I love this building(Royal York). It's old, has so much character, huge units for a great price, so close to the Conservatory, great views of Franklin park area. But.. they don't take care of the building. Not the important things anyway. The front lawn always looks nice, they put cool wallpaper and features in the lobbies/on each floor. They painted each floor too, but all that paint is now peeling off(probably because there's barely any air flow, besides having the windows open, but when it's 90+ degrees outside, it's basically melting haha). If I didn't have 2 air conditioners in my unit, I would probably die. It's also ridiculously hot in the winter too. When they say "heat included" they mean you have to pay extra in the winter months even if you NEVER turn the heaters on, heat still comes out a little from the radiators or comes from the floors below. It's so damn hot. Also, all the water pipes are original. Which means, they're almost ALWAYS clogged. For the first 8 months I lived here, my tub just barely drained. The worst time it was still full for almost 2 days. I called the Emergency late night maintenance line, and an amazing maintenance guy was FINALLY able to unclog it. Before that, maintenance barely comes. I don't blame them at all. All the maintenance guys have been great, I just think they don't have enough of them. The company spends too much money on wallpaper and paint to make it seem like the place is nice and well kept. Another issue I have is that I have 2 huge holes in my bathroom ceiling because the upstairs neighbors had a leak in their pipes. So they came in one day, destroyed my bathroom, made a huge dusty mess all over my apartment, didn't clean it up. Left me with the mess(probably asbestos or whatever else is in that ceiling), and the 2 holes which are STILL THERE 6 MONTHS LATER. I KEEP asking them to fix it, and almost EVERY TIME they have no idea what im talking about. Even tho the property manager came in one day and SAW the holes. I texted her again last week, and she still acted like she had never heard about the holes before. I text them at least twice a month asking when they'll get around to fixing them, they always respond saying "I'm on the plaster list." I ask, how far on the list i am...NO RESPONSE. EVER. So. This is a super cool building to live it. But i'm not sure it's worth the stress of dealing with the Property management. They basically ignore you.

Another fraudulent company with no sense of reputation and remorse. They put up properties that are not available, take your application fee and cancel on you without notice. They are corporate thieves

The subcontractors they hire to refinish the tubs and the painter and drywall guys are all horrible. It took 3 dudes half a day to patch a piece of drywall. Watching 3 guys cut a single piece of drywall off a sheet was so exciting to watch. The tub refinisher literally doesnt prep the tubs. Epoxyd right over the dirty tub. After a month of living here the tubs coat of finish has come apart so bad it's horrendous. Three other tenants also tell me about their tub. The painter is rolling with a 9inch roller and works out of a 1992 family minivan. Also did no prep before painting. The flooring guys put new flooring down with no underlayment and didn't even clean the floors properly before laying the lvp down. Little rocks underneath. Step on them all the time. I own a remodeling business and I've lived here for almost two years now. I have a nice work truck with lettering and advertising. And I've offered my services to the owner and 3 other higher up people that work for ebner. My shower tile is falling apart and I have mold all where my diverter access panel is. And I'd offer to do the job but I figure I might as well not waste my time offering.Whoever stained the cabinets put the polyurethane on over the stain while it was still wet. Smh. Cabinets sticky and unappealing These guys just hire anybody. And it's a shame I live here I have 5 stars I do great work and I have never even gotten a call to just give some estimates. Mark and Zach it would be a huge benefit to look around and try to replace your current subcontractors. It's embarrassing. Some of the maintenance guys are cool. Some are immature. Don't ever rent from Ebner Properties. On top of numerous problems while I was a resident, they tried to scam me out of my security deposit and charge me hundreds of dollars extra for all of these made up charges. I tried for months to get ahold of someone before I gave up. They ignored my emails, all of the inboxes were conveniently full and they purposely ignored me. I gave up and they never contacted me so they knew their charges were bogus.

Do not rent from Ebner. We call at least once a week to ask for the repairs we need, and each time they tell us they have made the repair or are going to make them, and never do. They told us maintenance had been in our apartment multiple times to fix the heat (never giving us notice of when they would be coming and apparently letting themselves in, or not actually coming). The heat has been out for two months without repairs, the elevator works maybe once every four times I try to use it (they "repaired it" after THREE WEEKS of not working but it still is unreliable), and they do not take care of the common spaces (ie icy sidewalks and parking, dirty elevator).I am young and capable of making it up and down the stairs, but most tenants in my complex (Royal York), are very much older and have a hard time getting around. I worry about health emergencies for them because when the elevator is out, the paramedics would have no way of getting them out besides down the stairs. The management tries to convince you that you are wrong, or that they are doing the right thing, but they are in clear violation of tenants rights and do not seem to be getting any better.

Make sure you get everything in writing. They will tell you one thing and then do another. Was told certain fees were going to be waived when I moved out because of certain circumstances, but then received a bill charging me with those fees and then some. Then when I confronted them, they played dumb. Another case of renter properties taking advantage of a "naive little girl".Other than that, had nothing but decent experiences. Maintenance was great!
