Actual apartment was nice but not worth the price of utilities. Cons- There is no way we should be paying $129 for internet. There was NO option to opt out for other internet of refuse. There was no option to opt out of valet trash. Pet deposit was absurd. When leaving we were charged for not shampooing the carpets. Staff were pushy with getting renters to write Google reviews Pro- Walls were thick and we didn't hear neighbors. Pool was nice. Packages were kept safe.

I'm beyond disappointed in this community and we are still not done dealing with them. I would heavily suggest not renting here. We were told many things within a 4 month span and nothing we were told has been what has actually happened. We were told at move-in (before we signed the lease) that we could have our house built and they would re-lease our unit with no issues prior to our lease expiring. We were told that we could have a credit due to us being out of the unit early and that the "manager" would take care of it. We were told other smaller things that I have let go due to the real issue being follow through and turnover with the office staff. Cons:-Management. They Do Not keep their word and have no follow through on communication nor do they respond in a timely manner (if at all).-Entry and Exit (it's off Dublin-Granville and is almost impossible to get in or out of)-Trains-if you have an issue with noise, you will hear them -Apartment Noise-You can hear every little thing (at least you could from our unit and we were in the back of the complex)Residents-At first we had the occasional partier but the last couple months we were there it was every weekend. There were used bottles and cans of alcohol all over our area. We felt bad for the maintenance/trash guy so we went out and picked everything up and disposed of it ourselves.Pros: -maintenance staff is very kind and does a good jobI am not hopeful to a good resolution with District at Linworth but will update once we have taken care of final paperwork/charges.

TL;DR - Very poorly built apartments, kids & dogs everywhere, lazy maintenance team, and bad property managementCONSTRUCTION QUALITYThese apartments are so poorly built that you can hear every single footstep of your neighbors upstairs. You name it, you can hear it from your neighbors. When it was windy, every single one of our windows would whistle because they didn't properly fit into the window frame. The front door let in a massive cold air draft in the winter because the weather stripping was insufficient, and our pipes froze in the winter. The towel racks and shower rods are plastic. The wooden decks and wooden stairwells have no finish, and you can still see writing and price tags from the construction company on where to put the planks. Finally, the railings are made of PLASTIC. When the wind blows, all you hear is the squeaking of plastic railings. $1,400+ per month for apartments made of plastic and wood? No, thanks.NEIGHBORS & NOISEOur upstairs neighbor got a dog with severe separation anxiety. We both worked from home at the time, and all we would hear during the day was the dog upstairs. After months of going back and forth with the front office, nothing was done about this dog. To add insult to injury, our nasty upstairs neighbors let their dog pee on their balcony when it was a puppy. When confronted, they just said they'd "keep an eye on him." Waking up to dog urine on my table was, well, not the best way to welcome my day. They loved to play fetch with their dog inside, which sounded exactly like living beneath a bowling alley. I wish I were exaggerating. When we would knock on the ceiling to tell them to keep it down, they'd aggressively stomp back. Such lovely people.DOGS, KIDS, & BROSSpeaking of dogs, this place is crawling with them. Honestly, it's like living in a pet resort. They don't have dog breed or weight restrictions here, so get ready to see some massive, extremely poorly trained dogs off their leashes all over this complex. I can't walk to get my mail without some dog trying to jump on me or my having to avoid dog poop on the sidewalk. The dog owners here are terrible and unapologetic. The property management team does not enforce leash rules. There are many unsupervised kids who scream, yell, and leave their toys all over the common areas. Things get so out of hand on the weekends around here. The pool gets very overcrowded, too many unsupervised guests use the gym, trash cans overflow, and lots of loud music.MANAGEMENTI have never seen a more poorly run complex. We get one monthly email with casual, passive aggressive reminders not to park along the curb where there isn't a parking spot, to pick up after your dogs, not to walk your dog off leash, not to litter, etc. Do they ever enforce these warnings? No. The property management team will take a rake and make a "VC" logo in the sand volleyball court rather than address problems. Everyone in the front office is so painfully fake.MAINTENANCEFinally, maintenance is an absolute joke. You know, there are only two guys who do the maintenance for the entire complex here. TWO. They're understaffed, which is unfortunate, but that doesn't give them an excuse not to do their job. Every time we have had maintenance come out, they put band aids on problems. Sometimes, they're neglectful. For example, when our A/C broke in the summer, it was after hours. You'd think this would qualify as emergency maintenance, right? You guessed it! NOPE. I was told that "we aren't allowed to come out if it's less than 85 degrees outside, and it's not forecast to get above that at all this weekend." Excuse me? I had to rent a hotel room for a night because it was 85 degrees INSIDE the apartment.In sum, I would strongly recommend against living here. If you're a decent human being with any standards for your living arrangements or with any sense of self awareness, you should cross The District at Linworth right off your list.

I had to hop on here and write a solid review for this complex. The ladies in the front office have been AWESOME with getting me moved in here. I took over my sisters lease for the last few months of her lease and they have been extremely flexible and very cool about making the transition as smooth as it could be for me. I already knew it was a fun environment and the apartments are very nice and well kept from visiting my sister prior to moving in.....but honestly I figured it would be more difficult taking over the lease with the front office paperwork (small business owner) - it was very easy. They are very easy to work with here and above all greet you with a smile every day, which seems rare these days.

