Absolutely rude regional manager, Anna M. Overpriced and over glorified apartments directly beside a loud and busy highway. Walls are thin, breakers blow randomly, and they drive around looking for parking violations to tow/ticket your vehicle.Another tenant of the complex wrote this for google, but doesn't have a Yelp acct and asked me to post it:*Read this ridiculously long review if you want an unfiltered look at what it's like to live at HQ Flats. It may just change your mind about where you sign your next lease...A one-star rating may be a little excessive to the downside but it gets the point across that HQ Flats isn't all that great and the negatives have outweighed the positives while living here. The current 4.9 star average rating is most definitely misleading. I moved here from Emerson Park, one of the other newer apartment complexes in the New Albany/Westerville area. Thought it was going to be amazing at this beautiful, seemingly nicer place....WRONG!Been here for 3 months now and I really wish my lease would end sooner.Negatives:1) The highway noise: Highway is extremely loud, much louder than I ever anticipated. The bustling, loud/obnoxious highway is extra prominent when you are trying to relax at the pool. Casto, the privately-owned real estate company that owns HQ Flats really should've petitioned to construct a sound barrier wall along 161.2) Cheaply made: Walls are paper thin just like any other apartment complex. Don't be fooled by the premium price and the glamorous look on the surface. This place was built just as quickly and just as cheaply as all the other new apartment complexes that have popped up in the area. The exterior looks very nice and modern. The interior seems nice and modern at first glance but you quickly realize the finishes are cheap and the walls are paper thin just like all the other less expensive apartment complexes in the area. The appliances are very basic and cheap as well.3) Traffic: Turning out of the complex (especially turning left) can be dangerous and difficult. A traffic light would be annoying though...so just be careful out there and if you're cruising along Hamilton Rd maybe slow down a little to give us residents a fighting chance to get turn without getting t-boned. 4) The price: HQ Flats is on the high-end of apartment pricing. However, the build quality of this apartment complex is not on the high-end. If you're looking for a good value, this is not the place for you. If you want something that looks fancy so you pay a premium for that status, this is absolutely the place for you. Otherwise, don't move here unless they're offering some great incentives.5) Rude treatment of residents over petty "violations": The most bothersome of the "negatives" and the catalyst for me taking the time to voice my opinion in this long review was the "customer service" I received when confronting management about a "parking violation warning" I received. To set the stage, I was given a parking violation warning for parking over the lines next to a handicap parking spot (see attached pics for a visual). The violation said I was parked in a handicap parking spot. However, I have never parked in a handicap parking spot. I intentionally park away from other cars and hug the handicap lines to keep more space from other cars. I'm just being cautious with my beloved new/expensive car. So to clarify management wants to give me a "parking violation" for hugging the handicap lines although I have not caused any disruptions whatsoever. I have not taken up multiple parking spaces. And not to mention, no one ever utilizes the handicap parking space that I have unintentionally crowded - talk about extremely petty. If I wanted parking tickets, I'd move to the Short North. The violation was also given by management in the form of a half sheet paper size sticker on my driver side window. The sticker was a big/tedious inconvenience to remove from the window. It also left a bunch of sticky residue on my brand new car. An email would've sufficed.The most bothersome part of this petty situation was the passive aggressive, demeaning treatment I received from Anna, the regional manager. I was very offended by my brief encounter with her. She was very rude in her approach to me (the customer!) when I went to the leasing office about the parking violation.Anna - Don't worry, I'm not over the lines. (see pics)

This may be the most poorly managed apartment complex known to mankind. The office workers are some of the rudest, least professional people I have ever met. It astounds me that they treat their residents so poorly; they don't even pretend to try to cultivate a welcoming, homey atmosphere. They only care about squeezing as much money as they can out of you. One example is their "dog friendly" policies. The only thing dog friendly about this place is they allow small dogs. So they really aren't friendly other than that. They DNA swab your dog and if they find poop lying around the complex, they send the poop and dna test it to find and then fine the guilty owner. Sounds good on paper maybe? Well the problem is I'm 99% sure they try framing residents for dog poop on the ground. I 100000000% always pick my dog poop up and dispose of it properly. I take pride in that because I don't like lazy dog owners who make others owners look bad. I'm the only one who has ever taken my dog out as well as my job is close by and I come home during lunch. I pay attention and clean up always. ALWAYS. Well they sent me a fine of a few hundred dollars saying they found my dog's poop. There is no way. They have no picture evidence of how they found it. Just some BS report saying the dna matched. I repeatedly asked where they found it and they refused to say or provide any evidence. Well it may have matched but if it did, it's because you thieves took the trash to the clinic to test it. You guys are taking the dog trash can on site and framing residents. We are not dumb, it's obvious what you are doing. A neighbor of mine also got fined at the same time as me and she was just as adamant that she never leaves anything behind. She was as furious as I was. Something is fishy here...Another thing, they never defend their residents. I had a neighbor have her car damaged because of negligence for a construction crew nearby. They had a concrete bucket that was dropped and hit her car. My neighbor wanted money for the repairs from the construction company but the apartments tried to blame her for parking "too close." It was insane. I couldn't believe it. I was just happy it wasn't me. They also try to nickel and dime you for anything and everything when you move out. They really don't care about creating a pleasant environment and will be downright rude to your face. No cares given. Somebody needs to investigate this apartment complex and report them to the better business bureau.

