I don't normally write reviews for companies, but I felt as though I needed to express my gratitude for Lykens. I moved into my first apartment at the end of last year with Lykens Companies and it was everything I expected and more out of an organization. They had ample properties to view in various price ranges and every property was up to date with the latest trends in home decor - even the apartments that were more affordable. The service I received was outstanding. They worked with me beyond their hours of operations to view all properties I was interested in. Even throughout my year lease, their response time was more than sufficient - often responding within a few hours to any questions or concerns I had. You can find great properties all over Columbus - but it is extremely hard to find great properties with a GREAT rental company that genuinely cares about your interests, needs, and wants. My maintenance requests were always completed within one business day no matter what level of request they were submitted as. I worked mainly with Trena and have nothing but positive things to say bout her. When she was unavailable, Nicole Fuller also helped me and I experienced the same level of detailed care from both parties. A HUGE thank you to Lykens Companies for making my first apartment experience a great one. I would recommend anyone to rent with Lykens.

From the looks of it your other clean company didn't know about it either. Plus, it was dirty when I moved my daughter on in early 2020. Leaves litter ect... you, as a manager Logan, should walk the property more. Not just to your car and to the office. Maybe don't make excuses, make it better! Oh, and the fire pull and exit signs need taken care of, is that your maintenance or you who handled that??I was an an assistant property manager, this is your responsibility and Mr. Lykens, not a new cleaning company.

I've been a tenant for 13 months. Repeatedly charges more for water bills than what is on the billing statements. I've called several times requesting that they resolve the issue. I'm always directed to the lowest person on the totem pole and have never spoken with a manager other than once through email, which was unhelpful. Maintenance also will not address our A/C complaints and explain why we are paying $125 summer electric bills and $35 winter bills (we have been using ceiling fans to attempt to reduce costs). I asked why they have low reviews before we signed a lease and Trevor told me that the company shifted ownership. I'm not sure I believe that anymore. This company has hundreds of tenants and a small handful of employees. This results in poor customer satisfaction across the board. The maintenance team is very friendly and probably overworked. I wouldn't move into another Lykens property.

Worst management company Ever,TERRIBLE communication, they never keep up with their properties and their policies cost me and my girlfriend our whole deposit!!! Read the contract carefully IF YOU DECIDE TO RENT FROM THEM WHICH I PRAY YOU DO NOT!!!!I usually don't right reviews so that tells you how bad my experience was with this company.(They sent our money to the head of our account who want a disgruntle ex-room-ate and they never returned our money to us! It was this policy that cost us close to $600 and lykens was no help stating "we don't get into disputes between roomates" they do not care about anything but themselves"!!!!!)

I've lived in my apartment in the Short North since June and Lykens advertised my building as having laundry. The washer has been broken since June (its now October) and I've called multiple times, written multiple maintence requests and it is still broken. Every time I call Lykens with an issue, they turn the situation back around on me to make it seem like it is my fault. "Did you overload the washer?" "Oh, we just replaced the washer a month ago." My boyfriend and I have had multiple conversations with multiple people about what the issue with the washer is, and they refuse to fix it. I've filed other maintence requests and waited at my residence during the time they were supposed to be here (over a 3 hour period) and no one showed up. The people that work at Lykens are rude and incompetent and it is clear that they do not have their residents' comfort as a priority. My residence was dirty and many things were left broken as I moved in and the agent I was working with simply "didn't notice" these things when she checked our apartment before move in. Actually, our lease started on the 5th and we scheduled move in on the 11th, but ended up being able to move sooner and when we went to pick up the keys between those two dates, our apartment "wasn't ready." And yet I was paying rent already? They have entered my apartment without my permission, charge highly unreasonable transaction fees to pay rent, do not allow you to split rent payments on their website, and are unprofessional and doing things that are illegal. I would never recommend Lykens to any person, they rip you off and are rude when you have an issue.

The wonder bread lifts are spectacular. I stayed here for just a night at a friend's and I was totally blown away by the beauty of the place. The size also was quite shocking as I had no clue just how big it was until walking around. The design was spot on and all the appliances were new. Doing laundry here was a breeze as there were washers and dryers in the apartment. I'd HIGHLY recommend this place to others.

