They refuse to do any maintenance. Requests are completely ignored. My daughter & her family have lived there for 2 months & are ready to move. More than Half the windows don't open or close. The smoke detector had to be broken because they refused to fix it & they couldn't stand the constant beeping. The garage door has been broken since they moved in. They've had to chase people out of the garages. I assume that's not a problem because management has functioning windows, garage doors & don't have to live with the beeping. The apartment was dirty when they moved in. Half the blinds are broken. Air conditioning doesn't work because the filter has never been changed & of course, they refuse to change it. Complex has trash everywhere because apparently there are no grounds people & management has no pride. They should be ashamed, but apparently have no shame.

Moved in September (been living here for about 2 months). 1 bed room. Con's:BLUF (bottom line up front): *Potential health hazard with painted dishwasher racks - slowly is getting resolved after two months - will rant more at the end of this review. (apartment complex's doing the cliche "fix" with painting any issue and thinking that makes it look "better"). *Maintenance request response times are not great. *must have spectrum internet & cable (non negotiable - flat rate $115 a month - I've heard other complex's do this - "bundle" deal, but I think it sucks since I know I can find an affordable rate elsewhere). Pro's:BLUF: Location & middle of the road in apartment price for how much space you get. *location: close to my work, gym, restaurants, and most of all: feels like a safe neighborhood because there are all ages that live here. *Space: living room is the biggest I saw for the price compared to LC New Albany & the Gardens (2 other complex's I looked at). Could be a con: expensive if you have a pet here ($700 nonrefundable pet fee) but not a terrible deal as long as they keep their word and don't rip me off leaving the apartment (will update what happens after that). The dishwasher saga:Below are the email correspondence. If you don't wanna spend the time reading them; BLUF: sometimes being polite and nice doesn't work til you tell them they need to do their job and provide the service you pay for. I'm renting because I do not have the flexibility to pay for every appliance that has issues & the expectation when moving in is to have things that work and are safe to use. Dishwasher washer racks are not supposed to peel (pictured below). What I think happened is the racks were looking gross, but they were too lazy to buy new ones // they wanted a quick fix so they spray painted it and said it was good to go. I have paint chips as proof if they ever come back and want to get them tested - after speaking to people smarter than I, there aren't products out there where small paint chips are edible for consumption. I ran the dishwasher 4 times and every time small white speckles appeared on the glass and then it was annoying to scrub off. (This isn't my first time using a dishwasher, I've had them growing up so I'm not dumb enough to know that it's normal to have speckles attach to your dishes). At this point I wish they didn't have a dishwasher and could use cupboard space. (They're now in the process of buying me new ones so hopefully it comes before I move out lol). But truly, this is a decent place to live, just their service kinda sucks and I'm excited to buy a condo in the future so that I can take responsibility and not rely on mediocre service to fix simple problems.

We moved from here several months ago. I would not recommend this place. The office people are nice enough but they don't take care of issues here. In the beginning we had a issue with pests, rude neighbors & things in the apartment. Most were fixed. They overcharged when we moved out for cleaning things, it's ok. It's in a great location but this place is too pricey for the problems they have. Way too many teens that don't take care of the property. The trash area & bulk area is always a hot mess. They have the audacity to charge the residents for trash removal. Making you get cable. Planning on increasing the rent. Then they put you in this goofy RBS thing & they try to explain why you are paying what your paying twice. Renting is a huge scam. Beware of things appearing nice but turns out to be garbage! I deleted most of my pictures but I found one of the trash area we pay for turn to pick up...On top of my complaint they had the nerve to send an $8 check from my deposit talking about painting & cleaning!! Right, you guys apparently paint & new carpet each time someone moves...I'm just disgusting with this shady place!!!

We decided not to rent, but will give our experience based on the tour. Leasing Office person felt pushy and fake. Called my phone multiple times asking if we made a decision. The complex itself looks nice and new. However, the apartment we toured looked outdated. We read a lot of reviews of complex having lots of children playing in the parking lot and damaging vehicles + trash collections issues, that plus pushy leasing office, and VERY pricy rental application was enough for us to look somewhere else.

My family and I had to live in this horrible apartment for two years. I wish I could give it minus one star, even 1 star out of necessity would show that some things are acceptable here.They use aggressive marketing tactics. The house was infested with bugs, and no one took care of it for five months. When I raised the issues many times, they kicked me out of their office. No matter how many emails and texts you send, they only respond when they feel like it, which is not often. when you report something that needs to be fixed and you want it fixed, they come late, once they come after 1.5 monthsIt seems crazy to pay that much for a house of this quality. If you have to live in this area, keep in mind that there are other apartment complexes to consider

