The management lacks action.The Bend offers valet garbage service, yet trash has been stuck outside the common area for weeks without end. Multiple requests have been placed -- even direct contact with management, but no action continues to be taken.If you are about neighbors, this would not be the ideal spot for you. People are constantly smoking that it filters into your apartment and seeps into the carpets. If you care about parking your car in one of the paid garages, you have tenants 5-6 days out of the week grilling INSIDE the garage. I highly doubt that is anywhere near safe. The only pro is the maintenance team. They're very prompt and get the jobs done. Overall, Don't be fooled by the advertisement photos.

Model looks great. When we stopped in to check it out a few days before moving it seemed fine. They were cleaning it at the time. When they were done cleaning and we came back an overwhelming odor had made its presence felt. After about two weeks it is still here and just as strong as ever despite countless attempts to get the odor to subside. The landlords took in a whiff and admitted to its potency. They offered to find us another unit, but we have decided to just cut ties at this point for additional reasons. For example, the creaky shower and abundance of flies. The office did not give any deal on breaking the lease which seems a bit low on their part. Business is business though.

I have had a great experience with this community! I worked with Brenna, who was very helpful and kept me updated throughout the application process. I was in a time crunch to find a new place quickly and she made sure I was taken care of and got into my apartment sooner than expected. I highly recommend this property and working with Brenna!

DO NOT MOVE HERE!! If I could give them zero stars I would!! I've been living here for 2 years and it's been issue after issue. They charge $31 for valet trash that barely gets picked up.No one answers the phone in the office and when you do go in the office they're sitting there on their cell phones letting the phone ring. Living here has been nothing but hell. The apartment looks presentable when in reality everything is falling apart. I paid my rent 01/03 which is the deadline then I was notified on 01/07 that my account wasn't able to be located. The account had more than enough money but I was charged an additional $225 on top of the almost $1,300 I already pay because they were having technical issues. DO NOT MOVE HERE!! The pricing looks nice at first until they add in all of the extra fees that add on over $150 to what you're already paying. There's plenty of other places that are worth the money. You don't even get what you pay for living here!!

I wished I could give this place zero stars. Where do I start....When I moved into these apartments in December 2018, I loved it. It was nice quiet and the rental office staff was professional. Everything started to shift the beginning of 2021. When the rental manager passed away, they started hiring people that just really didn't care about their tenants or the property. The valet trash didn't come when they were supposed to and that happened a lot. The rental office would charge the tenants a fee if the trash was set out over night instead of putting the trash out in the morning.... but it was really the trash that been sitting for days because the valet trash didn't even show up. Make it make sense! They started letting anybody moved in and then people cars started getting broken into. And someone got killed in front of the entrance in between 2021/2022 that we didn't have no details on if the tenant was the killer or was the person that got killed. The rugs in each apartment are disgusting and dirty. They don't offered free carpet cleaning like other apartment complex do. The appliances are cheap! Handles on cabinets always falling off and the paint is just chipping away. Seems like they were very cheap when they so-called upgrade these apartments. And the worst nightmare of them all was the roaches! Now when I first moved in 2018 neighbors told me that these apartments had roaches but I didn't see any until 2022. I only seen 1 every couple of months and then it have gotten worse in 2023. Imagine cooking and you see a roach pop-up or imagine taking a shower and you see a roach crawling on the wall...I was highly disgusted! Their little pest control was cheap just like the appliances and didn't work at all. Like how you gonna go up $100 in rent and you can't get these bugs under control, the vents are dirty and your appliances are cheap? If it wasn't for inflation being so high, I would've been dipped out of these trash apartments! I also spotted traffickers when coming home one night. There have been at least 3 of them posted up around the property. I called the rental office the next day and all they said was for me was to filed a police report. You can't filed a police report unless a crime has already happened goofy! These apartments have a lot of kids that live here and they brushed it off like it was nothing. Please don't ever move here! It's not worth it at all!

The cons of living at The Bend at Broad significantly out weight the pros. The biggest benefit of living at the Bend at Broad is the maintenance staff. They maintenance staff is prompt and professional. I have truly enjoyed my interactions with them.The list of cons is anything but lacking. The complex consistently smells like various kinds of smoke. The complex is "Smoke Free" yet that is hardly the case. My apartment constantly smells like weed thanks to my neighbor. The entire complex consistently smells like weed. Multiple complaints has resulted in no change. The noise level is more than excessive. Neighbors blast music at all hours of the day. Neighbors consistently argue within the apartment breezeways. the arguments can be heard throughout your entire apartment. Throughout the course of the day endless cars blast music throughout the complex. Almost every night I wake up around 2am to a car outside my bedroom window blasting music. At this point I fully expect it.The final con of living at The Bend at Broad is the consist presence of undesirable activities. At least once a day I look outside and see a drug deal going on in the parking lot. This isn't just an isolated incident or one neighbor, it's the norm. In the back of the complex near buildings 15 and 16 there is constantly random cars belonging to non residents blasting music, smoking weed, and leaving garbage everywhere. During the day the maintenance staff runs the derelicts out of the complex. At night it's a consistent presence. The after hours security company drives by the cars and does nothing about it.My apartment smells like weed and a car in the parking lot has been blasting music for about an hour as I write this review. I cannot wait for my lease to be over. I'm truly counting down the days. If you're a derelict I would highly recommend The Bend at Broad, otherwise seek other living accommodations.

