Changing from two to one stars because this update finally occurred and everything was fixed. I still have a sour taste in my mouth because it took so long, but it *was* done, and it was done satisfactory.Also, other small maintenance requests are always fixed promptly, but this huge issue was just so slow and it seemed like they didn't care.

I am writing to express my deep dissatisfaction with the management and maintenance practices of Peak Properties regarding the ongoing issues at one of their rental properties. My recent interactions with Peak Property can be described as frustrating and unproductive, leaving me and my roommates in dire living conditions.The situation began with a work order submitted for a hole in the soffit that has allowed squirrels to invade the home, nesting in the attic and walls. A technician assessed the issue on December 4, only to inform the tenants that no repairs could be made without prior approval from Peak Properties. Over two weeks have passed since that assessment, and there has been a complete lack of communication from the company regarding the status of the repairs. This delay is not only unacceptable but has exacerbated the problem, resulting in multiple animals entering the home and creating a foul odor from decaying wildlife. No one should have to live in such conditions.Additionally, we are facing a serious leak in the ceiling of the third-floor bedroom, which has the potential to damage personal belongings. With my roommate currently away from the property, she is now forced to make an unnecessary trip to Cincinnati to move her belongings and mitigate potential damage. The stress and inconvenience caused by this situation are completely avoidable.Moreover, we have reported sewage and water in our basement multiple times, yet the concerns have gone unanswered. This poses significant health risks, and the lack of timely action from Peak Properties is alarming. We have attempted to reach management through calls and emails, even visiting the office in person, only to be denied entry. This disregard for our health and safety is unacceptable.I urge Peak Properties to respond immediately to this situation. We deserve clarity on whether their concerns will be addressed or if they need to escalate the matter to the Health Department and seek outside help. The lack of responsiveness and accountability displayed by Peak Properties is utterly disappointing and must be rectified.

DO NOT RENT FROM PEAK PROPERTY GROUP IN COLUMBUS. If you are a student at OSU, Peak Property Group will love to take advantage of you and will refuse to address multiple lease and code violations. ANY OTHER STUDENT HOUSING OPTION IS BETTER. When you bring up said lease and code violations (unlawful entry, $300 of stolen property, refusal to replace the fence they removed during the month of construction that we got ONE day's notice for, refusal to change our door code after giving it out for the construction team who unlawfully entered, refusal to fix our garage for months) they will continue to gaslight you (shoutout Megan Creekmore!) and tell you that those things did not happen, when you literally have proof (pictures and receipts!) that they did. We have nails and construction material all over our yard. Our garage hasn't worked for 4 months. We had a fence and now we don't as of 4 months ago, and they refuse to obide with the lease that says the property must maintain the provided features throughout the lease. We have two large dogs we are trying to keep safe and have extremely busy schedules so our lives have been complicated by this. Our door code is currently possessed by the same people who unlawfully entered our house back in November and weren't part of Peak's team (construction workers or something external). Peak won't do anything about any of this and DENY ALL MAINTENANCE REQUESTS. They told us not to call them anymore because asking for our concerns to be addressed is considered "threatening" when we are just trying to live peacefully. I cannot emphasize this enough: DO NOT RENT HERE -- RENT FROM ANY OTHER OSU RENTAL COMPANY. If you rent from Peak Property Group, it will be absolute hell unless you have the time and resources to pursue legal action. You will be screwed if anything occurs that requires a proper, law-obiding landlord. This is not just a one-time occurrence, it happens to many students unfortunately.