I have been and am a current tenant with Lykens Companies and at Fourth Crossing specifically since its establishment in 2019, and until recently, I had no complaints--no issues with my neighbors and vice versa. Unfortunately, my experience has drastically changed due to ongoing issues that the leasing company has failed to address or resolve.Over the past several months, I've experienced repeated noise disturbances from neighbors, which I initially reported to the leasing office. Despite numerous complaints, the response has been either indifferent or dismissive. Not only has there been no effort to resolve the situation, but the behavior has escalated to retaliation and harassment, even involving police reports, all of which the leasing office has ignored. There have been a plethora of videos and photos provided to the company documenting the situations, all to no avail. The noises far exceed what are to be expected in an apartment home and are experienced well past "quiet hours" often times until 2am or beyond.Additionally, the company is in clear breach of contract (3.6 Prohibited Conduct) by not upholding/maintaining that tenants not engage in the following activities; unlawful activity, behaving in a loud or obnoxious manner; disturbing the rights, comfort, health, safety, or convenience of others in or near the apartment community. However, when the request was put forward to terminate my lease early with no penalty due to their breach of contract, I was met with the typical response that I would have to find someone to re-rent my unit and pay Lykens to do so.It's incredibly disappointing that, after being a loyal tenant for so many years, I'm now faced with this level of neglect and disregard. I've never had issues with any prior neighbors, and my record here has always been exemplary. It's incredibly frustrating to see a once-respectful living environment deteriorate due to the leasing company's inability (or unwillingness) to address tenant concerns in a timely and appropriate manner.I sincerely hope the company takes these issues seriously and makes necessary improvements. Until then, I can't recommend this building or company to potential tenants. It's a shame that such a great building has been marred by poor management.*Attached is a photo of the dog feces my neighbor so graciously pulled their screen out for in order to drop down onto my overhang after receiving their first (and only) noise complaint. Also attached is a photo taken directly after, evidencing the neighbors window open without a screen present. Please keep in mind, management did nothing to remedy this issue other than send maintenance to remove the feces.

Renting a Lykens property has been the worst decision i've ever made. the property was infested with roaches before we all moved in. they have not been helpful at all with the issue, and have tried blaming the issue on us. they have charged us for fixing issues with THEIR property, like the garbage disposal etc. they half ass all maintenance requests. they are even trying to rent the unit out to new tenants after we leave, fully knowing that there is a raging roach issue and black mold covering the walls. it got so bad i've moved out 3 months early because i was scared for my health and safety. DO NOT RENT FROM LYKENS

I have lived here for a year and these are my thoughts:Currently live at 4th crossing. Great location - close to fox in the snow, seventh son and Budd's dairy hall. Didn't increase our rent after our first year. With that being said - we are actively looking into a different apartment complex to rent with after our lease is up.BE WARNED - bike theft is frequent and management does nothing about it. Our bikes are located INSIDE the "safety" garage that costs $75 a MONTH with a shitty "security" system that rarely works. My fiancés bike was stolen and they refused to give footage to the police to go through to recover the bike. Additionally, other individuals bikes have been stolen. Recently my chain was cut but bike was not stolen. Management refuses to better their security system or do anything about it. They take our signs down indicating to each other that our bikes have been stolen and will not let us add any extra preventative measure to make sure our bikes are okay.Furthermore, the windows leak during the rain onto the sills. Our oven has shitting conduction because of lack of management checking our apartment before moving in. Additionally, it is overpriced for what you get - 1.4k-1.7k for 650-700 sq ft.

I found this to be a horrible company. They have no respect for their tenants or properties. They took over a complex I was living in and let it degrade to absolute ruin while increasing the rent. They refuse to put any effort into upkeep, will not shovel snow or salt the common use sidewalks, leave the common laundry room in disgusting condition, and the biggest problem was they would not keep up with the garbage overflowing out of the dumpster (pictures attached). I was living in an actual landfill for about a year and half under their management. Notified them of the issue and complained many times to no avail. They refuse to put tenants into contact with anyone who can make decisions in their organization. I was always stuck with speaking to a paper pusher who had no authority in the company and usually could not help me with problems. They are simply interested in collecting rent and have no interest your well-being or satisfaction. I will go out of my way to encourage people to rent from other organizations in the future.
