I did not rent here but applied for a lease and paid the $75 application fee. When I decided not to move forward with their community, they charged me $200. What the heck for? Based on the other reviews and this ridiculous junk fee, I think I dodged a bullet not moving in here.

Big Yikes. Total scam. $1411+ utilities for an unlivable apartment and horrific, manipulative staff. It's gross. Their painters ruined all of my patio belongings while painting my fence and were rude and on defense before they even started working. The office staff member, Micheal, brushed me off and gaslit me claiming there was an email sent out. There was no email sent out communicating painters would be around, additionally that doesn't give them the right to ruin property. Every encounter with them was slimy, gaslighty, and manipulative. Their plumbing burst and ruined my property (again) in my bedroom and both of my bathroom... and they tried to charge ME for the repairs . This isn't even the whole story (spoiler: my 19 year old babysitter got fed alcohol by the general manager, Grace, at their hosted pool party ) so just stay far away from this chaotic nightmare.. the office staff are completely fake and won't care about you or your well-being, just what they can get from you.

I have been living here for almost 2 years now and I am past my breaking point with The Commons at Olentangy.First off, they provide power through Nationwide Energy Partners, which is a submetering company that charges as much as 60% over what AEP charges (I have asked different tenants around for comparison). Apparently Ohio is one of the few states that allow this type of legal scamming. I ended up paying over $500 for the month of January where my thermostat was set to 68° ALL WINTER. They won't do anything about this because they get a nice kickback from NEP so they can keep price gouging the tenants.Second:They take forever to fix large issues that you have with your unit. The front door and trimming around it took 3 months to replace which had gaps and holes showing through the sides. It also took me 5 requests from 10/25/22 to 3/9/24 to replace the stove in my unit because they are too cheap to provide a new appliances. On the fifth time, the handyman said that one of my burners was outputting more than TWICE the rated electricity it was supposed to and that there was exposed wiring in back. They still have not fixed the water leak in my apartment and the water spot on the ceiling gets bigger with each heavy rainfall.Third:The price of the apartment was good in the beginning but has raised over $500 over the past two years. My starting rent was $1515 for a 2 bedroom and 1.5 bathroom townhouse. This year it is $1742 and now they sent me a renewal form for $2059 and this is all BEFORE the insane electricity bill you will end up getting. There is no increase in amenities that they provide either. If anything, they take away amenities (laundry room was a recent one they took away) or give us useless ones like the garden plot which you have to rent each month. Now they are trying to get us to pay for a pet profile that you have to make for all your pets for $50 per profile per year on top of the pet rent you pay monthly and won't accept rent until you make the profile.Fourth:The HVAC system in any 2-story unit that they have is terrible. The upstairs rooms get unbearably hot in the summer which you will have to get a portable AC unit in order to cool your room off. You will be able to tell that this is a common problem with their units from looking at the apartment windows and seeing all of the AC units that people have installed.It is truly a shame because the area is nice and they are relatively friendly to me, but the increasingly higher prices of the units as well as all of the problems I have listed above I CANNOT recommend this place to anyone. All of these 5 star reviews that you see are because they pressure and nag you to give them 5 stars as well as mention the name of the person that assisted you when you sign the lease. I know this because I did it for them when I first moved in to be allowed to enter the raffle that they held.These are also all pictures of my "renovated" unit, so I cannot imagine what it is like for the ones that aren't.

I am a current tenant at the Commons at Olentangy. I too am beyond frustrated with this complex. I have lived here for 2 years and am reaching the end of my lease. I will not be resigning nor could I ever recommend this complex. First and foremost I have had a RACCOON infestation for over a year. The problem has escalated to the point that they are in my walls and attic. The pest control came out and after a thermal scan, stated that there were dozens. That was 2 months ago and the office keeps telling me that there is a trapping program in place.In the mean time, the raccoons are hanging out of my overhang and scratching, fighting, shaking, running and playing with a marble or rock all day and nightManagement could care less. As a matter of fact, they are harassing and threatening me to sign my lease now..60 days in advance.As others have stated, the electric bill runs over $300/month for NO reason. There is dog poop everywhere and a homeless encampment on the corner. My car has been broken into several times and the dumpster was set on fire. My rent was $1600 when I originally rented this apartment in 2021 and my new lease states the rent is over $2000.Don't move here. This place is a scam.

Current resident. 2 years in & so unhappy here. They do frequent "maintenance checks" (look around the living room & leave) sometimes with less than 24hour notice. Maintenance does jobs half way- just enough to look fixed. They send a letter saying your rent goes up by $300 EVERY YEAR and when you ask questions they magically find a way to increase by only $20. Not $200.... $20- confusing. Pool is frequently closed for random reasons in the summer. Walls are thin. The office can never give straight answers- someone will always tell you something different no matter the questions. Frustrated and so excited to move out.

Don't expect rent to be your only expense living here , the poor window seals and air leaking around the doors make the electric bills very high. The Commons also presents extra charges on your door. Also every time you resign the lease- does not matter how long you have been here- the price goes up.Have delt with rude staff, lost documents, extra charges, and many other challenges with minimal resolution while living at the Commons. Would not recommend!!

Terrible place to live. Maintenance would walk in whenever even with no service order created. Kids looking through the mailbox slot. A window falling out from the top of the sill or whatever it's called from the second floor which took 5 days to get in contact with somebody then they refused to come out because it was "raining". It hadn't rained in 4 days. Water leaking from the roof which also was ignored by maintenance and canceled our service request multiple times. The upstairs getting way too hot in the 2 bedroom 1.5 bath townhome. Fireworks, gunshots, crime and rent was still $1,867 not including anything else. I lived in the townhome next to the tour townhouse and they would start working on it close to 5 in the morning. Wasp nests inside the window which they said was fixed but clearly wasn't as we still had the nests and wasps. Being ignored for days when trying to call in regarding when we needed to be out on the last day of the lease. Not up to date appliances which you think they'd provide when paying close to 2 thousand dollars a month. The dumpsters were always full. Do not live here, the worst place ever.

Do not under any circumstances get an ALL ELECTRIC UNIT! Your heating bill in the winter will rise to 400 dollars! They neglect to tell you this when you sign the lease.
