UPDATE: I've lived here almost 2 years, and will be renewing my lease for a 3rd. Nearly all of the issues mentioned in my original review have been resolved, and the staff is more responsive than ever.Original, extensive review has been removed as it is no longer applicable. Updated review below:Pros:- Fantastic location (easy access to nightlife, food, shopping, entertainment, etc)- New, so everything is clean and nice- Friendly staff- Responsive maintenance crew- Nice pool and hot tub, washer/dryer in apts- The underground parking is pretty nice- The floor-to-ceiling windows and balcony make these apartments very livable- The buildings look really nice, in my opinionCons:- Can be loud on the weekends (you are in the Arena District, after all)- There is a fee to pay your rent online (free via old-school check, though)- Unpredictable parking for visitors- The doors are slow to unlock (minor, but annoying)- Entrance has potholes, have been there for yearsSummary: Flats on Vine is RECOMMENDED.

I love living at Flats on Vine!I moved down to Flats on Vine a few months ago from Arena Crossing, and nothing against Arena but I like living on Flats much better. Flats on Vine is just far enough away from the the Front St. strip that its not too loud on the weekend but close enough that we can wonder home at the end of the night safely :)Its a little pricey to live there but the amenities (Pool, Hot tub, 24 hour Work-out Facility, and my personal favorite Washer and Dryer in the apartment) and location are more than worth it.The staff (Loni, Chris, and Kelly) have always been very accommodating to our need while we have lived here everything from helping us get into our apartment to fixing a leaking pipe, and they are always fun to go down an have a friendly chat or a goofy conversation (which ever I'm in the mood for).Since this is a review I have to mention at-least something negative, and that would be that the walls are a little thin an on a few rare occasions it has been an issue, however there are quite hours and from where my apartment is my neighbors have been very good at abiding by the.I think that if you want to live some where that's a lot of fun and is a 15 minute walk from the short north or downtown this is the place for you.

I lived at Flats on Vine for 3 years. The rent is constantly raised for no legitimate reason other than the fact the owners CAN raise the rent, thus I moved out. There is no consideration for being a good renter, paying on time, no noise complaints filed against, long term resident, etc. Speaking of noise, Flats on Vine is probably a good transition from the dorm to your parents paying an expensive rent, because the noise level and general scene is just that. Don't rent an apartment that faces the driveway leading to the office b/c you'll be disturbed by inebriated residents and/or their guests just about every Thurs - Sunday night - but your rent will still increase regardless of being inconvenienced. In case you don't notice, Flats and Flats II is built right beside an active train track, so keep that in mind too.In the summer the pool is overcrowded more by residents' guest than actual residents. Standard Parking does a lackluster job of monitoring the parking in the garage. They are sometimes responsive, but having to call multiple times for not being able to park in my space/area in just one week is really annoying. $95/month to park in the garage and not being able to park in my parking space/area is unacceptable. The NRI team is friendly and Maintenance is very responsive and friendly as well.Other than a nice staff, the only other Pros are location and as the other reviewer mentioned, nice grounds/living area. Overall, the owners just don't seem to care about the residents, but instead only care about collecting an exorbitant and ever-increasing monthly rent check - not because they have to, but again, because they CAN. You don't need to know much about good business to know it costs less to retain a customer than to obtain a new one. Especially if the customer you lose ACTIVELY works to make sure all of his/her co-workers, friends, etc. know to avoid the "product" (Flats on Vine) if at all possible. I love the Flats. I haven't had one complaint since I moved in 4 months ago.... I've heard some people say it is a little loud, but all I know is I have yet to meet my neighbors (the place is completely full, so I DO know I have them). It is extremely quiet, and I'll I ever hear is the occasional walking around above me. I was told they they took special measures to make the place better for noise since the Arena Crossing Apartments are apparently extremely noisy. My mom has come for weekends and has wondered if any one else lives there - ON A WEEKEND! Friday & Saturday nights are even quiet. Maybe the other reviewers live in a different area than myself, and i may have super quiet neighbors, but the place is a ghost town in my opinion.As for the negative review below me, NO WONDER he hasn't been answered. Who the hell writes an email complaining about the temperature of the hot tub? I've been in that myself many times and its extremely enjoyable. And the like 2 second pause it takes to open the doors? Are you kidding me? The office probably gets so many emails from the kid they can't keep track of them all. Yes, the stairwells are hotter than the building in the summer, but really, how long do you spend in a stairwell so that you feel you need to complain about it? The building is only 3 floors.... The garage temperature has never been noticeable to me either. Since it is in the basement, I don't notice it being hot at all in the summer... we'll see about the winter, not that temperature really matters for your car... do you expect them to heat/air condition the freaking garage? good lord. As for the weight room, it is small, but there are 4 cardio machines, mats, a ball, tons of weights, and a weight machine. there has never been a time that I haven't been able to use the room because it's been too busy/full, so the size really couldn't matter less to me.Yes the place is a bit pricey, but if you're willing to pay it, it is worth it. It is less expensive than the arena crossing apartments, bigger, and comes with a washer & dryer include, a gym, pool and hot tub as well as a huge balcony/patio. what more could you ask for? the staff has always been amazing - they are all extremely nice and help you out with anything you need. Whenever I have asked them for anything, it has been done immediately. They constantly work to improve things for the residents - from making pool passes (so a resident cant bring like 10 guests, which was what was happening), to making extended guest parking and handing out surveys to get feedback. The place is pretty, quiet, comfortable and safe to live at and in an amazing location, and I have been beyond happy there.

