We have lived in this complex for about four years now, and are about to sign another lease here. I just want to say how awesome the staff is here. Recently, our water heater wasn't working properly. We put in a maintenance request and within an hour they were already replacing it. I was impressed! Maintenance has always been prompt and professional. Jen and Taylor are excellent and always super eager to help if we need anything! I almost forgot to mention that we also have an awesome dog park!

IF i could not give them a 1 star I would give them nothing. We moved in May 2018 and moved out June 4th 2019. PAY ATTENTION TO THE HORRIBLE REVIEWS PEOPLE BECAUSE WE DIDN'T AND WE GOT SCREWED! They NEVER take care of their tenants. Carmen doesn't give a crap about the tenants and never took care of anything. The only reason I would say is a good thing there is Sarah because she seems like she cares. Any issues we had we had to take care of. They take their sweet time to do anything around there. You are supposed to get a months notice if rent is going up if you want to renew the lease... they gave us two weeks notice. I had to pull all of my flowers out of the flower bed because my one died.... flowers die.. it happens but I had to pull them all because it made the complex look bad.. ( mind you not all of them were dead on the stem) When we came to look there were horrible reviews online and we thought, that with the change in management it would be different. It was not. We were greeted with broken promises, fixing the nasty sand volleyball pit, putting fire pits by the pool, getting our hopes up! When we moved in, our apartment was less than perfect, there were ant infestations, the screens had holes in them, the floors were scratched up from moving in the appliances, the tub was falling apart, and the toilet needed new parts to it. The apartment was not cleaned at all. I had to clean it the day we moved in because it still had wood dust. dirt and bugs everywhere. That's just to name a few issues. There was a broken down car in front of our house for 3 months. It was supposed to get towed weeks before it did. I had to complain over 3 times before anything was done, and I had to complain multiple times in person and in email because people were putting their trash by the blue dumpsters. For months I had to look at couches that smelled because of the rain and no one did anything about it for weeks at a time. When we had the bee infestation they sent the gentleman out and he had horrible things to say about the management. Not giving him information and telling him to just come out. We were told when I came in checking about our renewal process we would get information a month before our 60 days. Without thinking in the moment I didn't realize that would be April 4th. It was March 21st. This gave us less than 2 weeks to decide if we can afford the rent increase. We paid 100 deposit and we only lived there 6 DAYS for the water bill and they charged us 65$ for water... for 6 days.... HOW! They couldn't even give me a reason when I called today how my water bill went from 45$ normally to 65$. Please if you read the reviews.. take it seriously because this place was the worst and we wish we would have taken the reviews seriously.

Don't move there, the incompetence knows end. They're renovating units to look amazing but are built on terrible old bones. We moved into a unit that had been updated but soon, cracks appeared in the walls and the stucco ceiling began to peel. Maintenance is fast to respond but slow to fix anything (if at all), even the maintenance guys say the ownership is terrible and cheap, and if anything breaks and is replaced, it'll be replaced with the cheapest possible materials (or used from another unit). When the sliding glass doors break, they are replaced with doors that can't be locked from the outside. The appliances are the lowest possible quality unless you pay the $1,300 to get the renovated, upgraded units.The walls are paper thin so if your neighbors are listening to loud music, so are you. If they have kids, you'll think they're in the room with you because you can hear every word if someone's using a raised voice. Same goes for all the construction happening, and there's a lot. Insulation probably exists but you wouldn't know it. Upstairs rooms are several degrees colder than downstairs and the walk-in closet is either freezing or boiling thanks to the uninsulated attic access panel. We had to replace our own weather stripping on all the doors, we could see light through closed the front door, and replaced the thermostat because theirs was five degrees off. We have appliance problems that still haven't been fixed.The management office switched over the water service to renters but didn't speak to the city even months after the city put "stop service" notifications tags on doors, so renters had to call and get the city out to take meter readings to keep service on. In the meantime, there are still charges to rent to cover the water that the renters now pay. Units are going months without building numbers, doors and garages are painted for some buildings and not others, and the management company only apologizes and kicks out the old renters to attract new ones at much higher rents.If you need to leave a voicemail at the office, which is a lot, you'll never get a call back. The parking spaces aren't plowed and nothing is salted in the winter.Pros include a wood burning fireplace, lots of storage, a garage, pet-friendly (for outrageous charges: $250 for one pet, $100 for additionals, and $25 a month rent), Pergo flooring and carpet. But for $1,300 a month there is much better elsewhere. Keep looking.

