Telling someone they essentially drink too much is overstepping a boundary! It's completely inappropriate for a leasing agency to say!
When you get the same email over and over again. Poor customer service. Customer service is what makes or breaks a business!

They are manipulative conniving liars here. Their office is the nicest thing about them. Their properties are probably all shit because they do the least they can to keep as much money as possible. They'll lie to your face to get your money and flip on the dime you invest in to them into uncaring people who have you on a contract. They don't care about anything but getting your money. Their office staff too has a nice appearance but no amount of makeup can cover the bs you'll have to deal with, not to mention their turnover rates most likely because so many people feel guilty about their underhanded methods. Save yourself the trouble and find somewhere where humans are appreciated for more than their money or respected as paying tenants.

Terrible maintenance, office staff, neighbors, and treatment in general. My apartment flooded with sewage and they did nothing to remediate the situation, I would be shocked if they actually even replaced the carpets before the new tenant moved in.

F&W properties are the used car sales men equivalent of a property management company. They will do the absolute bare minimum in order to maximize profits and there is nothing you can do about it. Shady business practices, as well as condescending and incompetent employees is what you get here. As soon as you walk into the building the smell of weed and cigarette smoke hits you, and gets even worse when you walk into the apartment. The entire building shares central heat/AC, so that means whatever weird smells your neighbor emits, gets wafted into your apartment, your clothes, and your furniture.I've run out of or not even had hot water when taking a shower. Multiple times.You will come home to the stagnant musk of cigarette smoke so thick you could cut it with a knife. I had to constantly use air fresheners just to make living here bearable. Before I moved in I had to ionize the apartment for a day and a half because the smell of cigarettes was so strong. The office people will pull some "oh I was just in there it didn't smell" bullshit because newsflash, they don't care.Do NOT take time out of your day to clean and make sure your apartment is spotless and better than how you moved in, because they WILL do the absolute most to make sure they keep as much of your deposit as possible. They have a predatory clause in the lease that basically forfeits almost half of your deposit automatically, regardless of how you leave the apartment. My advice? Trash that bitch, they're gonna charge you anyways.One night i was woken up at 5am to a man beating his girlfriend and her screaming for help outside the apartment building. You will step over a new piece of trash in the hallways or along the outside sidewalk everyday. Someone once left a reclining chair in the middle of the sidewalk because this place is such a dump.People will park on the street and make it very difficult for anybody else to park, i've seen people rear end other cars multiple times to get in or out of the spots. Parking anywhere near the fire hydrant is a constant gamble on whether or not you can move before you get a ticket from CPD. Sometimes cars will come and park and you see some methed out tweaker walk up, reach through the window and then walk away. So that's cool. Make sure to lock your car because people will go through it if you don't.I lived here because it was the cheapest apartment near downtown columbus and allowed me to save up to purchase a house. Thank god I don't have to deal with this, or any other predatory property management company again.

Zero integrity. We applied for a place with F&W. We asked if others were competing for the place and they made it seem like it was for sure ours. AFTER we gave them our $80 to apply, we called back every day to follow up and see if they needed anything from us. They said no, assured us we were good, and that as soon as they heard back from my employer we were all set. Interestingly enough, my employer said he HAD in fact followed up with them already. So, the next day, we called to see what was up, and they said they gave it to someone else. Tough luck, no refunds. Shady to say the least. Ohio has no laws to regulate this kind of thing, so I guess they're just making money off of these application fees, which happen to be double the price of most places. If they are shady like that before you rent from them, I'm kinda glad it fell through. Wouldn't want to rent from a business with no integrity. Wish I could give zero stars.

I moved into 1075 Bryden Rd. back in 2015. When I first moved in my mom was my cosigner, as I started off as a college student. Later down the road I got engaged and my fiancé moved in. After two years of living at this residence we wanted to move into a bigger place. Before we could do that, F& W Properties told us they needed to send out a maintenance supervisor to approve that we kept the apartment in good condition. We got approved and then moved into 1544 E. Broad St. 30 days later when we were supposed to get our security deposit back, we did't so I called their office and I was told that they were offering $0 back... this is where my problem began.Working in nursing I have to look at policies all day long, to make sure I am working with the law. I took it upon myself to look at the lease that I signed way back in 2015, as well as the Ohio Revised Code. These people are relentless. They WILL charge you for "normal wear and tear" and they will do anything and everything to keep your security deposit. Whilst dealing with them, they hung up on me, were rude to me and my mother. I unfortunately have to deal with them for another 10 months, but hopefully I can save people from making the mistake of renting with them.

F&W Properties has a wonderful leasing team, and their maintenance staff is quick to respond and very helpful. My building is always the prettiest on the block with beautiful landscaping and flowers. I would highly recommend if you are looking for an affordable place in a convenient neighborhood.

We lived here for almost 3 years. The first year was great. Second year we were charged extra for rent, but it was expected. No big deal. During that second year our rent was increased again as was the water charges. No explanations. Okay fine. Then we got roaches. Instead of taking care of that, they were more concerned with the bed bug checks every 3 months. (We were thankful for that) except the last few checks we had a couple of unopened vapes come up missing. Got nothing in response to that. Mail was constantly being stolen. Our building had a constant stench of weed. Fighting and yelling all hours of the night. Nothing was done. Witnessed a stabbing in our building and had to call the cops. Then were told we have to leave. Got a 30 day notice. Again, no explanation. Kinda hard to apply for other housing when they ask "why did you leave your previous place" and you can't give them a reason. Overall bad area, and office staff aren't much help.

As far as service goes, Brooke was so kind when we came in and was there to answer all of our questions!!Almost a week into living in an apartment and so far we've had no problems. We were so excited to furnish it and now it really feels like home!

DO NOT RENT HERE!!! You will regret it! The employees of this establishment are very rude and unprofessional. They DO NOT care about their tenants AT ALL. They will raise your rent each year w/ absolutely NO probable reason. There is a miscellaneous charge coming out of my bank account from them every month and when I asked them about it they don't seem to know what it's for. They are thieves!! You won't be able to take a lengthy hot shower because the hot water will only last for 5 mins, that's if you even get any hot water at all! You will have to call maintenance multiple times for that issue alone. You will develop mold In your apartment that they will just let you sit in, breathe, and get sick. THEY DON'T CARE! Do yourself a favor.. save yourself the time, energy & money and look elsewhere! I would give them a negative 0 star if I could but unfortunately that isn't available. STAY AWAY from F & W PROERTIES.

The most unprofessional and difficult to work with experience I've ever had. In applying, they will request an EDR form emailed from you for employment verification. This form isn't meant for verification, and even says so in plain text on the form in addition to having your ssn clearly printed on it (why someone would email their SSN I don't know). After having already sent copies of pay stubs, I gave them the 3 other options that were given to me by my HR team, (calling the approved number for verification for which I gave them instructions for how to request a fee waiver, requesting a letter directly from my HR department but I would just need to know what details F&W needs to have on the letter, or contacting my boss via the contact information that was already provided on the application) they still continued to refuse to work with me. If this is any indication of how they run their business, I really dodged a bullet.