Great apartments, parking is a bit of a bummer at 95 dollars a month and the utility company you are locked into is a complete scam. Everything dealing with the apartments itself is top notch, great location, tons to do.

Do you enjoy drinking large quantities of light beer and irritating your hard-working neighbors at 3:00 AM? Do you like over-paying for a cheaply constructed apartment that was clearly built on a tight deadline? Are you an entitled, spoiled twenty something who has parents willing to cosign your lease and pay all of your rent? Have you never accomplished anything aside from dusting off a complete case of beer all by yourself that one night? That was so awesome, remember that? If this describes you, then Flats on Vine is perfect for you! We were extremely excited to move in here. The view from our unit was awesome, the place looks really nice and modern (at least at first glance) and I imagined that the other tenants would be a diverse group of interesting people who could support themselves. Unfortunately, I quickly realized that this was not the case.If you've experienced student living on or around OSU campus, then you've experienced living at Flats on Vine, the only difference being that the building is brand new and you're paying more for it. Most people must have their parents paying their rent. They have no respect for the property nor for the other tenants. To them, it is still acceptable to go to the Park Street bars right next door, drink excessively all night and return back to their units (along with at least five of their friends) loudly and obnoxiously to the point where I am woken up at least three times a week, and I live on the top floor.After our first month, we began to search for somebody to take over our lease and finally signed somebody recently. In the three months we've lived here, we've seen at least three, yes, three, penises belonging to drunk frat-type guys passing through the parking lot as they carelessly urinated, sometimes while still walking and laughing about how awesome they are with their friends for doing such a thing.There is a common area with a pool, tables and a grill; unfortunately, by 8:00 PM on Saturdays it's beyond unusable. The trash cans are always overflowing with beer cans and there are cans and bottles scattered all over the tables and pool deck. The grill, when not broken, is covered in a light mist of beer and the grates are always left filthy. The entire property is regularly in such a state; in fact, I have twice encountered piles of dog shit in the hall not far from my unit.The other tenants are only part of the problem. For each obnoxious tenant, there are ten equally irritating non-residents, be it friends of residents or just people passing through. There is a lot of special event parking around the area which results in people returning to their cars after bars or special events loudly and without respect of personal property.One Sunday morning, I walked through the parking lot to my car to go to work where I saw that somebody the night before ripped a bush from the ground and threw it on the hood of a resident's car. On top of this, every weekend they advertise and sell out the parking lot (for which I pay $65 per month) with a giant road construction type sign with lights and the whole deal right on Vine Street leaving me nowhere to park my car. It is so bad that I am afraid to run to get food on a weekend night after 8:00 PM because I know there is a high probability of having no spots left upon my return. I cannot stress the frustration of the parking situation enough.When bringing this up to management, they responded and completely ignored everything I wrote about the parking issues. I wrote back asking why those issues were not addressed in their response and was told that it's not their problem because the lot is run by Standard Parking and that it's their responsibility. Nowhere in the parking addendum is this mentioned. Other complaints are handled in a similar fashion; don't expect a resolution to a problem you bring to their attention. It is important to understand that I am not a habitual complainer and am, in fact, very easy going and low maintenance, but Flats on Vine has no problem causing me limitless aggravation and frustration. The only thing I can even closely compare it to is an airline company; they've already got your money (or legal commitment guaranteeing it) so they have no motivation to keep you happy. Don't make the same mistake we did, stay clear of Flats on Vine.

