PLEASE READ BEFORE SIGNING A LEASE HERE**beware of their google reviews, they delete/do not release a lot of reviews including this one. Lots of ups and downs living here. The rooms are alright. I love the rooms/design itself but in the thick of the winter and summer my roommate and I felt like our rooms were two different climates. My room was always too cold and hers was about 10 degrees hotter. I kept trying to get them to fix this but it ultimately seemed to be a design flaw because the larger room only has one vent close to the window.love the community feel and the rooms themselves. Maintenance has been pretty fast and the staff are always friendly.However, there are also1. GLARING SAFETY ISSUES with living here.For the last few weeks, there has been no security. This is fine during the day, but at night it can be pretty dangerous. Even when there was security at night, they sit in a car in the garage so the area exposed when you're walking from the garage to resident entrance is not monitored at all.One night my friends and I were coming home pretty early in the night (10PM) and someone coming from the side of the garage CHASED us to the door. We ran inside and had to pull the door behind us and ran upstairs as he was banging on the door.2. My bike and several packages were STOLEN.They don't have enough lockers in the mail room so they leave them all spread out on the floor for anyone to take. They put not effort into securing the packages. NO cameras or signs to keep people from taking them. No effort to change anything at all. When I lived in Xander they at least emailed residents to find lost packages and put lots of signs everywhere to ensure safety of packages.Instead, when I came to them with this concern yesterday, they simply emailed me the contract saying they have no responsibility to keep packages safe and I must get them right when they arrive. Most people, including me have work at 12PM on Mondays and can't just sit around all day waiting to snag their package before it's stolen. Be prepared to start a monthly credit card dispute/ multiple emails back and forth with mail carriers and companies trying to get your money back for the packages that gravity lost. 3. The garage is always broken. There have been a few times the gate is bent and almost hits your car when it lifts open. It takes them several days to fix this and it happens at least once a month. Also be aware if you're a guest during these times. When the garage is broken, there's sometimes no gate at the entrance, but a gate when you leave. So if you enter the garage without taking a ticket they CHARGE YOU $16 for just entering the garage. 4. The trash chute room smells terrible and is always overflowing.I strongly advise not living here.

To reflect and expand on this, I liked some of the place - it had cool visuals and interiors, and the apartment space came off very modern and fresh. The interior courtyard and rooftop spaces were great little getaways from my apartment.As for negatives, I think they need to come with better blinds to block out city light. Kaufman's LeVeque residences have darker shades, and these windows are too tall for many curtain sizes. I also had a problem with noise from neighbors as well as from the nearby trains. I didn't enjoy the cost either, especially when I found out just how remote the apartments are from affordable and convenient stores and food. I moved here for the walkability, but there isn't too much to walk to, and the storefront space they added isn't very applicable to many people - a shared office space, a bike competition office, a dog-product office, a gym, and an overpriced bar/restaurant.

Don't live here :) (Ada violations, unsafe living standards, smells bad, terrible unresponsive management, broken facilities, packages left in garage or really anywhere but the mailbox, loud trains)Signed a lease in July. So far, the trains are loud and the area is not the safest, but that was expected. The people working in the leasing office try to be as helpful as they can and are nice. The management of the Gravity Kaufman are terrible. Most of the facilities do not work at all. Our water smelled like sulphur (due to bacteria in the water heater!) The door to our bulding has been broken for a month, so it doesn't feel very safe walking from one side of the building to another, especially at night. If youre in a wheelchair the handicap buttons on doors are broken. Thats an ADA violation.

Fun follow up for anyone reading up on this place.Never got a phone call! They just like seeming like management is dealing with it privately, but you should know as someone considering signing off 10k+ dollars to them over the next year...that they are responding for appearance. I solved the problem myself, and the Columbus government was more responsive than Gravity's team. Do with that what you...should.

