Water damage that RLPMG refuses to fix even though they have chosen to increase my rent by $200 for no reason

This Columbus Property Management Company has the best systems and processes in Central Ohio. RL has managed property for me and they have done a stellar job. I have had other companies manage property for me but they don't hold a candle to RL Property Management.These guys care about getting it right and focus and re-focus their efforts to make sure that my property is in good shape and staying that way. I can sleep at night because I know someone is looking after my apartments with a similar vigor that I would but it isn't me.Aside from making sure I get the best return, They also care about making the properties as safe and nice as possible for the tenants - it's my experience that tenants love their involvement in the renting process and they feel like they have a partner.As a real estate agent who deals with investors in Columbus area real estate, I always recommend RL to my clients.

We have had our ups and downs with them. But they went above and beyond when we didn't have hot water for a few days Amy was great to me kept in contact and everything the whole time. Diana is great to her communication getting back in a timely manner with me over any situation even with this whole covid thing they have went above and beyond I love this house Ive been renting for years :)

I bought a condo in 2015, had it ready to sell but decided to rent it with RL Property Management. First tenant rented from Nov 2015 to March 2019, they smoked driving the neighbors away, slow pay and had to file eviction but they paid. On leaving cost me over $4,000 in damages. Second tenant from May 2019-April 2020, same slow pay and eviction filing, but paid. Luckily it was 2 ladies and double security deposit, still RL estimates damage over $2,000. My contractor is charging me $5200 plus paying over $4000 for new flooring since carpet was destroyed, laminate in kitchen damaged. That's $13,000 in repairs for 4.5 years in a 900 sf condo. My only saving grace is the Columbus real estate market jumped.

I applied for a house through company on Monday and they said it take 2-3 days for the application to be processed. now it is Friday and I told that women called Liz about limited time due to scholl start and my need to take the application seriously and managed in timely mannar. unfurtuntely, I paid 200 $ application fees for my wife and I then no one ever called to update me about my applucation. I called 100 times but Liz never answered. she is alway not available. I assume manatnence issues will be managed the same. I end up appling for another realtor who proceesed my application withing 3 hours and I only paid 35$ application fee to zillow. 200$ was paid to RL property management for doing nothing. Fraud companey. They are collection too kuch money from many people who apply before they approve any application as long as more people apply

RENTERS BEWARE!!!!This year my Christmas was ruined by the negligence of Airbnb and the host of this property. At first glance this house was beautiful, spacious and full of potential family fun. But it was nothing like that. On day one we arrived at the house tired after a long trip. My family and I slowly started noticing some things that were not up to par. 1. The first thing was how dirty the carpet was. 2. Then we noticed the ice dispenser on the refrigerator had mold on it and the toilet paper holder in one of the bathrooms was broken. 3. Once we turned on the first floor television we saw that it was broken, shattered on the inside. I took pictures and reported these issues to the host. He read the message but did not respond. 4. The next day, which was Christmas Eve, my niece discovered a bed bug in one of the bedrooms. I reported this to the host who read the message again and did NOT respond. Then I called Airbnb to report all the issues. They assured me that this was unacceptable and they would handle it, that they would investigate and call me back in an hour. That did not happen. I called Airbnb several additional times to get help. One representative said it would be best to wait until they get in contact with the host because he has over 70 properties listed with Airbnb and could possibly move us to another location or refund me for the remaining days. However, they said they could not place us in another Airbnb because they didn't want to chance spreading the bedbugs. The host finally responded after I called Airbnb but he basically dismissed my problems and thanked me for letting him know about them. After I persisted, the host sent out his cleaning crew who saw the blood stains on the wood from the bedbugs and told us he could not spray the bedbug solution until we checked out of the property. Once the cleaning crew left, they falsely reported to Airbnb that they did NOT see any bedbugs or signs of bedbugs. They also dismissed the issue of the broken tv, showing me a picture of the television powered off before we arrived. Although I told and showed them that the shatter in the tv screen can only be seen with the television powered on. Airbnb, nor the host of this property, made any attempt to rectify, resolve or minimize my concerns in these circumstances. I was not offered anything that took my family's health and safety into consideration as it pertains to the bedbugs. Before renting from this host, please know there is a high probability that any serious concerns you may have will not be taken seriously, and will likely not be addressed to your satisfaction. This is based on my experience only. I would never rent from this host again.