I went a tour " The Vanguard of Polaris" and personally the location is great and the town home look nice but the staff not so much. They seem to lie to you about a lot of stuff and when they do you check to get an appointment with them they lie so they can take your money and say sometimes things just "don't work out" claimed credit was bad and that we had a lot of credit cards when I checked out credit scores they were not bad at all! Don't waste your time trying to get accepted here!

Luxury Apartments?! What a joke. There is nothing "luxury" about this place. This place is horrible! We moved in in September and have had nothing but issues since day 1 of move in. The staff are very rude, sassy, unhelpful, and unfriendly. If I could give this company zero stars I would. The way the staff speaks to us is completely uncalled for and unprofessional. We can never get ahold of corporate for issues that we need to be fixed. The front office girls have even told us that corporate doesn't call them back either! The buildings themselves aren't kept up well at all either. It's like they just don't care to do their job. The floor plan of the remodels was nice, sure. But the actual craftsmanship looks like complete garbage. They hire the most unprofessional people from the front office staff, to the maintenance men, all the way to the people that they contract out to come fix things that their maintenance staff can't. When we moved in we noticed the dirty stained, old, and worn down carpet that they said they didn't legally have to replace as long as they cleaned it professionally, which definitely doesn't look like they did because every time I clean it there is so much nasty crap that comes out of it. Our ceiling is 2 different textures and colors from when they repaired something before we moved in (even strangers that have come into our home notice it)Our fake wood flooring all through our house is gapped and actually coming up in a lot of places to where you could cut yourself. Our baseboards are so messed up and gapped that worms and other bugs get through very easily.They have refused to fix our A/C because apparently it has to be 85 degrees outside for them to fix it when it's 75 degrees in our house even with windows open and all lights turned off. I can't even start the oven without sweating. So by their standards it should have to reach 95 degrees in our home for them to fix our A/C. The list goes on and on, honestly too much to even list. At this point we are just done. Don't like here unless it's the last place you could find on the whole planet. Trust me, you'll regret it like we do! There are much better well kept properties right down the road. Or anywhere is Columbus for that matter. ZERO STARS!!

I wish I didn't live here. The price initially seemed good with the discount but to me is just not worth it. Here's the good and the bad so you can decide for yourself:Pros:1. Really convenient location for getting around town.2. The upgrades look nice and having granite counters is really nice.3. The soundproofing between apartments isn't perfect, but it's not terrible. We barely hear our neighbors.Cons:1. Our "newly renovated" apartment was an absolute wreck when we moved in. There was paint everywhere but the walls, the dishwasher wasn't installed, everything was filthy from construction, construction was incomplete in several places including leaving exposed wiring.2. You have to give VERY specific instructions in order to get things fixed. For example, our dishwasher was not mounted when we moved in. Because we wanted this fixed we didn't realize it also wasn't turned on. Maintenance mounted the dishwasher but didn't turn it on. We had to put in another request to have them turn it on, where get unmounted it. On a third trip they re-mounted the dishwasher.3. Something is broken in our apartment at all times. We have given up on everything but the big stuff because "follow up with maintenance" shouldn't be a full time household job and we just don't have the time.4. Sometimes people park in front of your garage.5. Parking in general is a nightmare. You have a garage, but no place for a second car or guests.6. People and children stand, walk, and play in the middle of the street without much regard for traffic.7. There is construction everywhere and places where cables and leftover construction equipment just sit indefinitely. 8. The post office won't actually pick up our mail. They deliver our mail, but there's no outbox and they just don't pick the mail up.9. People don't pick up after their dogs very well.10. Our utilities cost more than the utilities for the single family houses of everyone we know.If you move here just expect to have issues all of the time. Maintenance will come out quickly as they are very responsive, but don't expect this to necessarily fix the issue.