Do not live here. I lived here for over 3 years and although the places are nice, they really take advantage of you. My apartment was in good shape with nothing more than normal wear on the carpets but they charged me $594 to replace them. I was also told at move-in that it is their standard to replace carpets from tenant-to-tenant. I also moved out a month early; without any lights or AC on, my energy bill was still $90 with no one living there. It was typically ~$200/month in a 1 bedroom apartment. Overall, community seems nice but you can find a lot better places that don't completely take advantage of you.

I'm into my second year living at Flats. I've rented a few places in a few cities, and our apartment here is as nice as any place I've ever lived. It's a nice build. The units are comfortable with higher-end finishes. It's certainly convenient to the best in Columbus (particularly love being able to walk to Short North, The LC, Nationwide Arena, North Market, and on and on). The staff and maintenance crew are great and responsive. Overall, it has just been a great place to live. I expect to stay for at least another year or two beyond this one.My biggest cons have less to do with the facility, staff, and maintenance, and more with the residents. For all of the professional-class residents at Flats (which I would say are the vast majority of residents), there is a contingent of University-type students who periodically treat the building like a residence hall. It's not unusual to find empty beer bottles/cans in the stairwells on the weekends. For a higher end apartment community, I do find that pretty irritating and disrespectful on the part of those residents.While this same crowd of people can be loud or rowdy in moments, I haven't found it to be overly persistent or problematic.As an aside, I also have *no love* for the carpet in my unit, but I'm pretty sure that can just be chalked up to "apartment carpet syndrome" - cheap, and easily replaced when the units turn over.

I lived at Flats on Vine very briefly. Almost as soon as I moved in, I was looking for someone to take over my lease. Why?-They sell out the parking lot every weekend that you pay $65/month for. It's not just that they sell out the remaining spots. I wouldn't care about that. They sell out the spots that should be for paying residents, so if you use your car on a Saturday night and get back past 8ish, there's nowhere to park. I haven't encountered anything that ridiculous since I lived on campus and my landlord sold our parking lot on OSU game days, but even then my landlords would at least save enough spots for residents. Also, no amount of complaining by the residents will make a difference, since they have some contract with an outside company and they're now powerless to change the situation.-About half of the other residents I encountered seemed a lot like me, young working professionals who were kinda bummed to be paying one of the most expensive rents in CBUS to live on campus 2.0. The other half of the residents was mostly young 20 something's whose parents were apparently willing to pay $1200/month so their adult child could live near their favorite bar. As a result, the pool and grilling area is always trashed on weekends, and I saw a few dudes going "number 1" on the side of the building. Of course, if you fit the above description, this might not be a bad thing in your eyes. (Note: While I was searching for someone to take over my lease, about 90% of the people interested in the place were having their parents pay their rent for them).-The apartment itself is pretty nice, if a bit generic. I was looking for something with more character. My FOV apt always reminded me of a nice hotel room. Not bad to stay in for a night, but not somewhere you want to live, and not worth what they're charging for it. I have no problem with the price, and am paying a similar amount now for something way better downtown. FOV benefits from being easily searchable on Google, but if you want an actual luxury apartment downtown, you have to search a little more extensively.Don't settle for FOV unless you're still into beer pong.