Very unorganized and no help at all. Their property has bugs and instead of letting new tenants know they allow them to sign the lease and move in. They charge you for things left by them before your move in and when you bring awareness to it they try arguing you down, then when you ask for before move in photos as proof, that they suggested and said they had they don't give it and simply stop responding. I would never recommend renting from this company. They're scammers who take advantage of their tenants. And would recommend doing your research on the company BEFORE dealing with them.

I have multiple new build Single Family managed by RLPM. I chose this company because of online review. So far it had been around 1 year of my experience.BAD Experience:1. RLPM does not let you use the builder warranty to cover for 1-2 years of thing which can go wrong rather RLPM will use their own maintenance team to repair and charge. I have lost thousands of dollars in maintenance payment which otherwise would have got covered free under builder warranty. They have this in their agreement. They explain it is very time consuming to work with outside warranty but that is not true. I have called builder warranty and they were ready to fix the stuff next day, easy turn around time with builder warranty. They will not even let you work out with builder warranty and tenant without them spending anytime.2. They will not even inform you about any major repair and cost under their limit which is pretty high $750.00 and you will get shock after the fact in your statement3. Very reluctant to have any appt made with tenant for any external party visit to inspect the house or for any other reason.4. For one of my property they signed the lease with tenant with me paying for utilities which was a clear mistake. Now I am paying for what tenant should have been paying. They acknowledge the mistake and credited one month of property management a a good gesture but at the end I ended up losing money every month much more than one month of management credit.5. These are all un-usual for me compare to other property management company I have worked with.Good Experience:Quick email communication and and quick explanation/resolution for any issues. Easy to reach and nice people to talk to.relatively low/flat management fee and no leasing fee

They are horrible. During the time we lived in the apartment they managed there was trash all over, roosters crowing, and people parking illegally in the driveway. There was zero insulation and holes in the basement, and gaps in the doors that allowed cold air in - our utility bill was $800 for a month! add to that the plumbing failed and it leaked raw sewage into the basement. They refused to handle it timely and adequately. The dampness and odor was terrible. We took them to court. After 120+ days we had to move out b/c it was too much to deal with working with RL. They kept our full $1099 security deposit and asked for more - total charge is $1483.00 for "damages" $8 to remove nails; $25 to spackle $162 to paint; $11 to remove marks on wall - this for each room - LR, Kitchen, 2 bedrooms, bath, hallway, and "laundry room" which was just the back entry PLUS - get this! $35 to repaint window trim; $49 for plaster/drywall repair; $36 for living room blinds; $117 to re-caulk bathtub - We have NEVER not gotten back our full deposit. The actions of this company are clearly in retaliation of our breaking the lease. If you want a fair deal and responsive management steer clear of RL Property Mgmt.

Possibly the Greediest Slumlords in Columbus.I strongly discourage renting from them or entrusting them to manage a property that you actually care about.I unexpectedly became an RLPMG tenant due to a recent property acquisition of theirs from my previous landlord. The previous landlord was fair, kind, and responsive, RLPMG is the exact opposite. THEY INCREASED MY RENT DURING THE PANDEMIC BY $200!!! although they have not made any improvements to the property or offered any new amenities or services. The leases that they want existing tenants to sign are disgustingly greedy. The new lease sets automatic rent increases that are higher than the annual rate of inflation, and they require tenants to purchase an insurance policy for the building with large payout terms greater than that of rental insurance for personal property only, yet they demand to be released from any liability for damages and harm that may occur on the property.There has been an ongoing roof leak issue that has caused significant water damage throughout my unit. I have personally made four RLPMG employees aware of this and two of them have seen the damages in person, yet after several months, no action has been taken and I'm only encouraged to submit another maintenance request. According to their leases, they also demand to be released from any liability for harm resulting from mold/mildew exposure...Interesting.RLPMG also requires their tenants to simultaneously be skilled appliance technicians, plumbers, electricians, and HVAC technicians, as their lease releases them from nearly all regular property maintenance with the exception of changing air filters, which they charge their tenants for.I only recommend leasing from them if you enjoy all of the cons of home ownership without actually owning a home.