*Edit: since making this review our car was broken into AGAIN. I won't flat-out accuse them of incentivizing Google reviews but 10+ 5-star reviews in a span of a month is unheard of for this area and made me make this Yelp account to review. We are moving to The Pointe At Polaris this fall and are counting down the days. DO NOT COME HEREPlease read this review in its entirety so you don't make the same mistake we did.- Rent goes up, while amenities disappear. Our experience in real estate tells us that they changed their insurance plan recently. As of a few months ago we can't have grills on our patios - literally one of the main reasons people want townhome style apartments. They changed all bathroom sinks to this weird trickle faucet that's like washing your hands with a kids sprinkler. Make sure you turn it on to see for yourself during your tour. Staff often randomly goes home early and locks up, so the amenities are useless if you work at all. They've closed at 2pm, 3pm, or have days where they just aren't there - and no, these aren't designated holidays off. This means ZERO access to amentities on those days - and there's often no heads-up. In addition, I hope you don't have to ever go to the bathroom in the "clubhouse" because it's often locked and unaccesible. I worked out twice in the gym and the bathroom was locked - so weird. It's like they don't want you to use it. They say clubhouse but it's really their office and they don't want to be bothered. - Don't let them entice you with the "heated pool". They don't open it until june and close it as soon as the wind blows which is usually the first week of Sept. You will not get to see the benefit of having a heated pool because they close it so early - and it's usually when there are weekssss of 60-70 degree days left. Plus, it is always closed for "maintenance" or because they "don't have chlorine this week". Yes, that's an actual excuse they've used. Huh!? As I type this, it will be closed this Friday, "possibly longer".- We get rodents here. The stray pregnant cats, raccoons, and skunks don't help. Karen neighbors think it's cute to leave food out and don't pick up after pets which adds to the issue. Our garage has become useless because of the squirrels that bring their peanuts (that neigbors leave out) into our poorly-sealed garage to hoard. This makes us have to park outside. Last week I had to take my puppy to the vet because he stepped on a raw, jagged peanut shell and it got stuck in the soft spot of his paw (they are all over the ground).- The crime has absolutely exploded. It was totally fine at first but there has been car theft, pipes in the parking lot, condoms by the playground, and people that obviously don't live here walking around. It's gotten really bad and we weren't expecting that for this area to be honest. So bad that my boyfriend and I are convinved that the only people who leave good reviews are either blind, work 16 hour days and just come here to sleep, or are getting a little rent knocked off for good reviews. Why are we convinved of that? Because the other morning I was walking from getting the mail and someone pulled up to me and asked me if I saw two teenagers running by because they had just broke into his car. By the time I got back to my apartment, my car had been ransacked as well! Unbelievable - I was gone for 5 mins and it was a weekday morning! The other evening (again getting mail) I had to uncomfortably watch this girl try to fast walk away from this creepy guy who was following her. I literally heard him proposition her to go back to his apartment (said the number and everything!) I had to stop and ask her if she wanted me to call the police.- In addition to the increase in crime, this has become a teen parking lot hangout. There are cars that come to park and throw trash out their windows (again adds to the pest issues). Walking your dog or getting mail alone has become impossible because of the random catcalling. - There is so much turnover in the office that it's not even worth knowing their names. Yes, even more so than the average apartment complex turnover. We overhear mainenance complaining about wanting to leave all the time while they're working. They don't even respect this place enough to not talk about their job in front of residents which tells us alot.Dwindiling amentities, shoddy upgrades, fake reviews, and safety concerns has us ready to move in Sept. RUN.

