we posted in the OSU groups to see if anyone had any similar problems, not a surprise
entire chunk that FELL out of our stairs. could you imagine moving into a house and carrying heavy furniture up this?

I have lived with OSU property Management for 3 years. When I moved in my apartment was dirty I went to the office and talked with the office girls and they immediately showed the invoice where they paid to have it clean and called the cleaning company they hired to go back to my apartment where I went and met them and pointed what I wanted. This was not their faults. They were very understanding of me being upset and helpful. Every time I need a work order done I just email them and the next morning someone is over.The office said if I just email any work orders they will get someone out and thats what I do. I have read some of these reviews and it seems like what most complain about is minor things or they tell a story. There is always two sides to a story go into there office and talk with them you will see they are not slumlords and they do care. Just go talk to them they are amazing and helpful as long as you listen and follow the rules!! They explain everything they even give you a print out of all the payments you have to make so you understand and the office staff reads it to you and asks you if you understand and provides a copy after you sign everything.

(First off I wish I could give 0 stars.) I rented an apartment with OSU property management with 3 other roommates and our problems with them started INSTANTLY. First, they called claiming we hadn't paid our security deposit when we had in fact paid it that day. When we moved in, the house was dirty with ripped up carpet pieces and trash all over the floor, one of the toilet seats was hanging off the side only partly attached, and in one of the other bathrooms there was broken glass all over the floor that my roommate cut his foot on. They overcharge for parking behind the apartment, and the office is impossible to get ahold of - they continuously ignore phone calls and emails about maintenance requests, etc.Lastly when we moved out, they took several charges out of our security deposit for damage that had been done to the apartment BEFORE we moved in that we had already informed them of. So I had to go to the office and argue to get our money back.

Jack Beatley is a slumlord. My roommates and I are currently in a lawsuit with him and getting ready to file a second one so I want to be careful to not "defame" him and "hurt" his "feelings" but I will tell you this:Reasons my roommates and I are suing:1. We have crumbling stone steps with gaps in them. One roommate fell down them and split her eye open, I fell up them and scarred my knee. Thankfully Property Management installed a railing one foot from the ground. Unfortunately it cannot be utilized because we do not walk down stairs at 45 degree angles.2. We had a caving ceiling that Jack refused to fix until I called Columbus City Code Enforcement Officers.3. Over the summer our AC was broken, we were told to turn it off and it would be fixed the next day. Turning it off flooded the basement, which created mold and led to cockroaches.4. My roommates and I living on the top floor have woken up with what we assume are identical spider bites that were so large, our lawyer asked if we were sure we hadn't been bitten by bats. 5. My roommate pays $300 for off street parking. Jack gave his nephew/ nephew in law/ some sort of relative a parking pass that allowed him to park behind the useless garage in our backyard. He would constantly block her in. He eventually hit her car and caused ~$650 worth of damage, gave her fake insurance info, and was never to be heard from again. A background check revealed that he was jailed for an armed robbery. And our landlord let this guy park at our house of 7 girls. This was over a year ago and the guy still parks there.6. We were also robbed two days ago because our landlord left an extended ladder at the side of our house. He's too lazy for storage so it's typically chained to a tree. It was used to scale our house and go into the one window with an inoperable lock. 7. I've personally asked to have my bedroom lock fixed because it consistently locked me INSIDE my room. So when the robbery happened I lost ~$5k worth of things because I didn't have a lock :-)8. When we contacted the OSU Property Management Emergency number to remove the ladder and repair like 10 doors we got no response. They took the ladder from inside our house and went over the robber's fingerprints on the back door knob when they were removing the ladder, so those prints that could have potentially solved our robbery, and the two robberies across the street can no longer be documented and used.9. We received a note in the mail saying our house would be shown a specific week but no one ever came. A week later Jack walks into my room while I'm laying half naked in bed and tries show my room and came back later that day and did the same thing to my roommate when she was sleeping in her underwear. When we asked for notice they emailed us and said that they would be showing our house Monday-Friday every day until it was leased.10. Jack was showing my roommate's room (a converted closet) to a potential tenant. My roommate told them it had no ventilation in it. Jack told her and the person touring that someone must've stuffed old sweatshirts in the fake vents. We have not found the sweatshirts yet. We assume leprechauns took them.11. Our lease was invalid to begin with, as it states that we are not allowed to put our money in escrow which is not a right he can have us sign over.12. etc.If you have an upcoming lease agreement with Jack Beatley / OSU Property Management I would "highly suggest" to try to get out of it ASAP and just claim that he didn't give you full disclosure. From experience, pretty easy to get out of the lease because it's not a legal lease to begin with. I highly suggest to take it to a lawyer. I don't know how he is even legally allowed to operate a business that involves the shelter and safety of other people. When you complain about something they won't fix anything unless you call Columbus City Code or file a lawsuit. This man does not even care enough about people to even give his workers a decent office. The office smells like broken dreams. You might initially think he's an alright landlord because they'll come over and point to things and be like "oh yeah, that IS broken" but they'll never come back and fix it. We had four broken cabinets and they literally came to fix one at a time. But they must be somewhat tolerable because they have ONE positive Yelp review.... written my their own secretary. ^^Obviously^^ I have no problem with complaining about the house, but how can someone go to such great lengths and still live in these conditions? Believe every bad review of this place! I lived in 5 different places in my time at OSU (because I liked changing things up) and my experience with Jack and property management was the absolute worst. Jack is the definition of a slumlord and he knows exactly how to manipulate things so he doesn't get in trouble for screwing you over. I lived on chittenden and the day of move in I showed up and there was still a girl living there!? It was really awkward and messed up. And on top of that the place was disgusting because they hadn't cleaned it and Jack set it up so he didn't have to clean it for us legally. We had to hire professional cleaners to come in and get the place cleaned so I had to live out of my car for a couple days. The guys in the apartment below us went to move in and when they opened the door roaches scattered and there was an old pizza box on the kitchen island. Great way to meet the new neighbors by hearing them swearing about the amount of roaches running around in their new place. Their apartment was infested with roaches and Jack said he knew nothing about it and didn't have to do anything about it. So, it ended up that the five other apartments in the building(including mine) all got infested with roaches in the next couple weeks. Maintenance never solved the issue. They came in a couple times spraying some worthless stuff. I had roaches until we moved out. I even witnessed some crawling on my food in the microwave when I was heating something up. It was disgusting.We had so many issues with the place that year and had to call and call and call just to get them to acknowledge us. The whole office was rude and kept lying and going back on their word. We even had to go to OSU's legal service to get help with dealing with them.DON'T EVER RENT FROM JACK AND PROPERTY MANAGEMENT. These awful people need to be banned from Ohio state properties. Please if you see this do not rent from them and boycott their properties. Worst experience I have ever had. Jack Beatley is by far and away, the worst landlord I have ever had the misfortune of coming across. On move in day, in the middle of July while it was near 100 degree outside, went to look at the 1 bedroom. I believe her name was Ashley that showed it to me. Come to find out she didn't work for the management team. Weird. The hardwood in the front and bedroom was covered in filth, and paint stains. I was immediately assured they would have a team in to buff and polish it. Cool, right? In the bathroom, the painter had actually washed his brush out in the bathroom sink, and had actually caused the appliance to clog. Come move in day, these issues were anything but remedied. They had a cleaning team in called 'Sistaz in Action'. I knew this because they left their cleaning list on the still filthy hardwood floor in the living room. As you would guess, the paint was still in the bathroom sink. Also on move in day, the windows that had curtains, that happen to overlook a busy alley, were either too small or too damaged to be useful. Moving forward, come December of my lease year, I started to notice little black bugs coming out of the walls. There was an old piece of finish on the wall near the ceiling where they came out of. When I notified the office, they cut me off and told me it was my responsibility and I had 10 days to fix the problem. So I got a hold of Jack personally, and set up a day for the 2 of us to do a walk through and he never showed. In January, they send a mass e-mail out to all tenants, they will be coming into your space whenever they want to show it to prospective tenants. I understand the need for this, but a heads up before they randomly walk into MY apartment sure would be nice. The craziest thing, I walked into my apartment over on West 10th, and found the maintenance guy on 5 occasional casually walking around my apartment when I wasn't there. Funny, nothing ever came up missing except for a wrench I use to prop up my recliner, 3 times.... There are other landlords on campus that aren't half the piece of crap Jack is. PLEASE explore other options.