My review:I moved in with the hopes of making the apartment home but that was not the case. My Move-in was a nightmare. I anticipated my apartment to look identical to the model apartment that I viewed before signing my lease. The model apartment had tile wood flooring and I even asked the leasing consultant, would tile wood flooring be the same in apartments. I was told yes. When I open the doors to the current apartment I moved into, to my surprise the apartment had carpet in the living-that was the first sign.The kitchen had new appliances, the stove had dust on it as if the cabinets above it was installed after. The freezer had a stand of grass in it. Second sign.The first bedroom, in the closet had left over trash (balled up tape, a nail and a small/ medium size plastic applicator or container of some sort that was still left inside. Third sign.The bathroom medicine cabinet had a brown stain on the bottom shelf. The medicine cabinet is a mirror on the outside and when it was cleaned it was smeared as if there was no follow up with a clean dry towel. Didn't know the bath tub cricked until I got into. Every move I make in the tub can be heard. Fourth sign.Last but not least the apartment has a stench, I just can't shake. I was told by one of the leasing consultants Austin, the smell was from new carpet. I moved from a place that was built in 05/06 and that place had a new carpet smell and the carpet in the apartment complex from The Bend at Broad is not new by a long shot. Fifth sign.I moved in on a Friday (9/7/18 to be exact) and I was in the leasing office 3 days in a row (Friday-Sunday) to express how disappointed I was with the establishment. The staff did what they could do for the time being by getting in contact w/ cleaners, for them not to be able to come out until Monday. The staff suggested to complete an odor treatment for the home but couldn't really be done until Monday because the longer the odor treatment could run the better. I work during the week so I didn't want to find another place to be during the weekend so I suffered with the smell over the weekend.There was an email sent to the leasing manager on Sunday (9/9/18) and I heard a response that following Monday just stating that all my concerns are being worked on by having maintenance coming out to check the door (the door needed to be held to lock), cleaners had came out Monday morning and after the cleaners left the odor treatment would start.So I head to work anxious of how things will turn out and in hope all things would be better. Come home and the smell throughout the home is still there. It makes me believe the smell is embedded in the walls (which is a serious problem). The trash in the first bedroom in the closet was still there so I threw it away myself. The strand of grass was still in the freezer, I picked it up and cleaned it myself. The mirror on the medicine cabinet was still smeared and I cleaned that myself too. I wonder did the leasing office tell the cleaners what my concerns were with the cleaning because the problems were not fixed. I didn't even bother to address the same concerns back to the leasing office because I was so exhausted with the whole experience.I spent $25 worth of smell goods to mask the stench in the home and I left for 5 days for vacation to come back to smell the stench over powering everything I have tried to use to mask the smell.Overall, I'm extremely disappointed w/ my move from cleaning things that should have been clean before I move in, being mislead with tile wood in the living room (that was a selling point for me) and the smell that it seems that I cannot get rid of.

Stay far away from this place. First the floors on the main level are horrible. The come up. It is so bad that I cut my toe and required stitches. We had to walk on sticky concrete. They tried to fix them with first calck the car bondo. Second the kitchen sink disposal would always stop working. If you live in the back they don't come and pick up trash. The drawer in our fridge broke. The maintance guy said that he would fix it and lied and said he did and on the comments. We have pictures of just how bad the floors were. They gave us a $75.00 gift card for an area rug saying that would fix the problem. We also had bath mats in the bathroom. Guess what did not help one bit. We had a friend staying with us. Maintance knew and so did the office. About a month ago we got a letter saying they were not renewing our lease and had to be out by January 24. I called the office and they just said they did not know why. So we found a new place and could not afford to pay them rent. We could not move and pay them so we go to court December 10th. We have pictures of just how bad things were and refused to fix them in the right way. There are signs saying no smoking or vaping but the maintance people were always vaping or smoking in the go carts. I would not give them even one star but there was no other choice. Stay far far far away.

I have been in this location for eight years. There have been many Management Teams, Maintenance that have come and gone through here. In the past year or so, I have had the wonderful opportunity to have the Management Team and Maintenance Team here. This past week, I recently had some maintenance done in my apartment. I was pleasantly surprised once again as the nature of the timely work that was done. Lisa, has been the one that I have gone to each time for any work that needs to be done, as the contact person as well as knowing that if she knows it needs to be done, she will make sure it gets done. I am very thankful for the changes that have taken place here as an upgrade to the previous years. Thank you all for all your efforts and hard work. Its noticed.
