In the lease(which is legal and binding) it states "smoking inside these buildings is completely prohibited." I moved from another apartment here that had two chronic smokers move in 3/1/23. I moved because JANET(PROPERTY MANAGER) and KELLY(THE RELATIONS MANAGER) would not stop these people from smoking. I moved to the new apartment 3/24/23 starting April 9th SMOKING AGAIN! I am a chronic Asthmatic! I have been battling and I mean battling Janet the manager to do her job! It is in the lease NO SMOKING! After spending all my time and money to move it's the same thing all over again. The smoking inside these building is happening more and more! Janet won't send out any messages or door tags NOTHING! Just like before she is doing nothing effective to stop people from breaking these leases! My health is failing once again due to their poor unacceptable uninterested management! Janet and Kelly are both rude and can be extremely dismissive! If it were their apartment, furniture and clothes being ruined, I know they would do something about it!

This complex is in a constant decline. Violence is overrunning the area. I've watched 3 people die in their community. This is due to gun violence. Irresponsible staff that don't do their job. Rude and dismissive i highly recommended finding another place to stay. They will not work with you and will blatantly lie to you they also never get back to you in a timely manner. They also close before they're supposed to. They will send people in your apartment without your permission or notice. They will tack on obscene charges for quite literally no reason. Very displeased with my stay here.

Living at The Gardens Apartments was an awful experience for my mother and I. Charity Jacobs in particular, the "community manager" was disrespectful and played favorites with certain residents. They are under new management, and they are slow, rude, disrespectful, and overall very unpleasant to deal with.

I had called these apartments yesterday and talked with one agent who was very polite and engaging. We set up an apartment tour for the next day because I am in town for living arrangements for a move because of a new job. I got an email which showed I was not a robot since I responded to email to confirm. Not once in the call with the agent did she mentioned that I needed to do an Identity Verification. Instead I get an email that said in the subject line that my tour was being rescheduled. So I did not open it, thinking that is what it meant. However, today after getting ready I had a chance to read the email in full and noticed that was not rescheduled but at my request, which I did not request it was actually for the same date and time. It was telling me to call a number that hangs up on you when you call the number which I did a couple of times. before 10a and after 10a. The other 800 number that I originally called yesterday was not working either. I then look at my email from them which had a request at 830a this morning for an Identity verification but since I am short on time and wondered why the first agent didn't mention this. By this time in the morning after trying to get into gear I get a phone at 10:15a from an agent Brittany from the Gardens Apartment who was very snippy and not friendly at all that said in a matter of factly way did I just call them. She explained about their policy and how it has been for a very long time for this ID verify and even if I had a government ID it would not mean nothing because they had issues with government ID not verifying correctly or something to that matter. She told me the email that she had sent me should have had a link in it, which mine did not I promise you, but she went on to say that yes it did like I had reason to lie. What type of customer service is this. She then all while talking to me on this call sends me another Identity verification link but by text message, not being sympathetic just saying she sent another link not telling me as she is talking to me that she was sending it by another way. Not until I told her that I do not see another link in my email. She of course not being apologetic of any of the inconvenience to me just skipping over all of her toxicity directed to me. This probably was best since it led me to read the reviews which I should have done in the first place, which I ran into the complaints here which may be true and goes back quite awhile, but it just goes to show me that the apartments are still under bad management and today it is now Jan 23 2025 and they do not care to correct this bad issue. They must not have no vacancy that they need to fill because that is not the behavior of a business wanting business. Now that I am here on reviews I am now noticing all of the complaints of these apartments and it has changed my mind of even wanting to rent here EVER, unless management were to change their behavior of treating people and with some proof. Just because you had a bad event with previous people does not mean all of the people after that will be bad people or even a prospective tenants. You may continue to get bad tenants because your company exudes bad energy to attract them.