The Gravity Project has some significant issues. The public areas, particularly the stairs and elevator, are consistently dirty and often smell of marijuana and dog urine, which is unpleasant. Additionally, there's a frequent problem with stolen packages, bikes, and car break-ins, which makes security a major concern. Homeless people often come in and check for unlocked doors. One stole the pump off my locked bike.On top of that, the management team hasn't been transparent or reliable. They've failed to uphold promises outlined in the lease, and have denied Building A residents to the pool area, despite it being clearly stated in our lease that we would have pool access. Additionally, leasing agents touted the pool access when I discussed resigning. There is no after hour access to inside public areas, making them essentially useless to residents who work during the day. The train lines adjacent to building A are so loud that they could legitimately cause hearing damage, so if I'm sitting on my patio I have to go inside immediately. Inside it is still loud and often wakes me up in the night. Overall, these issues make living here less than ideal.On the positive side, the rent is slightly lower compared to similar complexes in the area. However, other complexes tend to deliver on their promises better and have simple but appreciated things like a free coffee machine. The rooms themselves are decent, and maintenance is generally reliable when issues arise.I still would not suggest signing a lease with any Kaufman Property.

I applied with all the documents proving my income- no where on the application does it say it does not accept bank statements, they did not process my application but kept the $175 processing fee when they didn't even process my application and refuse to work with me at all after having to call and text for 3 days with no response. Extremely unprofessional and rude I worked with Manar and would not recommend giving them any of your money after that horrible experience.

Gravity is a fine option if you're just looking for basic housing! However, Gravity is no where near the community it tries to seem like it is. If you are interested in Gravity for its amenities, events, rentable spaces, or community feel, I would just go save money and rent elsewhere.1. People often comment that Gravity buildings are smelly - they are. I truly have no clue how it happens but I hear residents in Building A, B, and D complaining. I live in D and chose the top floor so I wouldn't be near trash at the bottom - however my hallways often smell of trash or smell sour. The lobby randomly will smell strongly sour or sulfur-y. The water in unit is often sulfur-y too. They drained my tank when I moved in to help but my ice always smells strange and the garbage disposals/ dishwashers aren't good quality. Even after work order they maintain odor and said they weren't sure why. My neighbors have the same issue even though we all clean them out. You can buy freshener pods but it's a hassle and costly.2. The management is relatively strict and not flexible. I had rented our community room just as a curtesy, as people hold parties in there often (the building is at less than 40% occupancy, it's not in high demand) and when the room was trashed and not properly set up, they only refunded half, referencing a rule buried in the lease that any more than 2 people requires reservation. Again, sure that's the rule, but it further emphasizes that Gravity is not trying to make a community with you. The right thing to do as a business that really cared would be to fully refund to build that trust back.3. You may think you'll get used to the trains, but unless you are a deep sleeper, this probably isn't the best pick. Anytime I have friends stay the night it's all they can talk about (trains come about every 20-30 mins most of the year). Some are a quiet rumble which the fairly thick walls do drown out, but many are screachy or make booming sounds. I've lived here nearly a year and about 1-2 times a week will wake up in the night from it.4. Back to the community feel - this is what made me choose Gravity. I was devastated when they stopped monthly programming a few months into my lease. They used to have 1-2 events a week ranging from yoga, speaker talks, bbq's, movies, sound baths, acupuncture, really neat picks. They sadly fired their 2 events people as they're trying to sell the business, and it's a shell of what it used to be here. The only amenity I've never had an issue with is the gym, though I found it to be limited enough that I ended up still getting a LA fitness membership. The pool took way longer into the summer to open than expected. The cold plunge never opened, and I imagine since the pool is costly they'll close it as soon as they can.5. They cut my buildings security with no notice. A big draw as a single woman was having nighttime security I could call, which I did utilize a few times. A friend found out a few months ago when she needed them that they no longer would service Building D, that they only work for Building A. They would only would come to the Pool near D since it's also an amenity for Building A. 6. There are also no cameras in the garage I unfortunately found out when my car was broken into. The garage is owned by LAZ, but as the garage for Gravity (+ considering the loss of security), Gravity has asserted their hands are tied, even though when I spoke with the garage, they said they hadn't gotten an ask for cameras which is why they didn't bother. I've spoken to other residents since who have also had their cars broken into, last week someone even had their tires slashed. I've started parking on the second floor to avoid the issue which has seemed effective.7. If you have friends visiting you often, you might want to consider somewhere like Grandview's The Yard. There really isn't much parking in this area that isn't paid, just one side street next to Idea Foundry (which some of my friends refuse to park in because it's so narrow and near where the homeless people enter/exit the tracks). It's always a stress having a friends stay the night, because they have to remember to pay for their parking at 8 AM the next day, and that's if they can even find paid parking due to all of the local businesses requiring parking themself. The garage is $16+ for overnight, more if there's an event in the area.Gravity is great for:1. Not having to park to go to the different summer festivals in Columbus such as the arts festival, jazz & ribs fest, Latino festival etc - and events like 614 Night Life, Franklinton Fridays, and 614 Fest2. Even though it's not walkable to any grocery stores, you can walk to nice restaurants and breweries3. In-unit laundry, dishwasher, full bathrooms, smart appliances, etc. Some units even have a bathtub not just a shower which is hard to find in Cbus.4. Pet friendly if you have them! So many dogs5. Curb appeal, doesn't look sketchy. Safer than Short North.