I've lived here for nearly two (2) years now and highly recommend this community. I lived here with my finance and mini golden doodle puppy and found it to be a perfect fit for our needs. Having worked from home during my entire time living here having a nice office was important. I converted the second bedroom to an office. The rooms are spacious, appliances are new stainless steel, LVP floors, granite countertops. Overall a very nice place to live. Our patio area is shared with a neighbor which turned into an extension of family as we grew closer with them. I've always felt safe here and loved getting to know the people in the community. There are some incredible amenities including the pool, gym and coffee bar/ pool table area inside the clubhouse. Additionally if you have a dog there is an incredible dog park and dog washing station which they include to use for free. The staff working here has been awesome as well! The Maintenance team has always been nice and willing to help with anything and the office staff is super kind and always a joy to see. I really don't have any complaints about the place. We will soon be moving as we are building a house but that's the only reason I'd have any reason to leave!

The manager Arika Mowery is not eligible to play an entry level clerk job also. She doesn't have basic manners/knowledge to deal with tenants with genuine concerns. Her subordinate- Taylor is having better knowledge. I have received a lease termination policy document at the time of move-in. When i really try to terminate the lease due to job transfer, the manager is showing completely different documents and estimates of cost of termination. when i share the document that i got at the time of move-in, she is saying that the policy got changed and she cant consider old documents. She is not even showing minimum curtsy /responsibilities on the concern and trying to bluff with weird reasons. This isn't first time, similar issues are happend before also. I setup automatic monthly payment using Venguard at polaris website. Once the website was broken and they didn't bill to my account successfully. The manager called me after a week and asking me to pay rent with late payment penalties. I couldn't understand how am I responsible if their website crashes. . Similar issue with water bill, they didn't added water bill along with rent bill once, again later, she was arguing with me as if I didn't pay it intentionally. She cant understand basic logic. Only god knows how did she became a manager.

I don't even know where to begin with this place. The models look amazing, but the units itself are trash. We originally came here because we wanted the "Gemini" model which is dark vinyl flooring with white cabinets. We expressed that to them. After signing the lease we go to open the door to our new townhouse. It's the complete wrong model. We redirected right back to the office and told them that this is not what we were told we were getting snd for 14xx dollars we wanted what we are going to be paying for. Office basically told us to suck it up or cancel the lease. So we did in fact, sucked it up. Until the next day they called and asked if we wanted to wait until the next weekend to get a Gemini, after we already moved all of our stuff in and gave the keys back to our old apartment. Upon move in we noticed our carpets were disgusting and were definitely not cleaned prior to move in, our ceilings have patches in them near all the ceiling lights, cracks in the living room ceiling, yellow stains on the kitchen ceilings, the front door had a HUGE gap at the bottom so much that when landscaping came to do mulch they blew an entire section of mulch through our door and it was all over our floor. They've been to our apartment 2 different times to fix the door and it still doesn't fit. We basically gave up because their maintenance sucks. Our garbage disposal stops working every other month and the maintenance man told my fiancé that if it broke again WE'D have to pay for a new one. The insulation SUCKS! During winter the downstairs will be below 60 degrees but upstairs will be 80+. During the winter if you have more than one car and you have to park outside you will get plowed in with the snow plow and not be able to leave and the office or maintenance won't do anything about it. We had an rent increase and when they sent out the email to tell everyone they followed it up with "we're getting a dog park, lounge area by the pool, fire pits, and a park" as if that was the reason the rent was increasing.. so far almost a year later they only put in the park. Our AC unit froze during the summer and we have two dogs and a newborn at the time. It was HOT and we had to work so our dogs would be caged up. We called emergency maintenance and they told us that since it was not 85 degrees or higher they can't help. It was 84 DEGREES when we called we were in utter disbelief. I can't think of anything good about this place except for the location if you enjoy shopping. Don't live here. Listen to the reviews even if they are years old. The change in the company does not matter. They all are terrible.
