If I could give this place 0 stars, I would.At first free wifi sounds amazing, until it starts auto-disconnecting you for no adequately explored reason, which makes it incredibly inconvenient when you're trying to play online games or do zoom calls, getting auto-disconnected from those is rage inducing for sureSecondly, all the hidden fees that pop up out of nowhere, you'll get charged for breathing at this point when you stay at The AbigailThe managers for the place are constantly changing, and the office is also randomly closed and it seems the only thing that they can do is the graphically designed closed signs on the office doorMail will get stolen and staff will do nothing about it, despite their being a security camera pointed DIRECTLY at where the mail is placed, either the security cameras are just for show or they don't feel like helping when such things happenAny event that happens most likely will be cancelledThe constant emails from the staff get incredibly annoying, considering the only way they send them out are through mass emails with no filters for people who shouldn't be receiving them, so it leads to you never knowing whether you've paid rent or not with the ten emails they send out at the end of the month reminding you to pay rentThe elevator is very loud when it dings to the floor you're at, even with a door stopper you'll hear it from your apartmentThe utility bills never make sense, it seems no matter how little water or electric you use, the bill never goes down muchAlso if none of this is convinced you not to live here, the back door has quite literally fallen of its hinges before (not to mention that you have to push the door in before pulling the back door for it to even consider being opened), and the front door handle has also fallen offOn a personal note, the shower heads have stupidly little water pressure and taking a shower feels like a chore when all you get out of the shower head feels like a few drops sprinkled out to pity you for living in such a miserable placeAnd one more thing, the place feels entirely unwelcoming with it's exposed vents and suchThe only good thing about the place is the incredible maintenance staff, never had a problem with them

Run! Do not stay here! Parents, do not rent this apartment for your students. They are dangerous, dirty, and the staff/management take retaliatory measures to both parents/students who try to remedy a situation and tell you anything to get you to rent. These are worse than homeless shelters. The floors are bare concrete and the apartments dirty, shoddy, and not well-kept. Management allows illegal subleasing to roommates so that you are paying for 3-4 other people in an apartment (utilities are automatically split and can be 300 to 400 per student per month) and management are just downright mean and retaliate cruelly against students who bring problems to their attention. They also refuse to provide any support and constantly enter rooms to check mattresses which includes tearing off the sheets to check the mattress beneath. If that does not creep you out enough, homeless people are constantly roaming the hallways and nobody is checked entering the building as there is NO security. They had property hazards like the building of another property nearby and the demolition of another without telling renters and threaten to evict for complaining the apartment owners. And that is just the start.

DO NOT MOVE HERE IT IS A SCAMLet's get into it, they tell you one price to begin then every month a new charge it would be fine if it was something small but there's no way my rent was promised and told me to be under 800Then months of living there it jumps up too 1,000+ and it would be different if this place was not low budget! Y'all charge out the wazoo and the quality of the building is trash, people lurking, dirty non working half the time elevators, pissy smells, I could go on and oh they'll tell you one thing about the utilities and keep adding and adding more bs I was paying 300 for utilities because my roomate moved out....but it's PER bed leasing... yah ok

Dreadful. Poorly managed. The Abigail operates mainly as a front to extract money from college students by offering expensive, sub-par housing.Be advised! If your roommate has a co-signer, that co-signer can move into the apartment. Example: You have two roommates, one roommate had their boyfriend/girlfriend/parent co-sign the lease. That co-signer can then move into the apartment at any time during the life of the lease. There is NO remedy for the remaining roommates. They basically must accept that they have a new roommate. Also, the utilities will NOT be split between the additional roommate. The roommate and the co-signer will still only pay the utilities of ONE tenant.

My daughter (Samarra) loves her stay at the Abigail Apartment. They do extra fun stuff and free food too. My daughter's Apartment is also very spacious and organized. The Abigail as a whole is clean & well kept.

Whoa, the Abigail has been open for a year and a half and I'm the first review?There's a lot to say about this place. Let's start with the units listed on their site:Studio - $899/monthTwo Bedroom - $999-$1,299Three Bedroom - $1,349-$1,499The ranges are due to the fact that some of the bedrooms don't have windows, so technically they can't be marketed as "two bedroom" or "three bedroom" units.In addition to the typical units, there are a handful (probably 6-8) units on the north side that have floor-to-ceiling windows overlooking Gay Street and the CCAD Design Square building. I'm not sure if those are pricier, but it's worth asking about if you're interested in the best views in the building- I have to say that the east, west, and south side views are not that impressive.Every unit has an identical warm industrial aesthetic with high ceilings and exposed duct work. The floors are concrete in the main living areas and bathroom -- the kitchen and living room are just one large, open area -- and the bedrooms are carpeted. The bedrooms do not have closets but each comes with a wardrobe; I can't speak to amenities of the studio apartments.Each unit comes with a washer and dryer stacked in the hall closet. Kitchen appliances are modern, though counter space is minimal- I would suggest purchasing a freestanding counter to place next to the refrigerator, which has the added bonus of acting as a partition between the kitchen and living area.Now, as for the residents. I have to say that I approached living here with trepidation, due to the proximity to CCAD's campus and the fact that I work a professional 9-5. I have to admit that sometimes living in the Abigail feels like a throwback to life in the dormitories; there ARE a lot of CCAD students living there. The walls aren't thin or anything but noise does carry, and sometimes you can pick up the sound of music and TVs from other units. That said, I've found the residents to be respectful, and it hasn't been a problem so far after six months of living there.The Abigail is owned by Legacy Management, but maintenance requests and rent are funneled through the building manager, Alex. Alex has been fantastic to work with since he started a few months ago; concerns are addressed quickly and he's often on site. He also organizes sporadic get-togethers in the lobby and seems to be constantly looking for ways to improve.Being on the far east side of Gay Street, the Abigail is located in an area that has been subject to slow gentrification over the last several years. The Neighborhood Launch community is slowly expanding, Hills Market should be opening sometime in the next month, and CFL restaurants (Tip Top and Grass Skirt) are in close proximity. There's also the CCAD P.O.D. and Topiary Park a few blocks south. However, it's a process that isn't complete yet, and frankly, the area is a consumer and food desert. Until the Hills opens, the closest grocery store is either Kroger down South High, or Giant Eagle on Neil Avenue. Only a mile away, sure, but for someone without a car it could be irritating to get groceries. The food options down Gay Street are fantastic, but not particularly varied- after a while, you'll begin to crave things other than typical pub fare. And, of course, the hours- good luck finding anywhere that is open on Sunday in the downtown area.The parking is awful- all lots are monitored, and the meters run until 10:00 (as far as I know, Gay Street is the only place in Columbus with meters running this late- the city lengthened the monitored time span after Gay Street became bidirectional). Don't expect to have friends stay with you from out of town without a hassle; personally, I park in a garage a mile away that I can use to house guests' cars as well. Then again, I don't mind the walk.Finally, the Abigail is very pet-friendly. Ask Alex if you have concerns over whether or not you'll be able to bring your pet; they were very accommodating on this for me (I have a larger dog).If it weren't for the parking and lack of consumer options/food, this would get five stars. I suspect that this will be a great area to live as Neighborhood Launch continues expanding and the Hills Market opens. Even with those aside, I'd say that if you aren't averse to walking a mile or so to the Short North or Arena District, you won't regret living here.(psst- Being a new building, most of the current leases are on an August-to-August cycle. If you want to get in, I'd suggest looking in early summer)
