Hey Yelpers,PRICING: Jessica informed me that if I chose Sunbury Springs as my rental location there would be no fees at all and I'd get a month of rent for FREE!! Imagine my elation!! So here we are getting ready for me to sign and I notice a few discrepancies in the pricing. First, the rent for my move in day was about $550, over 5 times the actual price of $85, and I would have only been in the unit for two days that month. In addition, there actually was an administrative charge over $100, which I paid but maybe should have asked questions about. After calling to find out why my rent was so high they stated it was because the quote I was given that day was for my old "move-in-date." The representative then told me that in order to receive my correct move in letter, I'd have to sign a paper stating that I'd pay a full month's rent if I broke the lease early. By law, we are entitled to a correct receipt of how much we would need to pay upon moving in, which is why the original document was presented BEFORE I signed the letter. In my opinion, bringing the wrong quote for a tenant to sign without validating that it's correct is neither professional nor acceptable. NO APOLOGY WAS MADE. (Check their documents very carefully before paying or signing anything!) FEES: Upon looking at the apartment, I was told by Jessica that there are no fees whatsoever, just rent. Yet when I come to sign the documents there is an administrative fee over $100. Imagine my frustration and slowly depleting lack of trust. As a tenant you are required to have renters insurance. I've only had renter's insurance with them for about a month and it's already being raised to a higher price. Smh FREE MONTH: In order to get a free month you have to sign a document stating that you'll stay in the apartment for 14 months instead of one year. So technically they aren't losing any money or giving a month free. ISSUES IN UNIT: The hot water does not stay hot long enough and the toilet floods at least every week; I can take a 5-10 min shower and that's all, anything more will result in a cold shower for me. Other issues include the caulking breaking around the sink and tub, the fixture for the light in the bathroom is loosening and lifting off the wall, the sockets don't work in the living room. As for the toilet, when I asked why the toilet floods so often I was told, "It's due to the type of toilets the government requires the complex to have so the flooding issue is common." But if it happens again I'll be charged. Wait, hold on! Why would I be charged for poor toilet structure that you claim is a requirement for YOUR building? Sigh, moving on....CLEANLINESS: I left for a weekend and came back to find the trash compactor blocked by a huge pile of garbage! It was disgusting and flowing even onto the sidewalk. If I'm going to be paying over $1,000 for rent please stay on top of all orders including cleanliness! SAFETY: Omg, guess what Yelpers?! I was sleeping on a Thursday night in February and woke up around 10:00 PM to banging on my windows, patio and front door. A bright light was then shown in my bedroom window for a long time, as if the people were looking for something. I tried to stay in the corner so whoever it was wouldn't see me. I eventually mustered the courage to leave my room in an attempt to attend to the banging on the front door. Once I reached the door I said, "Yes"? Then there was silence. The perpetrator even jumped my fence and onto my balcony to bang my windows and doors. I called the police to report it and can honestly say it was the scariest encounter I've ever experienced. BUILDING STRUCTURE: The walls here are thinner than paper in a bowl of water. I hear scary conversations, arguments and crying. Once, police had to be called to protect a tenant from an abuser; I heard everything and I wasn't even in the same unit area!! Also, my kitchen sink is missing a huge piece under the sink to firmly hold it in place, so the faucet lifts when being turned on or off. And in order to open the drawers in the bathroom you have to close the door, same with using the vanity.ELECTRIC: Sunbury charges tenants electric for the lights outside of each unit. You know the ones they control to keep light outside each unit? Well, we are responsible for that now. It's roughly $20-30/ month depending on the season. I haven't even been here for 6 months; the inside of the apartment is nice, however, quality customer service matters in all situations. I hope you find this review beneficial!! Ps. The maintenance lady, Nicole, is fantabulous! She's dependable, kind and knowledgeable about her trade. Good job, Sunbury on employing her! Plus one star! Thankfully they have also handled maintenance orders in a timely manner. Plus one star!

I have been visiting this apartment complex for the week. The staff has been very helpful and pleasant. I want to give a shout out to Kathryn and Greg. They were informative and welcoming. I found the complex to be very well maintained. All the residents that I had the pleasure of meeting were welcoming. I would recommend this apartment complex to anyone looking for an apartment.
