they dont fix anything unless you want to constantly email and request them about it, show up in person to ask for it fixed etc.When we moved in they were doing work in our yard, dug it up, made it muddy and didn't fix it until several emails, service requests, phone calls, and in person asks and 2 months later.they ignore service requests, so get ready to send multiple (like 5-7) for one issue. They will send their one handy man who will say it is fixed but it isnt.There was rotting food left in the common area fridge for several weeks that took many emails to get it removed. The staff here just doesnt seem to care.save yourself the headache and rent money. No one seems to care about the residents here. I regret moving here.

MAKE SURE YOU HAVE COMMUNICATION IN WRITING WHEN DEALING WITH THESE LIARS - IT WILL PROTECT YOU. That shouldn't be hard to do anyhow because they NEVER answer the phone or return calls.If I could give negative stars I would - DO NOT MOVE HERE. They bribe you to write a Google review for $200 BEFORE MOVING IN & BEFORE SEEING YOUR APARTMENT. This is the ONLY reason that their rating is higher. Drive around the place and look at how run down it is for an indication of the "luxury" apartment you won't see before you sign your lease.This place is gated, but everyone has the same gate code. This means all guests of residents, all delivery people, all contractors, and everyone under the sun has access into the property. No one can be tracked coming in or out because guess what - they don't have cameras either.These apartments haven't been renovated in years & when they were renovated it was with materials that are so basic. Your apartment will NOT be clean when you move in. It will be spot painted and you will see the dirt and stains on the walls and on the trim. The windows have definitely not been replaced and will cost you extra money on your electric bill. The carpets in almost all the units are either completely disgusting and very worn. They have been pieced together. The appliances are basically extinct. The apartments that they say are renovated are cheaply done and some of the units are partially "updated" therefore they don't match. The color schemes are all off inside your own apartment. The office staff is extremely rude, unprofessional, unorganized. They don't communicate with their residents or return calls. In hindsight this is good because you can document all your back and forth which will protect you in the long run.

I went to visit the property unannounced and toured with Jessica. She was knowledgeable and prompt. My family and I are looking for a 3 bedroom which we did not see, as it was not available to show. That is understandable. The price seems fair although the add-on fees make the property seem slightly overpriced, especially since many 3 bedrooms have attached garages in that neighborhood. I don't understand the a la carte nature of apartment communities around Columbus. I enjoyed meeting and working with Jessica. I appreciated that she seemed upfront regarding the monthly expenditures in addition to the rent. I hope that Jessica remains employed there as she is an asset.

When we first moved in the fixed stuff and was very friendly my fiance got injured at work broke 10 bones in April we kept up with rent ok until July difficult and went and got assistance threw impact we never got a actual copy of our lease what a mess first they couldn't find our lease then once they found it two days later it was dated with wrong year so they altered our lease and sent us a new one and we refuse to sign it then all the sudden the property manger had no clue how to do the application then she had talk to a sperate manger then all sudden at last minute they wouldn't take our assistance that was already approved and wanted us to move out in 7 days totally unprofessional and acting like it's our fault accident happen and situation arise but acting like everything ok then tossing you out with no warning

This place is not worth your time. They don't answer the phone. They switch management i swear every month. They hold on to your security deposit and take forever to give it back. I moved out 5 months ago and still haven't received it and when I walk in to talk to them they give me no answer. Do not live here.

I have lived at River Oaks for 2 years and decided not to renew my lease. Since new management arrived last fall, I have seen significant improvement in customer service, maintenance and property improvements! I want to recognize "Frank", Leasing Consultant, for his excellent customer service!! He always has a welcoming personality and definitely goes above and beyond to exceed tenant expectations!River Oaks is a beautiful property requiring staff with the right skills to get the job done! I lived at River Oaks Apartments for 2 years. When I moved in my washer and dryer were both broken, so I put in countless maintenance requests until a YEAR later they were finally both replaced. I was most upset and angered about my security deposit. I was expected to receive the entirety of my security deposit back, within 30 days after moving out. I moved out the beginning of July and I just finally received my security deposit a couple weeks ago. It is October. I waited almost 90 days for my deposit to be returned to me and my roommate. During this process, I called the leasing office countless times (probably 30 times) and would rarely reach anyone. I would leave voice messages and emails, and no one would ever return them. I specifically wanted to speak with Connor but the couple of times I got through to speak with the front desk lady, she always told me that Connor was "busy" or "not around." This was very frustrating to say the least. I finally had to get my mother involved because I was not getting anywhere or hearing back from anybody. I even thought about getting legal advice because of how ridiculous it was starting to become. I was promised it would be in the mail and it never was and what if I never reached out or said anything? I would have never gotten my $1,500 back. I have also sent a letter to their management company because according to the Better Business Bureau and Attorney General's Office, they owe me double my security deposit if it is not returned within in 30 days of my move out date. I recommend not living here if you want your security deposit back in the legal amount of time and good communication.

This place is terrible. I would seriously reconsider before signing a lease. The management staff is always rude and there are endless issues. Our apartment has flooded, there are bugs everywhere, and they even handed out the incorrect emergency maintenance number. What's even worse is that the management staff is mean and unhelpful when it comes to the issues. Towards the end of our lease they said we had to do a mandatory "annual inspection." This is really just a way to mask the fact they want to harass you to renew your lease. Once they figured out we were moving out the mandatory annual inspection suddenly went away. The location is nice but I'd look at one of the other three apartments complexes in the area. This place isn't worth a dime. Also, if you're looking at first floor units make sure you check the garage. They never seem to work. We were even told if we wanted the door replaced we would have to pay for it. This place is anything but luxury. Refer to pictures below.