Jack Beatley and Amber (OSU Property Management) were wonderful to us! My daughter had rented a parking space from him near her apt. near OSU campus. A few weeks ago, her car was horribly vandalized. We reported the incident to Jack. He immediately responded by offering another parking spot or a pro-rated refund. We chose the refund and I just received the check. That is professional.

This company is an absolute scam. They charge ridiculous rates for poorly maintained, dirty properties and prey on college students that have no other option but to live there. My roommates and I were sent our security deposit over a month late only to find out they didn't refund almost half due to damages that already existed before we moved in, for water bills that were unreasonably more expensive than our monthly usage, and for carpet cleaning (landlord's responsibility unless beyond normal wear and tear) even though the carpet should have been burned before anyone was allowed to move in. We have called over 25 times and sent various emails and texts to schedule a "security deposit meeting" as stated on the security deposit document only to be ignored. Campus housing options may be bad but I promise it doesn't get worse than OSU live.

My roommates and I had a terrible experience with OSU Live. They took roughly half of our security deposit and will not answer us for over a month when we simply want them to explain their reasoning behind the charges. We documented the state of the house when we moved in with pictures to ensure that they could not hold us accountable for previous damages, but they still charged us for damages and completely ghosted us. We've sent our photos to them via email, called, left voicemails, texted, etc over the span of more than a month and have not gotten them to answer the phone once or return a text or an email. While we were living there they always eventually responded to texts/ emails, so it is clear they are intentionally ignoring us to keep our money. They have taken out over $1200 from our security deposit for damages that were there previously and for painting / cleaning charges which aren't even legal to bill tenants for. I would only recommend renting with them if you don't care about losing a full month's rent of a security deposit!

I wish there was a "zero stars" option. DO NOT, I repeat, DO NOT sign a lease with OSU Live! My roommates and I have reached out to OSU's management team at least 24+ times over the course of the last month to try to get our security deposit back. When we finally received the security deposit check in the mail, they had deducted nearly $1000 from our deposit for "damages" that we didn't cause and for bills we had already paid. They won't return any emails, texts, calls, or voicemail messages. It's as if they don't work during standard business hours, or at all for that matter. They run an entirely unprofessional and unlawful business and I would hate to have any future rentors fall into the same scam that we did. The management team at OSU Live is severely understaffed and unreliable- not to mention their maintenance services are slow and inconsistent. Avoid renting from OSU Live at all costs!!
