Not to mention, we were probably breathing in fungus and bacteria for the entire year we were there. They did not fix the window so we could not open it at all for the year we were there. As for customer service - many maintenance requests were "completed" yet no work was done and no maintenance person came to our apartment. There were many break-ins to my Toyata Camry throughout the year. My neighbor - also renting from Wagenbrenner - said the same thing about her car.We were never planning on renewing our lease for another year at this awful place. Roni sent us a new lease form for next year, but we did not sign. Quickly after this, she tells us that because we did not CANCEL our lease 60 days before it ended, we had to pay for 2 extra months of rent with a $200 increase in rent!!! This is ILLEGAL because we did not get our lease notarized when signing. You bet I am getting a lawyer.You can imagine my mind freaking out, trying to figure out ways to pay 2 apartments worth of rent for 2 months. Roni dodged our calls all day long. We tried calling the office from 9am-5pm every single hour and not once did we talk with her on the phone. WHAT TERRIBLE CUSTOMER SERVICE. Also - I called Roni to see if she had the paint number so we could touch up our walls before move-out to ensure that we get the security deposit back. She couldn't even tell me which company painted the apartments, much less the paint number. She is not informed about her buildings.There is honestly nothing good I can say about Wagenbrenner except for their maintenance staff. They are awesome and conversational. Roni on the other hand, is not.

Units are really nice units neighbors were great. But then we get to the company and employees. Maintenance guys were some of the best we've ever had but our experience with the property manager roni was absolutely atrocious. Worst property manager I've ever seen. She ignores your calls doesn't call back and finally to get her to speak with you about any issues you have to call and refuse to be put on hold until she comes to the phone. Tried to charge us $125 for a flea treatment upon move out when our dog is on $20 a month next guard chews and doesn't have fleas and the units are all hardwood floors. Continued to try to charge for things that weren't messed up until we had our lawyer send a letter then mysteriously there were no longer damages anymore and the charges went away. Also bad about trying to manipulate younger adults by wording documents funny and tricking people to sign things you should luckily we always have someone read our documents over. Don't sign anything for them until a legal team or someone else proof reads with you

Wagenbrenner Development has been borderline incompetent in building our new home. We are in a preplanned development where they had already built several homes of our model Nonetheless, the issues cease to amaze me. We have been in our home 60 days and the list of issues continues to grow. Additionally, each time a repair is scheduled, it end up being more work.We have had 2 broken sinks since move in that are still not fixed. Everytime someone comes to fix them, it's "not their job". Our floors will need redone due to the paint spilled and sealed into them. Our bedroom and utility room doors don't actually close so our dog can nudge them open. Our patio will need to be redone. There are countless areas where workers must have knocked the wall, Island, etc and then slobbed paint on to fix it. I could go on and on. I would not trust Wagenbrenner unless you have endless vacation days to waste while waiting for them to "fix" issues as well as endless patience.