It seems that the apartment is not being maintained well. I asked to have my cabinets fixed because the veneer is peeling off on almost every door. I have asked five times to have them fixed but was told each time they could/would not do it. On top of that they told me the rent was going to increase $500 dollars unless I sign a contract right away so that my contract would only go up $300. I told them I would not consider signing a new contract if they did not fix my cabinets, give me a new washer and dryer, and keep my rent the same. The response was to show up at my door ask me to sign the new lease and tell me they were not going to fix my cabinets. The big issues: 1-Will not fix expensive items. Asked to have cabinets fixed for four months. 2-The trash is always overflowing. There is only one trash bin which is not sufficient for the complex. 3-There is dog poo everywhere. 4-There is a train that drives by five times a night.5- The grass has been dying all over and turning into mud.

0/5 Stars. My boyfriend and I lived here for a year and had problems the second we walked through the door. Make sure you look at your unit before you sign the lease because they gave us a completely different floor plan than what we toured and agreed upon and when we said something about it they said there wasn't anything they could do because they were out of the floor plans we toured. Washer didn't work for the first couple of weeks so they gave us a key to an "empty" unit to do our laundry and when we went to that unit there were other tenants in it. Management is terrible and only wants your money they will do nothing to fix any of your problems. If you have an issue that needs fixed they are very hard to get a hold of, don't answer the phone or they tell you they will fix it then never do. After 6 months of living there they wanted to raise our rent $300 if we renewed, so we said we aren't renewing and they would not stop calling us begging us to renew our lease. Would not recommend living here.

All the reviews of price gouging are accurate. Garage rent up 150%. Pet fees up. New trash fees. Rents skyrocketing at least 20% No new service for all the new fees. My son moved out and took his dogs with him and they refuse to reduce the pet fees for dogs that don't even live here. Renting the clubhouse for a party was a free amenity and now is $300. It just goes on and on. The sign out front that says voted #1 was years ago under the old owner. There were 2 dog parks now there is one with a fence that my dog can walk through. I reported how badly the cabinets are pealing 10 months ago but no action taken.

DO NOT MOVE TO THIS COMPLEX!!! AVOID THIS PLACE! When we initially moved here, I loved The District. Then they switched ownership and it has gone COMPLETELY DOWN HILL.The new owners have increased rent. The new owners have upped the pet fees. The new owners now charge a trash fee ALL WHILE THEY ONLY HAVE ONE DUMPSTER IN THE BACK CORNER OF THE COMPLEX THAT YOU MUST WALK YOUR TRASH TO. (Below is a picture of the trash that has looked like this several times since they began charging us a fee for trash. It never looked like this with the old owners.A lot of our neighbors have spoke very poorly about their experiences with the new owners, several left reviews voicing their experiences. I have tried avoiding leaving a review but this place is just flat out awful.We paid rent on the app on February 23rd for March. On March 4th (Friday) they sent us a text letting us know they didn't receive our payment. We replied with screenshots showing that we completed the payment on February 23rd. They didn't text back. We text AGAIN on the 6th, no reply. On the 7th we called and they added $150 fee to our rent and then told us the property manager (Josh) was in a meeting. They told us he'd call after the meeting and he never did. Then on the 8th we called again to see what's going on, they told us Josh would call us back. He never called us. Then on the 9th we called AGAIN and got told Josh would call us back and he's busy. Finally that night, 20 minutes before the office closes, Josh calls us and says he couldn't remove the late fees and asked us to come down and pay rent + late fee before the office closes. So they charged us a $150 late fee after not contacting us until March 5th, having ZERO COMMUNICATION after we contacted them back, and couldn't even receive a call back from the property manager. If we did not continuously reach out to them, nothing would have been fixed.I do not recommend this place to anybody. Our car has been broken into several times in the parking lot. They removed the large dog park and now only have one very small park that's majority covered in concrete. Every single person we personally have met over the years of living here are now all moving out because of their bad experiences with the new owners. Where you live is supposed to be a home, not a business. This is a money hungry group who does not care about the people who are paying them monthly.

Some residents at The District have had their cars broken into recently. I just found someone's wallet strewn all over my backyard and he said his car had been broken into. A year ago, my car was rifled through, but nothing taken. There are also posts on a FB resident site where residents are posting about their cars getting broken into this past month. I used to love this place before the new management took over 2 years ago. We used to have a heated pool open April through October and clean and functioning amenities. Yesterday the office just sent an email threatening to only have the pool open during office hours for all residents rather than find the "problem" (someone had broken glass in the pool) and taking care of it-so take that into consideration if you love coming to the pool and being treated like an adult. The grills used to be clean, there were resident events, and management was there to hear our concerns as tenants prior to this management, so I'm not very happy living here now. I wish I could stiNow I am forced to pay 99 for internet that I used to pay 39 for because you HAVE to sign up for internet through them. (Same speed, samecompany, same box) they also charge extra for garbage that is not included in the lease. I don't even have valet garbage and pay around 50 bucks a month to throw my stuff in their dumpsters. just a lot of "fees" that aren't necessary. the apartments are nice and roomy. I could hear my neighbor snoring through the walls and other things in the bedroom I didn't want to hear, so beware of that if you like quiet. in addition, the coffee machine doesn't work correctly about 50% of the time I go to use it. if you're coming for the amenities, i hope you have better luck than I did.