Extremely upset that I was out of my bed and at scheduled apartment tour for 7am when the office doesn't open until 9. Don't know why that was even an option to choose. When I called to see if I could be seen that same day I was told to go online and book again. I won't be doing that. No apology or concern. I dodged a bullet apparently. I would never want to deal with this office after their lack or remorse or accommodation.

I regret signing a lease here and highly advise that you rethink living here if you're considering signing a lease. Some of the other reviews have covered some of the major issues here, but I have a few things to add. The building is huge, but getting to and from anywhere is a total inconvenience. There are limited elevators, so unless you lived on the far end of either side of the building, you've got a long walk and only one floor has a bridge with garage access from the building. There is one elevator for moving in and out, it is larger and there is a room where you can set your stuff while you transport others to your apartment. However, it is extremely unsafe and the people who reside here (some) are not neighbors you want to have. The day I moved in, I left a few things down in the elevator loading area while I took others up to my apartment. Later, I discovered that someone actually took an entire large bag filled with expensive clothes, shoes, etc. over $1k worth of clothing/shoes. It smells terrible. The trash chutes are at the end of each floor hallway, and the smell is horrific. These are closed spaces that should be well-maintained to avoid this issue, however, they are never maintained. Sometimes trash is piled so high that opening the door is a risk. The appliances are cheap, and the walls are thin. I could hear my neighbor every day talking in a normal voice on the other side of my wall. You cannot move furniture around or even walk without the person below you hearing every little noise. The balconies are not sturdy in one area of the complex. It feels unsafe and gives you motion sickness if you're standing on one, you cannot move without feeling like it's going to fall out from underneath you. They DO NOT work with their residents. I have never in my life lived in an apartment building and been charged for "damages" - EVER. So if you make the mistake and decide to live here, be prepared for even the slightest scratch to be added to the list of "damage charges" you will receive. It is clear that they don't care about their residents, and everyone working here is shady, rude, and couldn't care less to further look into anything that the residents bring up in regards to charges that are unfair, or issues they may have.I did see another review that noted Mason, one of the leasing consultants, which pointed out how uninformed he is. Unfortunately, I do have to agree with this. He says what you would like to hear in the moment and tries to seem as helpful as he can when you're in his physical presence, but myself and other residents have experienced something in common when working with him. He is unprofessional and the opposite of transparent, so do not take anything he tells you seriously, especially if it is important. Get your information from someone else. Another concern is that he seems to just state whatever you want to hear in the moment, with no regard to company policies/compliance, etc. On the contrary, there is one leasing consultant, Maggie, who is straight-forward, honest, and knows what she is talking about. I would recommend contacting her with any serious questions, concerns, etc. Overall, I am disappointed with my experience. I was stoked to move here and I loved that the company seemed to have a mission, which was posed as "well intentions", but I really have to disagree - there have been a lot of off-putting moments with feelings of disgust during my time here. If I thought anyone cared about things around here, I would definitely reach out. I have had some excellent property managers in the past who worked with me and actually cared about the members of their community, this is by far the worst in those terms.

I would not live here if I could do it over. Noisy neighbors, people open their balcony doors and blast music all day and night. The hallways are smelly and there's typical some kind of urine in the elevators. My packages have been stolen multiple times and my car has been broken into. The only upside is it's a nice looking apartment, although you can tell everything is done cheaply.