The best place I've ever lived! Convenient location ion and close to Easton. Tons of dining options from Hamilton Rd and being close to New Albany. The vibe of HQ Flats is very welcoming and modern. There are days where I drive into this beautiful complex and notice little enhancements that are done quite often like lights during the holidays and festive decorations in the club house. Always fun events that are being hosted throughout the year, as well as fun contests! Lastly, the staff is awesome and helped me every minute of the way when I moved in and have always taken any of my concerns very seriously! I only had two maintenance requests (after living there for over 6 months) and both were answered within 48 hours. Love it here!

Honestly. If I could rate lower I would. I have been here for almost 5 months and I can say it's been absolute hell. I don't leave reviews often at all.. but this is so necessary because if I could just help ONE person, I will be happy.I wish I would've known what I know now before moving in! SERIOUSLY. Do your homework. I thought this place was so pretty, and no beauty in the world can take back what ive endured here.. I will keep it summarized otherwise I would write a book. First and foremost, the harassment of staff has been outrageous. The walls are paper thin. I am barely 100 lbs and walk on my toes and STILL get complaints. I have been accused of making loud noises on a night that I was not even in town. I had been out of town for 3 days and was told that I was the noise, and "who else could it be". Well CLEARLY not me. Me and my dog were not home. Second, they don't give you a voice. If you want to be an adult and FEEL like an adult, don't come here. Because they will not give you your voice. They will talk over you, make you feel belittled, and anything you say won't matter. Because once you get one complaint apparently all the complaints are you- even when you and your dog aren't even home.Third. They lied to me upon move in, stating I would have what I wanted and then during my process, after I paid my $500 deposit, they told me they no long had a black & white Ella on a 3rd floor. (The only thing I had wanted and was promised to get). ON TOP OF THAT, Grace kept telling me it was not available, while Sean was like "uh yes it is... I'm standing right inside of the one available" and then Grace called me and told me to stop calling Sean because there was not one available ? Like wow! Talk about POOR COMMUNICATION. Idk if she just desperately didn't want me in that 3rd floor Ella.. but she was really pushing for me not to get it. Fourth- the privacy is non-existent. I thought when I made a complaint about an aggressive dog that it would be taken seriously but instead they told that person that I said what I said and allowed that dog to become an ESA. And then they threatened to remove my ESA who has helped me through the darkest of times and from getting hospitalized, out of him walking too loudly. He's a big boy who likes to plop down wherever he lays. Anyone with a big dog understands this. Every now and again during the day while I'm working from home he gets the zoomies. But apparently I have to keep him still at ALL times or it "sounds like a refrigerator knocking down" as a resident stated. The sad part is I offered to move to a first floor when my puppy started getting larger. 5- I got a complaint and threat to tow my moving trailer because I had it outside my garage for 2 hours while moving a sectional couch. They didn't even hear me out or anything. Just called with a list of threats. Honestly I have cried more days in this apartment than my entire life. They have been rude, demeaning, accusatory, and harassing. I have never been treated so poorly in my life. And that's a pretty large statement. But apparently they can get away with this kind of stuff and not bat an eye.I seriously pray to God that someone reads this and saves them self the trouble because it is not worth it... this is just an ounce of what I've dealt with..

This is an amazing community. Clean and well-built units. Modern and fresh. If you're looking for an apartment near New Albany, you won't find a better place - hands down. Best quality apartment I've lived in. Smoke-free, so you won't find trash and cigarette butts everywhere. The roads within the complex are always clean. Pet friendly and easy access to either jog around or hit the gym, which is nice and clean. Highly recommended.

We just moved in and it was the best move-in experience ever. The application process was very efficient and the Management kept us informed at every step of the process. We got the apartment that we wanted and a nice surprise was a garage was included that we weren't expecting.We got the keys on time and the apartment was clean and had a fresh smell.It's been only the first week but it was a great first week.Lots of reviews mention the poop police in a negative light. This was actually a selling point for us. We don't have dogs and my absolute pet peeve is stepping in poop. So I appreciate that I can take walks and not have to stare at the ground or avoid the grass.Only downside was moving furniture up to the third floor! Now that we've moved in, we will not be moving out anytime soon.