I lived there for 2 years and at first it was quiet when there was another administration, now with this administration they do not filter anyone to move to this place, in this condominium there is drug sales, car thefts, they open the garages to rob you and the administration at The moment you leave they invent arrangements on the property so as not to return the money... also within the year there were deaths and shootings inside the place and the administration does not take responsibility for anything The good reviews it has are because they offer you money off your rent.

literally weeks before Christmas we get more digusting updates about rent ! I'm sure their are worst out there but BE AWARE these apartments are terrible ! Jodi is extremely RUDE ! Like she's a heartless woman forsure ! You can tell she hates her job and I get it b/c I hate mines but I choose not to work in the public b/c I don't like dealing with people face to face unless it's something I love doing which is the same thing she needs to do . I understand their goal is to move out all the old tenants and move in more people who fit their look(b/c it's near Easton) and all the apartments look nicer, especially the new ones they now see as competition. But what they have to understand everyone is struggling right now rather it be black or white. I will say is Ray in a tiny tiny tiny bit more nicer than Jodi but the bottom line is this company is HEARTLESS .! These apartments are not worth $800, let alone $1300 I would say $600 at most .It's Mold, loud noise if you live on the bottom, the rent office staff is terrible (the young black girl is very nice) and some of the young ones but JODI will make you hate this place beyond measures . It's always shootings and break ins. I know you might think because it's closer to Easton but don't be fooled this apartments are ghetto which is why the gate is broken . Soon as GoldO. Took over it's been a nightmare like a total complete nightmare . They did help us when easy pay was a thing per Covid but sadly stopped using it and now anyone behind will be forced to pay full balance or move out . Every other month is a new policy and new chargers on rent . I honestly can't wait to move . The way they treat us is like we live on section 8 in the hood. No compassion, just heartless . Especially JODI ! You can honestly look at that lady and tell she's evil . I understand if you're desperate with no where to go but if you can pray to God for another option you better take it . I was better off staying in the hood, cheaper and honestly treated way better by rental office . This place is a complete nightmare . And you will hate it . Toilets stuff up all the time, spiders, bugs, trash everywhere, tons of speed bumps, multiple accidents living the complex, tons of emails harassing tenants about rent, evictions, it's sad what these people are doing. I get it they don't make the rules but the way Jodi treats people is disgusting. Like she is #1 why I can't wait to leave . I'd rather deal with gun shots than stay knowing she's in charge of my accounts that woman is wicked and so is the ceo of this complex . RUN AND LOOK ELSE WHERE .! The good reviews are FAKE.! They probably tricked ppl into making good reviews . Don't trust these apartments you will regret it .! And the electric bill is HIGH ! I'm talking car payment HIGH .! I can understand if I'm living downtown luxury sky rise but all this for these moldy apartments it's not worth it. My cousin works in this industry and she admitted even her complex make fake reviews .

I moved in back in January of this year, to say I'm excited for my lease to be up is understatement. I live towards the back of the complex, to get back there I swear you hit a hundred speed bumps just to get there. The amount of speed bumps is so excessive and unneeded and it can do a great deal of damage to cars. For the size of the apartments and since went rent up a bit, it's almost not even worth the price for what you get. They switched management after I signed the lease and I just want to say that the new Gold Oller company, their Management staff is the absolute worst. Back when it was Champion, I signed the lease partially because I felt confidence in my leasing team. One of the main reasons I'm moving out now is because of the extremely unprofessional and rude staff they have now. As a resident, how dare an employee of theirs walk into MY apartment, the one I'm paying for and tell me it's her apartment without a 24 hour entry notice. No sweetie. If you wanna pay my rent for me, then you can call it yours. I also have some safety concerns for anyone who wants to move here, police patrol the neighborhoods towards the front all the time, but if you live in the back, they won't bother. They do have security on site now which patrols everywhere, but considering I've had two shooting investigations on my street in the past month, I'm over it. The neighborhood is borderline sketchy behind the white picket fences, but the fences are broken so you can't keep much out. Maintenance has yet to fix my garage key and it's been months. Anything that's an emergency, really isn't an emergency to them. It will take them months to come fix anything, including hot water. Please consider looking elsewhere. Save your time and money. Not worth the price, the hassle or endangering your life or your families! If I could give it 0 stars, I would.