***Stay away from this damn company ***Here's a summary of my rental experience with this company and their ways to steal your money1) any rental company, will rent for you for the entire year/365 days; this company shortens your contract by cutting 1 week. Last month of my contract was only 17 days of the month and my contract ended on the 18th; they charged me rent for the entire month !!2) they steal from my deposit 85 $$; they claimed missing smoking detector and 2 broken blinds; I haven't touched any smoke detectors and I was replacing the batteries for my own safety and last maintenance check shortly before I left; maintainer didn't report any missing detectors; they have placed the cheapest vinyl blinds and expect them to last more than 2 years and they overcharged me ; although cost of their blinds is about 10 $ each; they overcharged me price of wood blinds 30 $ each; basically they want maintain their flats by your deposit money; it is expected that after 2 years; there would be wear and tear in the blinds and they need to replace them between tenants at their own costs3) I never encountered that a rental company after 2 months of moving into the flat; email me about renewing my contract and if I don't; they would list my unit for rental although I still have 10 months left in my contract; what's more ridiculous, they want organize site visits and enter flat while I am not there like I live in museum without respect to my own privacy and when I requested to plan this at my convenience, they didn't respect this and entered my apartment while I was not inside.4) their units are so old with so poor maintenance with a lot of cracks and we had 2 bad experience with mice as result of this ; found one dead under fridgeThis is summery of my own experience with this company and my advise to stay away from them as your life will be a nightmare with themI contacted them regarding refund of the money they stole from my deposit multiple times and they declined this and they refused to share receipts of their cheap vinyl blinds as they knew they overcharged me and they decline to show picture of their claimed missing smoke detectorsOne way to improve their reviews on Google by asking tenants to write review for their maintainance team after fixing issues so don't get trapped by this.

Coming up on my 4th month of leasing with no ability to safely use the primary bedroom of my unit due to the floor being in collapse upon move in, and foul pet stains from the previous tenant. Peak was unaware of the previous tenants pets, although I noticed during my initial tour and have videos of pet supplies in the room which I am now unable to utilize. Although the floor was fixed, the stains remain, which Peak struggles to take responsibility for, even though they were notified of the stained carpet in multiple formats when I first moved in. I have been paying full rent to live in an apartment where I can't use the primary bedroom without putting my health and safety at risk. All I want is to have the rancid carpet replaced so I can simply live out my lease in peace and get the type of experience I thought I was getting when I started looking for a place with peak.

The property rented to me is INFESTED with GERMAN COCKROACHES and the ever changing management team will repaint the lobby before they fix WATER LEAKS that are ruining people's belongings. I hope that you are able bodied if you plan on moving into an apartment owned by Peak 10 Properties because the elevator works 1/10 times and multiple residents have been stuck inside for hours. Save yourself from the misery and DO NOT MOVE TO ANY OF THESE PROPERTIES!

Peak Property is the worst ever. They could care if we live or die! We have had so many issues renting from them that it's not even funny. Our house is in shambles and they could care less. They also promised that they would renovate our kitchen and bathrooms but 4 months later we've seen nothing. We've had rat infestations (that have been there before we got there). There is black mold that in the bathrooms that have led to serious health issues and they could care less. Never ever rent from them. There's one was to sum them up: SLUM LORDS

I've been without power for 3 hours in 30° weather without heat!!! I submitted a request online through the tenant portal 3 weeks ago stating that my apartment was freezing. It took two weeks to get a response. I was told that the boiler was down and the office provided 2 space heaters until the broiler is fixed. The problem is the space heaters triggered the circuit break!!!! r. It took 2 calls to the 'emergency' after-hours line to get a response. I pay $915 a month for a studio apartment that I rented 3 years ago for $800 and this is the response time to a potential health and safety violation????

I would strongly recomend not using this company for any future lease in Columbus. The property in which my daughter and her two other roomates moved in to on 8/9/24 is absolutley disgusting. The date of move in, the house was utterly filthy to include cat feces and urine in the HVAC system which as you can imagine the odor consumes the residence. There were batteries missing from smoke alarms and no CO2 alarm. The bathroom shower and toilet leak into the first floor. The flooring under the toilet is rotten and the tiolet is not mounted properly, causing the toilet to wiggle and shift and obviously leak. There is trash (Used cat litter) from the last tennants still on the back porch. The kitchen cabinets had excrement inside and caked grease on the cabinet hardware. There is black mold behind the stove and caked on grease down the walls in the kitchen. On top of it all the company has not made any attempt to rectify or correct any of these complaints after 4 days now. To much to list!!!!! See just a few photos below.