These are by far the lousiest, most annoying, pettiest, apartments I have lived at or come across. I was warned not by 1 but by 3 people about moving here but I thought i'd give it a chance any way. DO NOT MOVE HERE.First off, I am a young black woman & I am constantly being picked on by "a neighbor". They make false claims every other day and the office just takes their word for it with no proof. It's irritating, and very telling of the property. One of the managers in the office even said "seems like you're being picked on because you are the new resident" Like ??? Not to mention the "neighbor" has a police lives matter flag, and never smiles back at me when i'm trying to be kind.The walls are ridiculously thin. I could hear a mouse running around outside if there was one. I can hear full conversations at all times outside of my apartment. Dont let them be doing yard work during the day. OMG that's the only thing you'll be able to hear. It's crazy and concerning.The people in the leasing office are so phony, and not helpful at all, even though in your face they make it seem like they are. Gross. With any complaint surrounding me, I got the blame for it. EVERY SINGLE TIME. One regarding marijuana and I DO NOT SMOKE. NEVER HAVE AND NEVER WILL. I offered to even take a drug test for them because the constant blame for it is ridiculous, as if I am the only person living in the complex. Without proof and even when I had to point them in the right direction, they still came for me. Even though, they were incorrect on placing blame, I still get constant emails and calls. They nag, nag, nag when they need to be trying to figure out where the real problem resides. The complaint they receive is "they smell it through the vents" Very hateful and Rude to accuse constantly. I know exactly who it is that smokes, but it's interesting they'd assume it's me. I've provided solutions and attempted to point them in the right direction and I still get blamed. For what, idk? I literally watched a resident living around me walk outside with a blunt lit but they are so worried about me.The neighbors are so nosy, constantly lie and assume and the office just takes their word for it with no proof; even after being proved they were wrong. No apology. They just keep coming at you hoping to find a problem since they were wrong initially. This could possibly be a race issue. Which is very sad and telling about the property as a whole. My neighbors accused my dog of barking all night on specific dates which was funny because my dog and I were not even in town on those dates. Even telling the office I was not there I was still getting calls and emails about my dog barking which isn't true, I work from home. Id know if he was.They are embarrassingly strict on the pool. they literally walk around to every guest and ask their apartment number and who exactly they are with. like can people relax in peace without the constant nag and eyeballs watching? even when the pool is majority empty and quiet, they still walk around doing that. the apartments just try to be too involved in your life and you cannot live comfortably here. I was warned by 3 people not to move here. I should've listened.Also, seeing where the apartments are placed, you'd think they'd put more money into the structure of the apartments. they are very cheaply built. the paint is cheap, the walls are TOOO thin and if is possible to smell marijuana, which I know they are not because I DO NOT SMOKE, through the vents just imagine how poor the ventilation would have to be to get through that easy. honestly how much could 1 small female smoke for it to be able to get into another apartment like that. I don't ever have company over and i'm only here during the week because I work from home taking calls AALLL DAY. it's a sad system they are running here.I feel attacked and the management does nothing but make it worse.Cute little apartments but the constant accusations without proof, and poor management is extremely concerning and needs to be looked into expeditiously.

Keeping in mind that these are apartments and not a million dollar homes in the middle of nowhere, I really love it here! (There is a highway near, so there will be a noise. Not sure why people are so shocked to hear cars when they move in. It doesn't bother us, it's just white noise at this point.) It's clean, pet friendly, beautiful landscape and pool. They do food trucks, and before pandemic hit, they had fun gatherings and activities at the club house. Sean Blair has always been very helpful, quick to answer and handle any issues or whatever whiny requests I throw his way! So, as far as apartments living goes - it's awesome. We've been here for few years and love it.Just few things to keep in mind: 1. It gets cold in the winter. We put up plastic window insulation and it cut our heating almost in half. 2. Walls are a bit thin, and there is a possibility you could hear your inconsiderate neighbor that loves to slam doors, run around like insane person and scream at her love bug. But I assume it's any apartment living. :-/3. The mail person is not great. We often have someone's else mail in our box. Several times my packages were left at someone else's door. Not apartments fault, but something to be aware of. Basically, even thought there are some negatives, I enjoy living here. It's been a pleasant experience overall.

If you want to live in a college dorm and be treated like it this is the place for you. Otherwise, avoid this complex. The management is very bad and very rude. Not a single problem was fixed from my year living at this complex. The dog policy is outrageous. They require that you give them a DNA sample of your dog and then keep it. Also, the fee for dog poop is $300, so don't let them fool you by saying they're pet-friendly. The management is very bad. I've lived there over a year now and they still can't even remember my name (the complex is not even full and I was in the first wave of people to move in). There are constant rude emails about stupid petty things that could easily be handled individually rather than a mass email about boxes. Also, they upped their trash and water fee without telling any of their current residents. The quality of the apartments for the price you are paying is not great either. Their sister community Tuller Flats is basically the same apartments with better furnishings and is only about 50-100 more dollars more. Do not expect your work orders to be fixed quickly or accurately. I saw their maintenance guy using the water from his "workshop" during business hours on a weekday washing his own truck rather than doing work orders. The lack of respect and aggression you get from the front office is really bad. If you have a question or concern they will respond with a passive aggressive unhelpful email. That states "ask your neighbors to help." Do I pay my neighbors rent to help me with my problems? No. The car noise from Hamilton Rd. and 161 are very loud and the price should reflect this inconvenience. If I wanted to live near car noise I would be living in the city rather than in the suburbs. Also, turning out of the driveway of the complex has become very hard and dangerous. I'm not sure I have any positive things to say about this complex. So, if you're considering to live here -- think again. There are much better complex's in the area that will treat you better and are better priced, i.e. The Gramercy, The LC, and Hudson Square just to name a few.