I moved into the Estates at New Albany back in May of 2023 and just moved out May of 2024. I was in a pinch due to living in an unsafe apartment, so signed this lease pretty quickly when I actually should've looked around and found somewhere else. First, leasing office staff pushes a really hard sales tactic. Right after my tour, she immediately pulled out a lease and had me sign. Like I said, I was in a pinch and just needed a place to go. When I moved in, I paid a $200 deposit AND $1,000 for "pent rent deposit" which I was told by two different people that this goes towards changing carpet when I moved out, which *shocker*, it doesn't and they charged me $1,650 for carpet when I moved out in a small 800 sqf apartment. You get internet thought the apartment which is $130 a month, can't opt out, even though you can get internet cheaper on your own. Like $90 a month for TRASH, which half of that goes towards valet trash when half of the time I was taking it to the trash myself and 90% of the time the trash compactors were overflowing all OVER the place. Nobody in the office takes any accountability. They send out these "newsletters" reminding residents of the policies like kids not playing in the streets, no trash out before 6am of valet trash days, or no parking in front of the garage, but will never go out and actually do something about it. So if you want kids hitting your car with soccer balls or you want to come home and see raccoons outside your apartment because your neighbors put out 5 bags of trash a day before trash day, don't lease here!! Leasing staff don't care about YOU. All they care about is making a profit. Don't believe any review over a 1-2 star with this place. I wish I could go back never sign that lease.

Starting in May of 2024 I reported the AC malfunctioning to the property manager. Over the course of 5 months and multiple work orders my AC's compressor was finally replaced. They have insisted that the "AC Unit" was replaced. Please see the photographic evidence that proves otherwise. In addition to the AC malfunction my power bill has drastically increased over the course of the 5 months by over 100%. The extent of these issues did not only affect me but also my 2 1 year old twins who are currently teething. I was unable to maintain my child's temperature because the house was over 80 degrees resulting in a visit to the emergency room. Due to the negligence of the property manager to fulfill their obligations to provide adequate air conditioning as stated in the lease I am now forced to leave a negative review as they also will not offer any financial compensation for their actions or lack there of.

We moved in two full weeks ago and this has been a horrible, near-criminal experience. RUN RUN RUN AWAY as far and as fast as you can. Never mind the bait & switch in terms of units, showing us a property with a fenced-in yard (as we had expressed to the staff that we were prioritizing green space and a yard for our dog) as well as a fireplace but instead getting a property with neither. The unit was disgusting and had very clearly NOT been cleaned or had a single person walk through. The unit had: human waste in a toilet that had been sitting unflushed for so long it stained the bowl (fun!), blood on blinds, the entire property was covered in a layer of dust, grime (see below for example of what it looked like vs. what I cleaned on left), and all the walls/windows had a layer of brown residue that appeared. We had to buy over $100 of cleaning supplies and over 3 bags of trash JUST to make the property clean enough to live in. The vinyl flooring was violently peeling up in multiple bathrooms and they still have not fixed / replaced it so subflooring is showing through. The unit smelled HORRIBLE - like someone had been smoking inside for 10+ years, which of course management claimed they didn't notice. Very few of our appliances work (despite the staff assuring us that they had tested everything). The dishwasher/kitchen sink are too clogged to use/back-up immediately as we tried to run the dishwasher the first time. The bathroom sinks are all leaking - fixtures do not even fit & were so shoddily installed. Our clothes dryer doesn't even work - one maintenance team member indicated we would likely need a new machine, until his boss came over and decided that decent living conditions weren't worth the $ for the company. We've been in the leasing office nearly every day for the last 2+ weeks and we still cannot use appliances. There's been no sense of urgency or even sympathy for A SINGLE PERSON in that leasing office. Overall, if you're looking to pay over $2 GRAND for a "luxury apartment" that barely has running water & criminal landlords, would highly recommend!!!

Don't even look at any review with more than 1 star! I have lived here for 3 years and the bad outweighs the good!!!! First off the management is unprofessional, disorganized, and dishonest. Their "maintenance team" A JOKE. Only good person they have is our trash guy!! I could write a booked about the things I've dealt with only in the last year and you'd be disgusted! Not only are they not worth the rent, you'll have to beg for anything to be fixed, and you'll wait until they are ready to get to it. Pool? 9/10 you'll get a good few weeks then it's dirty for the rest of summer. My garage has been broken for 2 years. My car has been stolen once and broken into multiple times, you'd think they'd care? Again JOKE. Over the summer our compactor was overflowing so bad we had to driver around it but don't you dare put your trash out on a non trash day even though it's 70 extra dollars a month! They were piling it up behind garages! My air conditioner froze and I had to complain 3 times for about two weeks until they finally realized it was ice. And then tonight, I got the manger and leasing agent calling me disgusting on my ring camera and how they can't wait until I move! But yet, won't let me out of my lease 1 month early, even with a 60 day notice! You're only getting a good school district and nice area but your actual home is below average!!!

Zero star is what is needed. Horrible , horrible management - no service requests are taken care of. No matter online requests or personal or calls - they do not attend. All girls say is we will call back when we want to talk to the manager, but no return call. If one complaint , its okay but there a are so many, appliances do not work, roaches everywhere - list never ends - just waiting to end the lease and get out. Please do not move in here atleast till the management is changed. All they want is money, no concern for the tenants.
